It started off as a simple job, pull some vinyl that was separating from the subfloor in a very small bathroom and replace it with ceramic tile. The job was scheduled to take a day and a half (a good portion of that time is waiting for the tile to set) but as soon as James pulled the vinyl back there was a homeowner's worst nightmare, mold from a leaky toilet. James then worked tirelessly for the next four and a half days removing all the damaged subfloor, the cast iron plumbing that had rotted out, the floor joists and tearing the bathroom down to dirt. When he rebuilt it he added more floor joists to support the floor and concrete board over the new subfloor as well as tar paper to seal the whole thing. It's the most stable floor in the house. James worked tirelessly, he was at the jobsite at least 8+ hours a day, plus purchasing materials and dumping the waste at night. When it finally came time to lay the tile and James brought a helper in. The tile looks fantastic and I am happy to know that there is no more mold hidden in the floor. James left the jobsite clean and clear at the end of each day and at the end of the project, some contractors rush that part of the job. The rates were more than reasonable considering the hidden damage and repairs that had to be done. He even put up with my mom watching him and asking a million questions. We are very pleased with the quality of the work.

I hired Cheryl through Thumbtack in Feb 2015 to fully renovate a 1700sqft home in what we thought would be a quick two months. First and foremost, she's a fantastic designer - she understands color, is particular about details, and can visualize what a space should feel like. Different times of the day, different seasons of the year ... she thought through it all and got the right combination of lighting, windows, and heating/cooling to get it right. In ADDITION to that designer's touch, Cheryl is a tiger of a General Contractor. I really can't overstate how much energy and passion she put into the project getting bids from subcontractors, managing and directing her own crew, and fighting to keep everything on schedule. I felt entirely comfortable letting her pick fixtures and finishes, which lessened the load on my shoulders. And, from an owner's perspective, the way she documented every dollar spent and provided reports and accounting was beyond anything I've seen anyone else do. It's amazing. In the end, the project did NOT go as expected. After opening walls, we discovered extensive termite damage (which meant some new exterior walls), antiquated electrical, and sub-standard plumbing work. Most other contractors would have walked off the job or taken advantage of the situation. Most other contractors would have taken an additional four months to finish. Cheryl didn't - she poured her whole self into the challenge and worked tirelessly to get the project done. The end product is fabulous and it took only one month longer than originally anticipated. Perhaps most importantly, Cheryl's integrity, "whatever it takes" attitude, and her extremely high Say/Do ratio is a testament to her character. She's the type of person I like to work with, and I'd be delighted to share any details of my experience with anyone who's considering her services.

I found Brendt Finley Construction (BFC) online at Thumbtack as part of a first pass search for a general contractor for my home project. After obtaining 6 different estimates, Brendt was one of three that responded timely and requested to come out, discuss/review the job site and ultimately provide an estimate. He provided a clear and understandable overview of the construction requirements needed to accomplish the job without all the “required” extensive modifications the other contractors noted. The entire project was planned very diligently and conducted with great attention to the details; starting with preparation to the very final part, the clean up. Brendt patiently worked with the city of La Mesa’s building division to understand and obtain the required permits. He coordinated his schedule as well as that of his sub-contractors to maintain my tight timelines. He even worked closely with me on evaluating and coordinating an additional sub-contractor I selected to provide service for the project. I should also add that during the whole time, there was outstanding communication which afforded consensus on proposed changes by both parties. Based on the quality of the work and management of the overall project, I immediately requested another quote from BFC for another home improvement task before he could be booked again. Brendt was able to fit in my second project and finish to meet my schedule. Again, the quality of work and attention to detail came through. I would highly recommend BFC as the general contractor for your home project.

I found Chris when I was given one of his fliers by a friend who raved about his work. I only deal with licensed contractors, since I've been burned before and there's little recourse when they disappear or change their phone#, plus eventually I have a lot of work I want to get done and I want it all legit in case I need permits,etc... And licenses tell me a person has made the effort to put his time in, learn a trade, and become licensed. It's cost me more money to fix things that have been done sub-par over the years. The paint on my house trim was peeling and I could see the wood was becoming damaged in some areas, which means more money to fix rotted wood, so I was anxious to get the exterior paint done. I shopped around. Chris gave me a fair estimate, plus he was confident in his work and I saw the results at my neighbor's house. I loved that he was very respectful of my house, my yard, clean up, and his work was so clean! He gave me a head's up that some of the wood may be more damaged once he sanded the old paint. He showed me the damaged wood and gave me the option to fix it or not, which of course needed to be done. He replaced some old window sills and window frames. You can't even tell which ones he replaced! Everything matches the other windows! I couldn't be more pleased. After a few weeks I saved some money and was still so excited about the outside of my house finally getting done right that I decided to get some work done in the bathroom. My house is 90 yrs old, the interior walls have plaster not drywall, which many guys don't want to touch, but Chris said "No problem!" it's one of his specialities. He explained what's involved, wrote an estimate, and now I've got one bathroom done and it looks AWESOME! My husband is impressed. We're going to have a dinner party with friends to celebrate. Chris is a solid guy with good old fashioned work ethic. We have only great things to say about his work! After the new year we're going to save money and have a deck built so my husband can barbecue outdoors. Thumbs up times a hundred!

I hired Patrick and Scott Coggins Construction to build patio. They were professional, courteous, fairly priced, and cleaned up after themselves every day and were a pleasure to have in my home. They also over completed handyman projects and they were fairly priced with that as well. I highly recommend Coggins Contruction for any future projects. Their reviews and pictures are what drove to this decision and I'm glad I took it because, I will continue to use them in the future.

I needed a new fence carpenter to build a fence and add a wall inside my home that was being remodeled. The fence looked beautiful and the wall was done well so I decided to ask if they also did bathroom or kitchen remodeling work. Bill said that he had a wide range of work he could perform or manage for me so I started small and had them redo a small bathroom. The bathroom work included cabinets, bathtub, shower walls, new travertine floor and painting. After the bathroom was complete and saving up for a few weeks we moved on to the kitchen. He assisted in the design and layout with the designer. The work took several weeks but it was beautiful and was much better than the drawings. After several months of work on my home, it is perfect with there help. I can't thank them enough and will pass there info on to friends.

Kyle and his team did an amazing job building an enclosed patio and patio cover. He was extremely thorough and detailed to ensure that the project was completed exactly how we envisioned it and exceeded our expectations. He also helped identify contractors for specialty parts of the project such as roofing and stucco that met his expectations and ours. I would use him again for any project in the future!     Zak from Zapara and Sons is fantastic from start to finish! I was very hesitant to allow a new contractor into my PB home in order to remodel our kitchen. My wife had been on me for some time trying to make some changes to our cabinets, and also building a new island for guests. Zak was fantastic right from the beginning. He quickly put my mind at ease with his caring questions and detailed explanation of what needed to be done, materials needed etc.... I could not have had a better experience!       After purchasing our home in summer 2012, we've been doing a complete reno of the place on and off. We have had 4 different contractor companies work on flooring, painting, kitchen, small bathroom, and, finally, the master bathroom. The last project was done by Remcon Design. Honestly, I've been so disappointed with the previous jobs that the contractors have done on our place that I was very weary and not expecting much from the "new people." However, they sure proved me wrong! Staying in touch and communication with Tarja and Rene were outstanding! All of the concerns were addressed promptly and without any delay. I am very much of an OCD person when it comes down to cleanliness, and they did their best to try and accommodate my pet peeve. The job was done professionally, in a timely manner.         What is a general contractor?

        When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

        When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice.         What do construction project managers do?

        Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

        The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board.         How much does a project manager charge per hour?

        You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning.         How do you choose a commercial general contractor?

        A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

        Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone.
