Dave is more than outstanding. Not only is he professional, he can also think on this feet to resolve a very difficult door issues that we had for a long time. We live in a high end home and had 2 contractors work on the problem Each improved the situation slightly but the cause of the problem was never truly understood until Dave came along. One reputable door company even tried to sell me a new door. Initially, I was extremely wary of using someone from Thumbtack as there was no way to check credentials and bona fide references. Dave has certainly surprised us on the upside. He is cost conscious for his clients and does not recommend a more expensive solution if a cheaper one can be had. I watched Dave work the entire 2 hours he was here. He spent a great deal of time troubleshooting and then came up with a game plan that we both agreed would be ideal. He's a hard worker and an intelligent one at that. In the future, I will call on Dave to do maintenance work on our home without the slightest reservation. Ting P.

I've literally communicated with or contacted at least five contractors over the past two months to complete this flooring job. Salinas was an answer to prayer! Whereas other sites or contractors told me to wait and/or never got back to me or took others jobs, Vyron responded promptly within an hour when I posted the job on Thumbtack. Vyron and Pablo did excellent work putting down a new subfloor and plywood, then installing an LVP (see photos) and a new toilet (not pictured). Vyron communicated about every step of repair and installation and about every purchase for the job. He takes pride in his work and left the work area clean. I'm so glad that the job is finished and that it was done well.

I hired Gusanito to install porcelain tiles in my bathroom. He was very prompt--being the first contractor to contact me on thumbtack--and quickly responded to my text messages whenever I had a question. He takes his time and is very detailed in his work. He is also willing to help you with other problems. For example, in addition to installing the tiles, I also wanted to change my sink faucet and shower handles. He agreed to do the extra work at a reasonable price. The tile installation went smoothly, however, we ran into plumbing issues which he couldn't solve. I'm giving him four stars because I hired him on thumbtack for tile installation services, not plumbing. Nonetheless, he agreed to bring his cousin (who is an experienced plumber) over the next day to change my sink faucet at no extra cost. The total work took about two full days to complete, but I'm sure it would have been less if we didn't run into the plumbing issues. So I recommend him but make sure you talk with him thoroughly about what you want to accomplish.

H&P was fair enough to tell the job was too big for the size of his business, appreciated the fact that he didn't waste time or lie about that like other contractors who promised sending a quote which never happened.

Chris was very detail-oriented and clearly communicated with us during all phases of the job to ensure we would be totally satisfied with the outcome and that there would be no surprises. Our updated deck looks great. He accommodated several changes we requested throughout the process. And he was reliable and punctual. I highly recommend Chris for any deck/framing work.

We hired Mr. Gilbert for a very complicated painting job. His price was extremely fair but forget about the price, the quality and the professionalism that you get is just amazing. Mr. Gilbert completed the painting job, and we were so impressed that we also hired him to take care of base molding on our office. He also helped us installing some very complicated signs all around our office. Barry went above and beyond by personally helping me by meeting with me at the store, riding with me to get the material. I have never worked with anyone as good as him. I am so happy that we found you Sir. You are not only my contractor, my friend, but you are also my family now. Thank you!

Rafael was great to work with. He works fast, he is prepared, and he is knowledgeable. His truck is stocked up like Home Depot so he doesn’t have to run to the store every five minutes like a lot of handymen. Highly recommend him!

I highly recommend Fredy for any of your handyman needs. I hired him for a small drywall project but i could see he had many skills so I had him to numerous projects: wood floor sanding and staining, crown moulding and baseboard install, framing, wallpaper, plumbing, welding, tile repair, painting, furniture building, building a fence, and finish carpentry. I am probably missing some things! I worked with numerous other tradesman before I found Fredy on Thumbtack, and I found the quality and reliability of others slipped over time, but not Fredy! He continued to maintain a high level of customer service throughout the numerous projects. He always asks if I'm happy, and replies by saying "I'm not happy if you're not happy!" And I could tell he meant it. I also found his level of ethics to be very high and his pricing very fair. He is an upbeat personality which is also a pleasure to work with. I will continue to use Fredy for all my handyman needs in my home and business.

Robert just finished adding a new bedroom, bathroom and a walk in closet at my home. I am very happy with the work he and his crew did. Also, he upgraded the panel to 200amps from the old 100amps panel. Whole process went very smoothly. Initially, I was very nervous about the whole process. He finished the work much ahead of schedule. Many other contractors quoted 3-4 months. But he finished 95% of the work in 2 months. You will notice that Robert is very honest and does not try to take shortcuts. He hires other contractors for specialized tasks such as plumbing, roofing, electrical etc where he feels the need. I also noticed that he and his employees are very punctual. He and his crew work 7.30am to 3-4pm. They are very hardworking people. I can't stress enough that he is very honest and not greedy at all like many other contractors I have worked with in past. My project was of decent budget. He never demanded any money upfront and not even a deposit before starting the work. Robert and his team will be the contractor for my future work and have recommended to my friends and colleagues.

Hyup is experienced, organized, helpful and most importantly, very reliable. I have experienced with bad contractors, who keep promising but doesn't deliver, who bully me to push for more money and give me a headache. But Lee is different. He is very honest, organized and responsible. So I really appreciate Lee and would recommend him.

Working with Alex was wonderful. He built our outdoor pergola for less money than others and he worked hard to complete it on schedule. He had lots of helpful ideas and solutions to problems and went out of his way to ensure that we also got the best material costs. I highly recommend him and will be using him again on future projects!

      Q & A

Answers to commonly asked questions from the experts on Thumbtack.

      What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

      What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

      • Home addition in San Francisco: $250-$270 per square foot.
      • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
      • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
      • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
