James was fast, efficient, and solved every issue I had -- including coming up with ways to solve problems as they arose. He was very responsive -- i'm just now getting responses from people asking me to send them what i need and yet he finished the work 7 hours ago. He was careful, took the time to do the project right and didn't let obstacles slow him down. I would definitely use him again, and his contractor experience is a great help to whatever he was doing...he gets the job done!

Charles worked with my schedule, was on time, was extremely courteous and professional, worked fast in moving the furniture, did not leave till I was totally sure about where I wanted things and was very willing and patient to reposition, had I changed my mind! His charges we're extremely fair for the job which made me decide I will certainly be hiring him again for such jobs! In fact, I found out he recently got his contractor's license and I already have some small jobs in mind for him. As a busy attorney with no time to get bad jobs redone, I would highly recommend Charles as someone who does it right the first time and with a very pleasant and positive attitude!

Houman did a wonderful job painting all of our bathroom cabinets and our hallway linen cabinets. He went out of his way to search for the right fitting hinges for our very old cabinets. He was also able to get the job done with very short notice. I will definitely call on him again for other home repair and project work.

Hector made several electrical and plumbing repairs/installations at our home (inside and out), which included rewiring the recessed lights in the ceiling (which were flickering) and related drywall repair as well as repairing a leaking toilet. He also fixed a short in our bathroom light fixture, replaced a sprinkler valve and installed a new shut-off valve on an exterior copper pipe leading to the sprinkler valve. Additionally, Hector kindly offered to replace an electrical outlet and fix loose electrical outlet boxes for only the cost of parts. Hector is respectful and a mild-mannered professional. We have several other home improvement projects in mind and look forward to working with him again in the near future. Honest + Reasonable Prices + Quality Work = Highly Recommended!

Oscar was amazing and went above and beyond to get the fridge installed. He had to move an outlet that was not properly placed by my contractor. Made a trip to Home Depot and stayed longer to get it done. I highly recommend him!

When we purchased our house 6 months ago, one of our first tasks at the house was to remodel the master bathroom and bedroom. We wanted to replace the existing carpet with a new wood floor, new coat of paint, crown molding and in-wall storage cabinets and in the bathroom, we wanted to basically tear down everything and to rebuild it including the new shower, bathtub, paint, vanity with double sink, new tile all around and new heated floor. We met and interviewed quite a few home improvement contractors and Excel Construction was one of them and our interaction with Eyal placed them at the higher place above the other ones based on their price, design, skills and honesty. We loved the 3D design that he did for us which integrated the summery of all our meetings and it proved that he clearly understood my vision. After we hired Eyal, I can’t write here enough about his level of experience, his capabilities and his quick responsiveness to my calls or emails. The remodeling job took a little less than 4 weeks and all the working people including Eyal were always there, working and checking the work, supervising his team who were top notch and working efficiently. We still love the remodeling job that they did for us and we highly recommend Eyal, the working team and the office staff that were involved in this remodeling. For our next remodeling project, we will definitely call Eyal again. Thank you!!

Thank you Cabrera's Electrical. We have had so much work done on our home, yet when our private contractor retired, we did not know what to do. Cabrera's had the most professional response online. We had (2) large ceiling fans to be installed, and needed electrical re-wiring of the (2) wall switches that would be used. His quote was what our retired contractor told us it should be. Our fans and new electrical are perfect. I plan on using him again for other projects that we have. We have already referred him to friends of ours. It's such a relief to find somebody who cares about your home, as much as you do.

I originally used Haggerty Construction a few yer ago for improvements to my rental properties. The crews always showed up on time. And were always professional. They finished on or ahead of schedule and were always able to work within my budget. Because of this I decided to use them for a small but high end bathroom in my own home. My wife and I were very pleased with the outcome. Haggerty Construction is the only contractor I will use for all my Construction needs.

I had a GREAT experience with Daniel from World Class Construction! I did not know him before, but he is now my "go to " guy. I had a smaller but very difficult job with some drainage issues and he came up with good suggestions on a repair and his cost and service were great. Also had some additional drywall work done and he was also very fair and competitive. Daniel was also very professional in every aspect, from the contract to finshing the work.

We wanted new granite counter tops for our kitchen and a island built. We wanted our island to match our existing kitchen cabinets color as well. Germain came out the same day I reached out to him to measure and gave us an estimate, turn around time, and was very informative, professional, and very reasonable. Throughout the process, he was always in contact with us, giving us updates, and keeping us informed of how the work was coming along on my island. The island we had made has 2 trash can pull out on one side, and a cookware organizer that was customized to fit in the middle cabinet, and another cabinet for storage, he later informed us we had room to add 4 more drawers up top, which we accepted to have done. It came out great, the color of the island was identical to our existing cabinets. We were very impressed. His guys he had doing the granite work were also very professional, punctual, and did a beautiful job on the counter tops. I would definitely be using Germain again for our future projects as he's a licensed general contractor. It was a nice, stress free, experience to upgrade our kitchen working with Germain at Greenview Construction.

Frank did an excellent job installing new insulation and drywall to the water damaged areas of my home. He was the only contractor that made my project a priority and worked diligently to complete the project as quick as possible. He will be hiring him to complete other projects on my home in the near future.

For my tax refunded I wanted to remodel my bathroom, I wanted a modern but yet elegant style found on modern homes.I had a few contractors come to my home for quotes and suggestions. The thing that set J&D apart was there attention to detail that is hard to find and it's family operated. Johnny offered different type of styles and material and explained the difference between the different materials. Sarah made choosing materials easy and fun by having different sample and pricing On hand for my wife and me to choose. At the end we decided to go with Italian wood floors and 16 jet Whirlpool bathtub and bathroom fixtures. Alex is a master of his craft. During construction alex paid attention to the smallest details like placing silicone around places so water wouldn't leak and having the flooring cut right to not leave any creases. the job was finished on time and 200 over budget because I added a few fixtures and the end. Currently Planinng to remodel my kitchen with J&D before the holidays. I would definitely recommend J&D to friends and family. You guys rock

Had so many bad experiences with so many contractors until I finally found ABC. Joe, the guy who manages the project, is truly a sweetheart! While the job was not all smooth sailing, and is not even over yet, he takes the hassle and the stress of home reno off of your shoulders and makes it instead a wonderful experience. Happy with the outcome thus far, and truly grateful to have found Joe! He is the best out there! Simply A+ for everything!

To whom it may concern, I want to recommend Mr. Ron Butler as a General Contractor. With an overwhelming number of contractors to select from, it was a pleasure to have met and worked with Ron on several different projects. He is a dedicated individual who follows through on every part of the process. My wife and I have used Ron on our personal home as well as clients and friends. He is very knowledgeable with the requirements needed to get any job done. He has taken much time explaining the process to ensure that we understood the big picture of every project we completed. I have always felt he was looking after our best interest. I can entrust Ron Butler to anyone my friends and clients have had nothing but good things to say about the dealings with Ron. This was my first major home remodel, I knew I wanted a licensed contractor and told my dad that he could help supervise. My Husband and I are glad we went with Remodeling Home Advisors as they made the process so easy. They pulled all the permits, scheduled all the inspections and interactions with the city, were super organized when it came to the project itself, and even sent a cleaning crew twice (once during and once when done). I am more than happy to recommend them. With no job too small they are now my go to contractor.

Could not be happier with this company. They went above and beyond. We had some water damage to our home and needed a contractor ASAP. GIM came out to my property and assessed the situation right away. They provided me with an estimate and got started right away. My roof needed to be repaired and and I decided to also to some interior renovations. I had my kitchen re done with a modern finish and opened up a wall to give it a bigger feel. There architect supplied me with drawings ahead of time to show how it would look. At the end they put solar on the roof and now I am saving money on my energy bill. Thank you for all the hard work!

Excellent service!I highly recommend Ranbay Construction for home or commercial renovations. The minute I met Brad I knew he was the best! My house and office needed a complete renovation and Brad walked me through the process, helped me pick out materials and finished the job on time! He laid out several options in a clear, no-pressure manner, and was extremely communicative throughout the process. His team showed up on time on every appointment, and they completed the work in the agreed upon time period. The clean up was excellent. They are very hard-working, helpful with questions and concerns, and trustworthy. I did a lot of research and interviews with multiple contractors before picking them. Brad was always available to answer my questions and I can't say enough about his company! I'm very satisfied with the overall experience I had with this company and would use them again without hesitation.

I am remodeling my home in the palisades and wanted to add some 30 ft of complicated wainscoting to another room. I tried thumbtack: Thaddeus Martel made a reasonable proposal, got the job and did it perfectly well. The price was fair, the work was on time, everything was cleanded up afterwards. I strongly recommend him as a competent, reliable and polite craftsman.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
