Completed my roof and kitchen! Finished in less then 6 weeks. They passed all the inspections the first time, which is what took a lot of time off the project. It was great. S.O.T.O Construction did an excellent job on the things I needed to get done around my home. They showed up on time which is a plus for me. They installed a new kitchen sink, plywood under the sink, installed a new toilet, put up a ceiling fan, rescreened some screens for me and installed a security light outside . Although it would cost me more to get the security light done outside because of the wiring, Garrett found a way to install it without charging me more than what he quoted me to get everything done. They got all of the work done in a timely manner and communicated with me along the way. I will be using them again. I highly recommend S.O.T.O Construction.

We first met their team when a salesman cold-called us. It took us a while to make a decision about what we wanted to do, but once my wife and I decided to move forward, working with Shmuel and his team was excellent. I can't say enough good about them. The project involved removing a bathroom, adding a bathroom, removing and remodeling a kitchen, adding hardwood floors, adding a gas line, upgrading an electrical box, moving HVAC ducts, wiring and hanging a chandelier, tile for a fireplace and mantle, and painting. There were structural walls that needed to be modified. They promised to get the job done in six weeks, in time for an important family gathering we had planned. We were skeptical, but bet on them, and they came through. In any project of this size, there will be unforeseen issues that come up. In all of those cases, Shmuel was excellent to work with. Some examples are: - Once we saw the lighting in the new kitchen, we wanted an extra light over the sink. He tore-up some of his work and added it and charged us for the hardware only. - We wanted a cabinet added by our front door and another by our laundry room. He added it to the work without question, and charged only for the hardware. - We decided we wanted to replace the stair railing. He helped us find bids from railing experts, and charged us the bid without any contractor markup. The extra work disrupted his planned work schedule, but he worked around it to make sure we were still done on time. - The vent over the kitchen range appeared too low to us, even though it was within code. He replaced and installed the cabinet with something smaller. No charge. - With all the demolition, he accidentally lost our Nest thermostat. When this was realized, without any questions or me having to ask, he apologized and picked-up a new one, at his cost. Some other examples of the excellent service: - Shmuel and Shalhevet helped us pick paint colors and pick kitchen appliances and cabinet styles, traveling to a number of stores with us. My understanding is that most contractors would just tell you to pick something and leave you to figure out the details. - They allowed us to live in our home during construction. At the end of each day, they spent time blocking-off areas and moving equipment (as required by code) to make the site safe for our children. He could have easily just insisted we spend a month in a hotel. - All the little things. For example, we never discussed replacing the flooring HVAC vent covers; he bought beautiful new ones that matched the wood floors we chose. We never discussed replacing outlet faces, but he felt it wasn't right to repaint and leave the old worn outlet faces. They are highly recommended!

I hired them to lay the engineered bamboo floor in my condo. They did exactly what promised and in the time they originally specified. I have been doing remidelling and construction of my rentals and my resident for the last 10 years and very much familiar with the business. Out if many contractors or handymen i met Jason and Regina are the outstanding team. They work fast, they are very proactive and attentive to details. And their price was reasonable. What is the most important for me is that they do listen to my suggestions - not like many macho style contractors:). The floor work looks absolutely great and i am very happy. So that i would like to hire them for other work on my rental property.

Fernando was a pleasure to work with and very responsive. He built us extra shelves in our shed and assembled a ramp kit I bought online for it. I am very happy with the work he performed! I would caution to be careful when asking for a quote vs his hourly rate since his quote is a flat rate regardless if he finishes it in less time. The difference was not disclosed to me so I was under the impression the quote followed the same hourly rate he was charging. So in short, if you know how many hours your project will take, simply hire him for the hourly rate instead of the quoted flat rate for a project as it may be a better value. Overall, I would hire him again as it was a good experience and his punctuality was top notch!

I've just hired Yaeger construction for a bathrm remodel. The work hasn't started, so I will post another review about the work quality when that is done. My experience working with Chuck Yaeger upto now has been a positive one - he has great ideas and can suggest good options. His extensive experience working on bathroom remodels really shows through in conversations - he was willing to work with 3 design options that we started off with. I had several estimates on renovation work needed in my newly purchased fixer up home. I needed two bathrooms renovated, a new kitchen, and new paint in the entirety of my home. Jay from Green Planet Construction struck me as extremely open and professional from our first meeting. As someone who is not very "handy," it took a bit of explaining for me to understand the details of the extent of the work that needed to be done, why some things may or may not need to be done, and all the options in the middle. Jay was very patient with me, and easily accommodated my requests, changes of mind, and was able to come up with creative solutions to some of the issues my century old house presented at each stage of the renovation. From the installation of new kitchen cabinets, a full demo and creation of a master bathroom requiring lots of tile work, installing appliances, and hoisting my new huge kitchen refrigerator through a kitchen island opening because it wouldn’t fit through the door, Green Planet was thorough and performed outstanding work. Never before have I been so impressed with a general contractor who provided true quality work for such a reasonable price, and all the while helping me make informed decisions rather than dictating the plan. I will likely have my family room remodeled in the near future, and I plan on keeping Jay at Green Planet Construction on the top of my list.

I recently hired Appetite for Construction, Inc. to remodel a bathroom in my vacation/party house. The job involved the demolition of all existing fixtures and flooring, installation of a heated flooring system, tiling the floor and shower, and the installation of a new vanity and toilet. It is important to note that they listened to what I wanted, and they delivered. Mike and crew arrived on time and were total professionals throughout the entire remodel process. The cost of this work was very reasonable and the quality of the work was outstanding. Mike performed the critical detail work himself. Special care was taken with the heated tile floor. He painstakingly made certain that each tile was placed in the optimal location to maximize the differing textures, colors and patterns for the best overall effect. All phases of the remodel were conducted in a manner to ensure durability as well as aesthetics. I hope to bring them back soon to remodel the second bathroom, kitchen, living room and game room.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation.
