After using Moppify's services, my condo looked cleaner than the day I moved in. They are very detailed orientated and work tirelessly. They are not only great at cleaning. Their customer service is impeccable! Someone always follows up after the cleaning to see how they can improve from the previous session. All in all, Moppify is definitely the only professional cleaning service you'll need.

Although I've only selected S.I.G. a short while ago, I'm very impressed with Mike Shaar's property management knowledge and that of his team. Kyle went to my rental during the first week after we signed the agreement, toured the rental and took photos. Mike and Kyle seem to have personalities that relate well to both the owner and tenants. They are a very professional organization and I'm looking forward to a long relationship.

I have three single family homes in Encino Park that have been under several different management companies for the last 15 luck with any of them. I was looking for additional rental properties and came accross Tom and Roxana Bradley at one of their Open Houses. I was immediately impressed with their knowledge and follow through. Roxana said to call her anytime 24/7 and she meant it. I was further surprised when I learned they do property management,so I switched because it could not be worse than what it was....boy I was surely surprised. Now I know how a property should be managed and maintained. I do not regret my decision.

We hired Conrad Property Management (CPM) back in 2015 to manage our two apartment buildings on the Westside. It was the best decision we could have made. CPM is extremely detailed and thorough. You can tell they care about the buildings and the work they do because they keep everything extremely well maintained. In addition to the normal day to day management, they worked with us on a plan to optimize the rents on each of our units by engaging in minor, inexpensive upgrades. Last year CPM increased our rents by 6.6% on one property and 5.8% on the other! CPM also oversaw some major capital improvement projects including a full elevator modernization and seismic retrofit project – at no additional fee. I wholeheartedly recommend them if you are looking for first class management.

TNCR did an awsome job for me, I was very hesitant with choosing a property management company for my properties. I was greatful enough to find TNCR. The team were very professional. They responded immediately to the work orders and the prices were very reasonable. Superb quality work. Best thing they got the job done and I didn’t have to worry about it anymore. I definitely recommend them, you will not regret it.

Dwell Real Estate Group

Dwell Real Estate Group came in and helped us remodel my aunt’s condo when we moved her into a retirement home. After the remodel and upgrades were done we used Dwell to find a qualified renter and to manage the rental. After about a year of renting, we came into a situation where we had to sell the condo. Dwell helped make this an easy and stress-free process as the tenant decided to purchase. Dwell was very knowledgeable in all aspects of this deal, and was very comfortable with the property being sold through a trust and power of attorney. We would recommend Dwell Real Estate Group for both property management and selling of your home.

I used to own a property in Baldwin Hills, CA, when I met Meikaa Rochele, between 2005-2010. My wife and I were very busy, and didn't have a whole lot of time to manage our investment. That is when I was introduced to Meikaa Rochele. One of the best days of my life. She makes repairs and maintenance for the home/apt stress free. She does a lot of the behind of the scenes work, by getting budget-friendly estimates. I like the fact that she lived on the premises and handled our tenant relations with poetic justice and communicative ease. She was a great liaison between all parties. She e-mailed monthly reports/updates to me, and if I ever needed to schedule an in-person business meeting with her, she was readily available. She is a one-woman company, but, handles her property management duties with great poise and organization, and as her employer, I like the fact that she treated everyone as she would like to be treated. She was a gem when it came to dispute resolution in regards to tenant or vendor matters, and that is why in 5 years, we had only 3 evictions(which she tried very hard to avoid). She directly deposited rents to my bank, which could hardly be more convenient for me. Overall, if I were still living in the California area, or owned any property there, I would never have given her skills, dedication, and personality up. She is an excellent and efficient property manager and anyone who hires her will be pleased with her job performance.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
