I hired Excel Construction LA to a full interior remodel of a 1928 home that I purchased as a rental property, but quickly determined I had underestimated the amount of work and investment required to get it rental ready. As a casual landlord, I did not have much experience with remodeling, managing contractors, estimating costs, etc. But I loved the house and had a vision for what I wanted to create. I chose Excel Construction LA because I felt they understood my vision and would be flexible along the way. I was right and they proved to be a fantastic partner. Excel was always able to provide quality materials at a reasonable price, they were extremely flexible and accommodating working with my schedule and they produced quality work. The managed the entire permit process and went above and beyond to ensure all inspections were passed - not just the city's inspections, but also the buyer's inspectors. In the end, we turned a very run down home in South LA into a beautiful new home that sold for the top price point in the zip code - something local realtors said could not be done. Excel deserves a ton of credit for this. Nofar, Evan and the entire Excel team were super helpful and fun to work with, as was the sub, Jorge. Thanks Excel!

Excellent service!I highly recommend Ranbay Construction for home or commercial renovations. The minute I met Brad I knew he was the best! My house and office needed a complete renovation and Brad walked me through the process, helped me pick out materials and finished the job on time! He laid out several options in a clear, no-pressure manner, and was extremely communicative throughout the process. His team showed up on time on every appointment, and they completed the work in the agreed upon time period. The clean up was excellent. They are very hard-working, helpful with questions and concerns, and trustworthy. I did a lot of research and interviews with multiple contractors before picking them. Brad was always available to answer my questions and I can't say enough about his company! I'm very satisfied with the overall experience I had with this company and would use them again without hesitation.

We hired Jeff from Rick Dorn Constrution to install some kitchen cabinets in our remodel. We had cabinets picked out already and he recommended some others of better quality for less. Installation took 2 days and he cleaned up after himself. He also pointed out some other things that should be fixed on our project which was greatly appreciated. We would work with them again.

We had 3 bathrooms remodeled by hillstar construction, which included 2 complete remodels (master bath and Jack/Jill) and 1 minor updating of guest bath. This is our first remodeling experience and lior and his crew made every effort to accommodate our needs and requests. We relied on lior advise for details and very happy of the outcome. lior responded promptly and communicated well, and his attention to details was really good. We also noticed that hillstar construction used higher end product than other contractors when we compared the estimates and asked specific questions. They installed frameless glass showers and completely replaced floors on two bathroom, changed countertops to quartz replaced we actually had to change painter (from different paint company) to lior crew as we did not like the original work. lior crew completely removed wall paper before painting, which original paint person could not do. Major part of renovation was completed less than 2 weeks, just couple of hours for installing glass showers later and some paint work due to change of painter along the way. Overall, we are extremely satisfied with the quality of the work done and the outcome. Also, LIOR went beyond as a contractor as to helping us manage the house while we were away during renovation, and it is very much appreciated. Bottom line, he can really be trusted for the quality of work he provides.

GIM installed a new cool roof by gaf shingles and a solar system for my home. They helped me to pick out the proper shingle color and even tried to match the panels to look good with the new roof. The solar system was top quality American made panels and it came with system monitoring. All the pipes on my wall were painted to match the home. My parents got a floor remodel 3 years ago. About 6 months ago they noticed a crack going across their new tile floor across their whole dining room area. Their initial contractor hadn’t done the floor correctly! JP and his team were very professional. They got the floor fixed quickly and it looks amazing! They are also very trustworthy; my parents were able to go on a weekend vacation and come back to their floor looking like new, no dust/mess to be cleaned up, and nothing out of place. We would definitely recommend them to our family and friends.

I truly can't say enough about our experience working with Builder Brothers. I originally contacted Matan based on a recommendation from close friends. The quality and attention to detail in the work that they have performed for us has definitely surpassed our hopes and expectations. Matan and Dan were a pleasure to deal with and both were incredible in their suggestions and guidance throughout our project. They were always very responsive to our needs and if more information was needed, they provided it. They always returned phone calls immediately. I was referred to DTA Green Construction by a friend who raved about the reliability and quality of work of DTA ,We bought a house as-is via a probate sale and have had various issues that needed immediate attention . Tomer the Owner of DTA were always there for us, solving our problems promptly and efficiently. His crew is honest, ans stand by their work. What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation.
