Rating: 10/10 I had requested 2 sofa's to be picked up and be taken to the dump! One sofa was a large sleeper "L" shaped sectional and the second sofa was a studio sized "L" shaped sectional. Mr. Loera was extremely professional and responded quickly even though I am a night owl and was corresponding late at night. He was able to fit me in-in his schedule and Not only did he arrive on time but he was even a little early. Mr. Loera was very polite and nonthreatening. Easy to approach and got right to work. He wasn't pushy or try to change the price we agreed upon last minute. I would definitely Mr. Loera & James R Loera Construction; to any single females that need help moving things or to anyone looking for a reputable and trustworthy professional. I will definitely be calling Mr. Loera for future projects!

Houman, you are amazing. People love our new restaurant. Look at our yelp reviews for the proof 😊. They can't stop praising about our restaurant interiors on all the social networking sites. Houman went above and beyond in helping us open our modern fast casual restaurant. Our budget did not allow for us to afford an interior designer. Houman stepped in as an interior designer along with the construction of our interiors. His ideas and execution were amazing. We couldnt have done the design so well without him. We had a tight deadline and Houman is the type of a contractor that wont mind working long nights and weekends. He worked around the clock to get us to opening day. The day before opening, late night we had a plumbing issue. Houman went out of his way, and came late nigjt to fix our plumbing issue! Thanks a lot Houman! We are thankful! Houman is very organized, professional and courteous on site. If you are looking for a trustable contractor I highly recomend him! From his Proposal paper work till the finishing touches, everything Houman did for us is Extraordinary! We will work around his schedule for our next restaurant opening

We write this review here based on our great experience with Eyal at Excel Construction. Eyal’s vision for our new layout of the kitchen, worked out very well and was set within our price range. He spent several hours back and forth with us in order to understand us first and then to bring us the best design while walking us through the entire remodeling process from start to finish. All the people that worked at our house, were polite, quick, responsive, experts and focused. Combined all of that together, ended up with a terrific results. Each day the house was cleaned and organized before they left home. The complete remodeling took 5 weeks and it was fully worth the wait. They installed all the required appliances, hardware flooring, marble countertop, all the cabinets, backsplash, sink and faucet. Eyal who was the main supervisor on our project, replied to all of our questions and he made sure that each change or tweak will be done at no time. It was clear enough that their customer service and satisfaction was very important to Eyal and the crew. They left the new kitchen in a very high quality and workmanship. We would recommend them!

I had a GREAT experience with Daniel from World Class Construction! I did not know him before, but he is now my "go to " guy. I had a smaller but very difficult job with some drainage issues and he came up with good suggestions on a repair and his cost and service were great. Also had some additional drywall work done and he was also very fair and competitive. Daniel was also very professional in every aspect, from the contract to finshing the work.

Fausto was reasonably priced and showed up on time with his associate, Jose and got straight to work. They did an outstanding job, even providing some solutions for a drapery rod installation that I had no idea how to address and made it look beautiful! They were so trustworthy, I even left them in my home alone while I ran to the store. They even vacuumed and cleaned any drywall from drilling. I would DEFINITELY RECOMMEND THEM, and will definitely hire them again for other projects. Thank you, Fausto and Jose!! 5 Star Service, for sure!!

We had 3 bathrooms remodeled by hillstar construction, which included 2 complete remodels (master bath and Jack/Jill) and 1 minor updating of guest bath. This is our first remodeling experience and lior and his crew made every effort to accommodate our needs and requests. We relied on lior advise for details and very happy of the outcome. lior responded promptly and communicated well, and his attention to details was really good. We also noticed that hillstar construction used higher end product than other contractors when we compared the estimates and asked specific questions. They installed frameless glass showers and completely replaced floors on two bathroom, changed countertops to quartz replaced we actually had to change painter (from different paint company) to lior crew as we did not like the original work. lior crew completely removed wall paper before painting, which original paint person could not do. Major part of renovation was completed less than 2 weeks, just couple of hours for installing glass showers later and some paint work due to change of painter along the way. Overall, we are extremely satisfied with the quality of the work done and the outcome. Also, LIOR went beyond as a contractor as to helping us manage the house while we were away during renovation, and it is very much appreciated. Bottom line, he can really be trusted for the quality of work he provides.

The team at GIM completed a whole home remodel with solar system. I was looking to make some energy efficient upgrades. My first home purchase and I was looking to invest a little on the interior since the home was a little out dated. They helped me to decide on what the interior finishes I wanted to go with. We ended up using spray foam for insulation, foam roof, and many other energy efficient upgrades. On top of that the solar system also comes with battery back up. Each step of the way I was informed, they even took care of the design and permit process. Great team on staff. Check them out for any construction needs. Appreciate all the hard work.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
