We just bought a new home and had a completely dirt backyard that we wanted to get landscaped. We hired David right away after meeting with him because he was easy to work with and gave us a great bid that worked with our budget. He also gave us a military discount. We got a mix of concrete and grass in our backyard, which was perfect for our kids so they could play in the backyard and ride their bikes and scooters. We also got an alumawood patio installed that went from end to end of the back of our house. He also gave us a great deal when it came to hooking up our outdoor lighting. We also got a garden wall and sprinklers installed. We are under a pretty strict HOA community because we live in a new housing development and David is well aware of most HOA restrictions. Took him awhile to get us the plans we needed to submit to HOA but we eventually got them and they were approved. Also, a section of our grass in our backyard began to die because the sprinklers were not hitting the area properly and David was willing to replace the sod and add an additional sprinkler. We had a great experience with him and we are definitely going to come back to him when we are ready to hardscape our front yard. Great contractor that is always willing to work with you to make sure you get what you want!

One of the best experiences I have had with a graphic designer. I've used FIVERR, ZILLIONDESIGNS, local designers, etc...& NONE delivered what I wanted, in the time that I wanted at the price that I wanted in the time that I wanted. I highly recommend Steve Fry for your construction needs! We had a barn door custom made just sitting at our home and in need of installation. Steve responded timely to my Thumbtack request and we made arrangements to meet within a few days. He showed up on time and was prepared to do the work. APCOTECTS/APCO Construction Services of Menifee, CA, recently completed a project at our home. During rain there was an unseen roof leak that caused seen leaking evidence onto a bedroom ceiling, major water splashing from the patio cover onto about 12 feet across an outside wall causing extensive soaking of the wall down to the patio floor, and gutter overflowing. Alan from APCO, timely responded to our request. He came in and made an evaluation of needed repairs, wrote a reasonable cost and expeditious completion (3 days) time frame estimate, including a general contract. The 3 days of repairs were made by Mike within the agreed period. Some specifics are, He: (1) discovered the cause of the roof leak and repaired it; (2) removed part of the bedroom ceiling, replaced, and re-textured the entire ceiling; (3) added flashing and sealing across the entire width of the patio roof; (4) raised, lowered, and/or leveled and cleaned gutters as necessary; (5) and more. Mike also left his work areas clean and neat each day. It is now such a pleasure to observe after the recent (12/5-12/2014) unusually heavy rains, a dry and original condition bedroom ceiling, a dry outside wall, and gutters that are not overflowing. Thank you Alan and Mike for a job well done. Gloria and Bill.

Our home design layout is beautiful, yet challenging, as it is a large, free flowing, open space floor plan overlooking the water. Not easy to tie together for a cohesive, unified look. Yet, Mana design showed They are a visionary, displaying creativity and talent. They wealth of experience was evident as designer researched furniture, fabrics, colors, rugs, draperies, and accessories (all to perfection) tying the rooms together for a cohesive sophisticated look.

Ray Hawkins, was effective and efficient in the design of my remodel in 2005 and since that time in all aspects of design, restructure on my home. His Design and development company single-handly saved me on numerous occasion. He is professional and knowledgable on all aspects in managing designs. In referring others, I only work with Ray and all have found him to be trustworth and effective. There is not a month that goes by that someone is not stopping by home and inquiring for who did the design on my remodel. In this day and age of design and structuring it is key that you have a professional, experience, licensed and bonded designer who can do it all. This is especially key for women and the aging. Ray Hawkins and group has never failed.

I have worked with many building designers and Reza is unique in that he listens to his clients and tries to incorporate their ideas into a design that is practical and functional. He has an easygoing personality, accommodates changes, and has many contacts in the building trades. He obtained all of the necessary permits for me and helped legalize an unpermitted addition. How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
