I had purchased a very large quantity of IKEA furniture that I needed assembled. Charles provided a flat-rate bid for the job, estimating it would take approximately 5 hours. The job took two men more than double that amount of time, and I was not asked to pay one penny more for his extra time and effort - a true testament to his integrity. During the job, a small mishap occured, causing very minor damage to one of the furniture pieces. Charles immediately brought the issue to my attention, took full responsibility, and offered to replace the piece entirely at his cost. I thought this was entirely unnecessary, and Charles was able to repair the minor cosmetic damage perfectly. We have recently purchased a home, and I'm certain I will be using Journeyman Services again for a wide variety of jobs.

Ronnie does excellent work and he he aims to please. I needed a water heater replaced and the damaged platform sheetrock repaired and repainted. Ronnie went to the house to look over the job, then gave me his estimate. I appreciate a contractor who first looks at the jobsite, as I then have confidence that he knows what the job entails. Once Ronnie started working, he kept me informed about his progress with plenty of pictures. In the end, the job was completed beautifully! I highly recommend Ronnie - he will make every effort to make sure the jb is done right!

We are a non-profit school in the valley so when we were awarded a grant to do some big repairs on our building we really needed to entrust the company we went with. We had to work hard for this grant and didn't want to get taken advantage of. We found McBride and we were extremely happy from day one. They professional all the way and very trustworthy. They replaced our roof and managed the entire construction process and dealt with all the other vendors which made our lives so much easier. Since then a couple of new things have come up, we call them and they come and fix the issue no questions - no hassle. Would recommend them to anyone!

Cody and his team were awesome! It was a great value for money because so many companies are trying to take advantage of me with their outrageous prices. Cody was honest and the prices were more than fair. All of the team members were respectful and courteous and always on time. I had a very particular vision for my kitchen, and Cody was willing to try it out when other contractor said it was not possible. My kitchen looks amazing and everyone who comes in our house is astonished by the transformation! I highly recommend Cody and his team and I will be hiring him in future for some more projects. This company was amazing! They came out to my location to give an estimate and were able to schedule the work to be done within a week. I had been delaying my project for two years and they were able to see my vision and make it happen so quickly. Saul had to replace two sections of our block fence due to a tree root pushing it over. Saul and his crew did a wonderful job and clean up was very good. Even our rear neighbor, who is a real pain, complimented the work by Saul and his crew. I would highly recommend Saleen's Construction for any masonary work or other building needs. Thank you Saul for a job well done. Also, the price was very reasonable, considering the neighbor's interference at times.

Shannon did the build out on my 2000sqft retail space. He did a fantastic job and as the general contractor he was on site all the time making sure things went smooth. When I had any questions, he was quick to answer and find a solution. He went above and beyond from the start of the project and after completion. He helped me review the space to make sure we could tear out the ceiling and it would fit my shop needs before I signed the lease. He had architect plans made and got them through the City of Phoenix approval in record time. When construction began, Shannon was not only overseeing the subcontractors for electric, HVAC, insulation, and tile work, he also helped do many things himself. He knew every aspect of the project and how everything should be done right. The project went so well that we were able to open a couple weeks earlier than I thought we would. Thank you Shannon!!!

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation.
