- What types of customers have you worked with?
I believe the most important task is identifying the goals of my clients. You must understand what the client is attempting to achieve if you are to be truly able to represent the client. It is extremely important in making sure that you both know when the job has been completed to the clients satisfaction. After insuring that you understand the clients aims and goals, providing a tax review to make sure the client understands the tax implications of the sale is also very important. This is a free service that I provide. As an Enrolled Agent, I have been providing tax advices related to real estate for over thirty years. Once these two issues have been addressed, the next thing I focus on is doing a complete investigation of the property and determining value enhancing repairs or improvements that need to be made. This guidance has allowed my clients to get the highest and best price at a minimal cost to them. Yet, this varies based on the type of market. In a hot market as we have today, minimal work in needed. In a very slow market, something a substantial amount of work needs to be done in order to attract the eyes of buyers. Once these preliminary tasks are completed, then discussions are begun as the initial listing price and the marketing plan that will generate the most interest in the property. When the day is done and the transaction closed, I want to know that I got the best price for my clients.
- What advice would you give a customer looking to hire a provider in your area of work?
Sit down and talk to the agent. Not just about real estate, but about other topics that will provide you insight into who they are. Ask about the number of years in real estate, the types of transactions they have completed, and other talents and skills they may have to allow the transaction to be completed successfully.
