We are out of state owners of a rental property in Scottsdale. In October our renter called us worried about what she believed was a mold problem. She said mold was growing out of the bathroom thru the cinder block construction onto the side of the house. Our realtor referred us to ASAP Restoration. After we called and left a message (on a holiday) Josh returned our call almost immediately, he then made an appointment with our renter to be at the home at 8:00 Tuesday morning. Josh examined the growth and was able to reassure both the renter and myself that growth was fully on the exterior emanating from the soil and was not mold, but was a temporary fungus that had sprouted because of excessive rain. Problem solved. We appreciated Josh’s rapid return of our call and resolution of the concern of our renter. We will absolutely call on ASAP Restoration again should the need arise.

The project was black mold on the wall behind my kitchen sink cabinet. GPS came out promptly to give me an estimate to remove the mold and replace the damaged cabinet parts. Once I had insurance approval, (that was what took a week!), they did a very professional job of containing & removing the mold and water damage. The guys stayed overtime to finish and left my kitchen cleaned up and better than new! My claims adjuster said their estimate was "very fair" and their work was excellent.

My husband and I recently found mold in one of our bathrooms. My husband removed what he saw but we decided to look into mold remediation companies to check our house completely. We have a 21 month old son, and a 5 year old son who both were constantly sick with runny noses. My 21 month old son had been on antibiotics over 5 times in his little 21 month old life. This bothered us both greatly and we started looking into possible problems in our home. Our pediatrician had actually thought that they both had allergies to dust mites. He prescribed allergy medication to my youngest son daily; however, my husband and I did not want to give him daily medication at such a young age. We called several companies and left messages. Lee Milano with Mold Neutralizers called me back within 10 minutes. He came out to our house that very same day. He took air samples and samples of the places where my husband had removed mold the week prior by himself. Unsurprisingly, my husband had been very ill to his stomach following his removal of the mold he found. When Mr. Maglanoc came to our home he educated us on toxic mold. I don’t believe many people know the very severe risks of life, and illness that mold can bring to a family without this education. Within two days, Mr. Maglanoc got back to me with the unfortunate news that our house was filled with toxic mold. It was in two bathrooms, and basically gotten into the air we were breathing daily. I packed our bags and immediately got my boys out of the house. He and his crew began working on our house almost immediately, putting a couple of his other jobs on hold in my children’s best interest. He was compassionate, hardworking, kept in constant contact with my husband and I, and worked directly with our insurance company (which at the time was actually being extremely difficult to work with). The mold in our home had been making us sick and if he had not done what he did; my young children would have suffered the most in the long run. He not only got rid of the problem mold in our walls, under our bathtub and toilets, but he also completely rid our home of the mold in the air, in our humidifiers, in our AC, and even took it upon himself to make sure our cars were remediated also. He gave us an estimate at the very beginning of the work to be done not really knowing what he was getting himself into I think. I understand that there was much more mold and work to be done than what he probably thought because his estimate was much less than what I believe he and his crew deserved. They worked relentlessly for 6 days on our home. When we returned not only was the mold gone, but he had a sanitary company come in and completely sanitize our home making sure all mold and any chance of the mold returning was gone. His estimate never changed even though he ended up having to do extra work in our home. He actually basically became a friend during the process as I trusted him completely. He was sending me pictures of what they were doing all day long, as I never worried about anything that was going on. With the risk of sounding extremely emotional… My children do not have runny noses and we have been back in for over two weeks. I actually owe Lee Maglanoc and Mold Neutralizers so much more than what they asked for. I believe he saved my children’s life, because had this mold gone unnoticed, the neuro toxins would have eventually done more damage to my children. My husband has had severe mental illness as well and we believe with time, this will get better as well. It brings tears of joy to my eyes, because this man and his company with what they do daily, has changed my life and my children’s and our families life forever. I would recommend him to anyone, anywhere, anytime. Janeen Powers

Jason Riggs and his crew did a great job of determining the extent of the damage caused by a water leak behind the cabinet under the sink in the kitchen island. After removing black mold and termite damaged wood, they rebuilt the cabinet and reinstalled it. Their work was excellent, and all done within one week. I can't recommend Jason enough.

Great service absolutely would highly recommend Vizcom contracting. I will contact his business once again for any other problems at home. Omar and his technicians were very polite and professional. They were able to fix the water flood and mold remediation inside my home. One thing that I appreciate from his company is that his technicians took extra precaution to not damage my home or cross-contaminate the clean areas while doing the mold remediation. Best thing was the affordable pricing.

I had a hot water heater leak at my property about a month ago and I was told from my sister in law that she had used a company called Service Experts that she had found on Thumbtack when she had a leak (water damage) under her kitchen sink, and she stated she had nothing but positive things to say about her experience with this company. I am extremely happy that I listened to my sister in laws recommendation as my experience with this company exceeded my expectations. This company was very knowledgable, honest, professional, reliable, and kind. They made the entire process a breeze and were very flexible and communicated with me on a daily basis so I was aware as to what was going on each day. They not only did the drying out, but they were also able to provide and install a new water heater, as well as they were able to do the repairs once everything was dried out, which made the situation way less stressful since I didn't have to find other companies to provide the other necessary services, they do it all! I would definitely refer this company to all my family and friends as well as use them down the road if I ever come across a similar situation. Thanks for all your help and I couldn't be happier with the outcome of the repairs!

Brad Johnson and Joey arrived around 2:00 p.m., assessed the situation and efficiently and professionally handled it. We had some mildew on sheetrock under a pony wall from a previous water leak. The job was completed the same day. What more can we say but both Brad and Joey were professionals in their jobs. Very friendly and courteous as well. If we ever have another problem, Restoration 1 will be our first call.

Brian from Imperative Cleaning Solutions exceeded all of my expectations. He was professional and thorough in explaining the scope, duration, and budget for the project. I initially hired Brian to complete a master bathroom remodel that included mold removal in my home. Brian performed the mold removal, demo work, and complete remodel of my bathroom within my budget and time frame. I was so pleased with his work that I hired him for additional projects around my home which included carpentry work (kitchen cabinets), custom stain work on staircase railings, and painting. I highly recommend him for anything you need done in your home. Not only does he produce high quality work but he also takes pride in what he does. I will definitely hire him again for future projects in my home.

We purchased a house with saltillo tile throughout. While tile in bedrooms had been more recently installed and perhaps more properly cared for, the heavy-traffic rooms were a disaster, with sealant wearing thin, a bad color seal in the grout, and years of Mop-n-Glo or something similiar sealing dirt and grime into the grout. AEG technicians came out to strip the tile in the entire house, then I put down a new grout color seal myself, and came back to reseal. Overall, the project was a HUGE success. The floors and beautiful and the improvement very satisfying. AEG was very flexible when I wanted to do some of the work myself (applying the color seal). The tech in charge even came back the day after the job was finished to add sealant, when my husband and I were afraid the kitchen, which had been so terrible originally and such a pain to strip, did not have quite enough sealant to stand up to the heavy use it gets. I do think there could have been more professionalism in terms of the mess that stripping can create. First, there are a few new "character areas" in the floor where grime was ground into the tile in big circles by the stripping machine. Perhaps that's par for the course. Secondly, although the AEG technicians removed and protected furniture, they did not do the same for the walls. This could have been partially a miscommunication; I had told them not to worry too much about the old baseboard molding, since we were planning on replacing it. However, the soiled stripping solution was left splashed past the baseboard onto the walls, doors, and even absorbed into some unpainted wooden closet doors. It was impossible to clean, and we ended up having to repaint. I would recommend AEG if you are up for a bit of babysitting (to protect walls and make sure floors get full coats, etc.) in exchange for fantastically transformed floors.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a mold remediation?

Mold remediation is the process of identifying and removing unhealthy levels of mold that have colonized in a home, office, school or other building. Over time, if untreated, mold can destroy a home by breaking down cellulose-based materials (like wood or ceiling tiles) and causing a slow and messy decay. In the shorter term, a mold infestation can cause severe health problems. According to the Federal Emergency Management Agency (FEMA), mold can trigger respiratory problems, nasal and sinus congestion, eye irritation, nose or throat irritation, skin irritations, problems with your nervous system, and aches and pains. Mold inspection and mold remediation are often requested in tandem, although they are two separate services. Nationally, mold inspection costs range from $250 to $300. If mold has been positively identified in your house, either by visual examination or through mold testing, remediation can safely remove it. Properly trained and equipped professionals use specialized equipment (like vacuums and air scrubbers with HEPA filters) to keep mold spores contained while they remove contaminated materials and treat infested areas with antimicrobial spray. A key component to a successful mold remediation after eliminating the mold is ensuring that the water source that caused the mold infestation is also resolved.

How does mold remediation work?

Mold remediation can eliminate mold colonies from your home or business. Mold is a normal part of daily life, but in wet or humid settings mold can quickly colonize and spread by making spores. Whether visible or hidden, untreated mold can cause real health problems and cause extensive (and expensive) damage to your property. Mold remediation involves killing the mold, removing the dead mold and preventing future mold growth. Here is an example of the steps involved in professional mold remediation:

  • Contain work area and apply negative air pressure HEPA air purifiers to prevent cross-contamination. If spores spread, the colonies can easily regrow elsewhere in your home.
  • Mist an EPA-registered antimicrobial to suspend and kill mold spores.
  • Remove affected building surfaces.
  • Bag and dispose of contaminated materials properly.
  • Treat cavities/underlayment and dehumidify.
  • Abrasively remove dead loose mold.
  • Apply EPA-registered protective sealer.
  • Perform clearance testing.

Remove containment materials.

How is a mold test done?

Mold testing can help identify a mold infestation in your home or business. Mold inspection costs can vary based on the type of test you want done and the number of samples you request. The national average mold inspection cost is $250-$300. The EPA explains that if you have a visible mold problem, in most cases sampling and testing is unnecessary. However, if you have unexplained and potential mold-related illness or can smell mold in your house, mold inspection costs may be a good investment. To avoid unscrupulous testers, the EPA recommends working with a testing agency that adheres to the analytical methods laid out by professional organizations such as the American Industrial Hygiene Association or the American Conference of Governmental Industrial Hygienists. Mold inspection costs can vary based on the type of testing done. Prices can also vary, depending on the size of the home, the number of surface areas to be tested, and the extent of the mold infestation. Here are some examples of mold inspection average costs:

  • Swab testing: $200-$300
    • A professional collects a surface swab from a potentially infested area for testing in a lab. Some professionals have concerns about this being the sole test done because it only gathers a small amount of data from a certain area of the house. That’s why it’s frequently done in conjunction with air cell testing.
  • Air cell testing: $250-$350
    • A professional collects an air sample in the home to measure the amount of mold spores in the air. This test is frequently done in conjunction with swab testing to ensure more complete data. Costs are higher for this test because the equipment required of the contractor is more expensive.
  • Both air cell and swab tests provided by the same company: $400-$600.

How do you get rid of mold?

Mold is a naturally occurring and important part of our ecosystem. That said, excessive mold can actually be hazardous to your health. Mold remediation is usually the best strategy to get rid of unhealthy levels of mold in your home or office. If you’re not comfortable working with mold or the area is larger than 10 square feet (3 feet by 3 feet), it is highly recommended to hire a mold remediation professional to resolve the problem. However, if you’re DIY-savvy, don’t have any health risks, and are not freaked out by mold, the EPA gives homeowners the greenlight to clean mold areas that are less than 10 square feet. Here are some EPA-recommended DIY cleaning tips:

  • Fix plumbing leaks and other water problems as soon as possible. Dry all items completely.
  • Scrub mold off hard surfaces with detergent and water, and dry completely.
  • Throw away absorbent or porous materials (like ceiling tiles and carpet) if they become moldy.
  • Avoid exposing yourself or others to mold.
  • Do not paint or caulk moldy surfaces. Clean up the mold and dry the surfaces before painting. Paint applied over moldy surfaces is likely to peel.
  • If you are unsure about how to clean an item (art, fine furniture, etc.) consult a reputable specialist affiliated with a professional organization in their field.

Is mold damage covered by insurance?

Mold damage may or may not be covered by your homeowner's insurance. Mold damage is caused by standing water and excess moisture. Mold damage can be covered by insurance when an item already covered under your homeowners insurance breaks accidentally — for example, if your plumbing suddenly ruptures and water floods your house, the homeowners insurance will cover part or all of the costs for the plumbing repair and any mold remediation costs necessary as a direct result of the water damage.

But you may not be able to get insurance to pay for your mold remediation costs if the damage is a result of your neglect — for example, if you’ve had a slow leak under your bathroom sink for years and have ignored the issue. If the insurer can determine that the mold damage is a result of your negligence, they likely won’t cover mold remediation costs. Also, most homeowners insurance will usually not cover mold remediation costs after a flood unless you have a special insurance rider covering your home in case of a flood. To help prevent mold damage, always keep humidity levels in your house between 30 percent and 60 percent, clean up water spills and damp areas right away, and ensure you have exhaust fans in your kitchen and bathroom.
