When we purchased our house 6 months ago, one of our first tasks at the house was to remodel the master bathroom and bedroom. We wanted to replace the existing carpet with a new wood floor, new coat of paint, crown molding and in-wall storage cabinets and in the bathroom, we wanted to basically tear down everything and to rebuild it including the new shower, bathtub, paint, vanity with double sink, new tile all around and new heated floor. We met and interviewed quite a few home improvement contractors and Excel Construction was one of them and our interaction with Eyal placed them at the higher place above the other ones based on their price, design, skills and honesty. We loved the 3D design that he did for us which integrated the summery of all our meetings and it proved that he clearly understood my vision. After we hired Eyal, I can’t write here enough about his level of experience, his capabilities and his quick responsiveness to my calls or emails. The remodeling job took a little less than 4 weeks and all the working people including Eyal were always there, working and checking the work, supervising his team who were top notch and working efficiently. We still love the remodeling job that they did for us and we highly recommend Eyal, the working team and the office staff that were involved in this remodeling. For our next remodeling project, we will definitely call Eyal again. Thank you!!

I needed a cabinet/bookcase extended by around six feet. The job was complex, because the existing piece was detailed and well crafted, and the extension had to match perfectly for it to look right. James Khatab from Prosource Builders was professional and confident from the beginning. He came and made measurements, then produced a detailed drawing of his building plans. Then he and Ignacio came over and executed the plans beautifully. His craftsmanship and professionalism exceeded my expectations - the extension is literally flawless - even the paint! Clearly, James has a commitment to perfection. He's tireless, professional, and a great communicator. I would highly recommend him to anyone.

We did a lot of research to find the right contractor to build us a free-standing recreation room. We actually hired a different contractor first, simply based on having the lowest price. What a terrible decision. We quickly came to regret it, and fired that contractor as soon as we could — a costly misjudgment. Even though Owl Construction’s cost was a bit more, though very reasonable, we knew he was the right contractor for us. Guy Hazan of Owl Construction is fantastic. He was so easy to work with. He’s a compassionate listener, and kept us informed and at ease through the entire process. I don’t know much about construction, and had never undergone a project of this size, but Guy was there every step of the way. He explained everything very clearly and addressed any questions or concerns we had from day one to the completion of the project. I also must mention the Amazing Anesta. Anesta is a gem to this company. She kept the communication light and easy, and got the job done. She is responsive, dependable, organized and kind. The final building is stunning. The contractors did such a great job all around. To think what a nightmare it would have been to have continued with that original contractor who bullied and didn’t listen. Owl Construction was absolutely fantastic. I highly recommend them to anyone.

My husband and I were so pleased with W and W Builders work and especially with Gil and his attention to detail! We hired him to do a complete kitchen remodel. From new floors and walls, new cabinets and appliances, and a little shifting of power and plumbing. He was professional, knowledgeable and his workers were equally great. They worked round the clock and stayed on schedule. They cleaned up after every shift and worked with perfection. They were all mindful of my home and very respectful of my children, my husband and myself. I've been enjoying my kitchen now for almost 5 months, and knock on wood, it's been great! I love my new kitchen and look forward to working with Gil and his crew again in the near future! I highly recommend Gil at W and W Builders Group for your contracting needs!

Wow. So nice to have found an outfit that is honest and did great work within the amount of time allotted. We are so happy with the work Creation Builders Inc did for us on our kitchen. It is exactly what we wanted. I was particularly impressed how they didn't leave a great big mess for us to have to live around for days on end while the work was being done & they took great care protecting our home furnishings during the process. Thanks guys for great job.

We engaged James Donovan of Master Masonry to do a number of masonry jobs as we transformed our yard and our garden, including retaining walls, a flagstone-covered driveway, and a new entry stoop to our front door. They also built a large pergola for us. James and his crew did the jobs for a very reasonable price, and did the work in a timely and professional manner. One could fairly say that James and his crew bring reliability, high standards, professionalism, and yes, even artistry to every single job they do, and they do it with enthusiasm and pride. We recommend them most highly.

Bright Builders remodeled our downtown LA loft and installed a new kitchen, new bathroom, new walls, and all new electrical and plumbing. Benjamin was on site with us every day, always available on the phone, and very communicative and responsible. Remodeling our loft was probably the most stressful thing we’ve ever done and we were glad to have Benjamin there to make us laugh and calm us down. It helps that he’s very funny and relaxed. Many people came and went over the course of a month, subcontractors, an architect, assistants, but Benjamin was always our point person and there was a very clear chain of command. Very relieved it’s done and that we have a beautiful new home. We will definitely use them again.

Awesome experience! ? billy was on time everday... worked in a very professional manner and and paid attention to details. I hired him first for a fence for my dogs in the back to make an enclosure n he did it hassle free and even added a special wood feeding area with left over wood.. which was great. I then hired him again for my front fence which he faced an exsisting brick retaining wall i had and framed a wood fence on top of it. He was very patient with all the lil details i was asking for and handled my change of mind on the wood i was going to install. He handles it with stride! Nice guy and great worker all around. I would highly recommend to anyone. I also am hiring him again for work i need inside the house.

MK Builders took care of all of my termite damage--from small fixes like replacing window moldings to replacing a garage door to replacing an entire garage wall. All of the work was done well and in a timely manner. The crew was respectful and friendly and cleaned up each evening before they left for the day and at the end of the job.

2 years ago now Tito built a retaining wall and a fence atop and around our backyard. We found his people to be very experienced and thorough, and we found him to be very reasonably priced as well. Each day his crew cleaned up prior to leaving and performed their tasks in a very efficient and proficient manner each day. They gave their customer a full day's work and completed the job in a very timely manner. We are very satisfied with the finished product.

Steve Zoller has been working for us on a Hillside, mid-century home remodeling & 50% addition of our Laguna Beach home. The scope of work includes: maintaining the mid-century style for the original home & the addition will have a complimentary, modern style; adding many designer hardscaping retaining walls (~350 linear ft); outdooor hillside stairways; and complete landscape design with drainage & sprinkler system. Steve has been most helpful & persistent in preparing architectural design plans for submittal to the City of Laguna Beach. He has a most ethical & friendly/ even tempered persona that helps him get what we want by also being a really good listener. He is very busy & may be a little late for meetings sometimes, but always there when you need him. He has tremendous 3D comprehensive/design skills that enabled many ideas for the difficult topography on our hillside home. He has also demonstrated his problem solving skills for many detail considerations for window, kitchen cabinets, & bathroom designs. In short - we would definitely use him again, if ever we decide to undertake this kind of project again.

Full rip-out-and-replace kitchen remodel with custom cabinetry, counters, electrical, plumbing, appliances, external door/window replacements and opening up walls to adjoining rooms. Ephraim bid competitively compared to two other companies we contacted and when selected, he led a top-quality crew to complete a complex job in our home. Ephraim was adept at listening to our wants and needs and was able to take our design ideas and offer suggestions about how to execute with available materials including how much different options would cost. Good communication was always provided on paper with regard to cost changes and design plans. Our new kitchen is beautiful and gets constant compliments on the quality and design. We will definitely be calling Galvin Designer Builders for the next project!

He was very respectful to our backyard and left it in perfect shape when he was finished with the project. We're very happy with the results, and we will use him again for an upcoming project.

        Q & A

Answers to commonly asked questions from the experts on Thumbtack.

        What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

        What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

        • Home addition in San Francisco: $250-$270 per square foot.
        • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
        • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
        • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.

Be sure to check out our smart hiring practices when it comes to finding a general contractor.
