Of the few property management companies I have experienced with the last 9 years, I am very satisfied with the services that Renters Warehouse's been provided. Jaime Torset responds very quickly and friendly to my requests. Michelle Stephens is right on top of things. I also would like to thank Greg Groh, Nick Bursaw, and Shawn Daw for their efficient and professional services.

I recently changed property management companies. What a difference a new company makes. My old company was terrible and barely took any interest in my property. Top Producers came in with a lower monthly fee, and took a vested interest in ensuring my property is taken care of. From the first interaction I cold tell I was dealing with professionals. I wish other property management companies would take the time to learn from these guys.

WanderJaunt took care of all the hassles of property management and generated a lot more income for me than any property management firm has for me in the past. They maintain a very hands on approach that makes property management a breeze for homeowners. My experience with WanderJaunt has been excellent an I would highly recommend them to anyone looking for a rewarding and worry free property management experience.

I bought my first rental property in Gilbert, Az. I am an out of state owner, and took recommendation from someone for a property manager, well I had a situation occur at the property that needed immediate attention from the property manager. Due to the incompetent manager that I hired, the situation was not resolved within reasonable amount of time, and I was going to be held liable. I needed a professional to step in and resolve this issue quickly, and i needed to then replace my property manager . Robert Mitchell was the manager I hired to get me out of the bind that I was in. He handled the situation as quickly as possible and has restored my confidence as a homeowner that I now have a manager that I can rely on to handle any issues professionally. Thank you Robert

Phone calls are answered, e-mails immediately responded to. Pro-active approach to issues regarding our property. Our former management company did not give us the attention we deserved for being a small HOA. Choice CAM makes everyone feel like they matter, no matter how small the account. Finally as a board member I know what is going on within my community. E-mail blasts are a very effective tool of communication with our homeowners.

I am a trust officer at a community bank in a central plains state. We were named administrator of an estate that owned a retirement residence in the greater Phoenix area. Arizona law allows for, and we were named, administrator for the Arizona property. The attorney for the estate put us in contact with Lesser and Associates to manage the property. It was a godsend. Lesser & Associates provided not just the usual property management services, but was able to provide, or contract for, extensive repairs, coordinate utility services, renovations, HOA compliance, landscape renovation, maintenance, disposition of personal property, and listing the property for sale. Literally, they were our "boots on the ground" and extended our ability properly conserve and manage the property as an out of state administrator. We would highly recommend Lesser & Associates." Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

    • Marketing the rental property
    • Collecting rent
    • Handling repair problems
    • Responding to tenant complaints
    • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

    Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
