Eric and Wisk Construction did a fabulous job with replacement windows on a rental property. He was able to deliver Milgard Windows that were similar in cost to other local, non brand windows. He was always prompt to respond, on time and straightforward. The product and final results were terrific and he was considerate to work with our tenant’s schedule. We would definitely use him again on future projects.

I own several properties in North America and I wish I could have Sunny Coast Manage all of them. Sunny Coast has been managing my SanDiego properties for over 5 years and have been doing a fantastic job. They take care of everything including managing repairs and services, tenant placememts, and paying property expencies. Their management fees are very reasonable. They are responsive and provide a high level of service. They also have a good eye for the right tenant. All my tenants were evaluated and qualified by Sunny Coast and each tenant has been great and headache free. Best of all they don't bother me....they take care of the issues quickly and efficiently on their own. Their accounting is extremely transparent and all property expencies and revenues can be found very easily online where it's updates regularly. You can filter different categories such as taxes, rent income, repairs, etc....they also upload scans/copies of services invoices and bills to your account. Very user friendly.

I brought my first investment property for $360,000 and I had a $40,000 budget to spend to flip the house. I was referred to Rudy's Home Improvement by Russell Walker from Keller Williams Realty. Russell said Rudy has been flipping houses for him for about 20 years, I contacted Rudy told him what my budget was and I really need to stick to it. He discussed with me my options and then proceeded to do the work. His work was done in a timely fashion. He worked on my house for about 5 weeks and he stuck to the budget.     The Home Team Property Management is the best professional in San Diego! I had to move out of country in a short notice, but meeting this professional team tremendously assisted my family in so many way, not just managing my property. Professional, but extremely polite and personal at the same time. They had a professional photographer took photos of the property a day after signing the contract, no cost to the owner. Within a week signing the contract, the Team had my house rented in a market price.     What is a general contractor?

    When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined.     How do you choose a commercial general contractor?

When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

    Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

    Do property managers need to be licensed?

    The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state.
