Zenplace Property Management helped us with a number of leases and management for both single family homes and multi-unit buildings. Zenplace was instrumental in management of our buildings in San Francisco, as well as a number of homes in Palo Alto, South Bay and East Bay. The team is very personable, funny, knowledgeable and effective working with owners and prospective tenants and knows the housing market well. I highly recommend Zenplace for your property management needs.

I hired Rick Rodriguez to rent a new home I purchased in Hayward, Ca in 2017. Rick worked tirelessly to find the right tenant for me. It took longer than expected but Rick got me a temporary tenant to help when the house was sitting vacant. Rick transitioned that tenant into a permanent tenant that I am extremely pleased to have living in my rental property. I trust Rick and know I can count on him to take care of my property management needs" Thanks, Christina Wu

I moved for my job and left my property to OneRent for rental income. And then I had to fire them because of their poor performance and lack of communication. The transition was challenging not only because I was away, but also because OneRent won't cooperate. Dana (the founder) was very patient & professional to handle all the issues and bring everything back into normal. While I was struggling with OneRent, I missed the chance to rent out my place, but she was able to find a good tenant after 3 showings. There are a bit of work involved - filling a few forms and so on. But these are the things that any landlord would like to be involved or at least wants to know. There is absolute transparency in the process and the fee is substantially low. Most of all, Dana is very knowledgeable and fantastic at handling the issues. One more thing - not sure if OneRent was trying to rip me off or if the price with Hemlane experts are reasonable. In any case, I got two quotes from these two property managers for the same job and Hemlane’s quote is 40% lower than OneRent. In all, I highly recommend hiring Hemlane - it is good to know what’s going on and my property manager has my back.

Tenant Planet is your 2nd most valuable asset — 2nd only to the property they are servicing for you. Not only have they made my entrance into commercial real estate smooth, they have taken the time to educate me every step of the way. 5 stars without hesitation.

After disappointing experiences with two previous property managers who did not fulfill their promises, it's great to have a property manager who lives up to expectations and does everything that he says he will do. Jonathan Fleming found a new tenant for my vacant condo within a month after I hired him, at a rent over 50% more than what my previous tenant had paid. Jonathan and his staff always respond quickly to my questions. The people he hires for repairs, remodeling and house cleaning all do a first rate job. I'm completely satisfied with the quality of service that have received from Openworld Properties and I have already recommended them to a friend.

We were referred to Geoffrey by friend and current client of his Superior Property Management. We have a three-bedroom condo in San Jose that was being managed by another company. We had nothing but repairs and tenant complaints. Geoffrey and his team took the property over and conducted a smooth transition from the other company. Our repairs have been non-existent since then and there have been no tenant complaints. We highly recommend Geoffrey and his team at Superior Property Management. Robert Kyle

We wanted to buy a house for my mother in law. It needed to be perfect and that's just what she found for us. Lois was very professional and didn't waste our time. We received communication from her on a regular basis on how things were progressing.. She has a vast knowledge of real estate processes and practices for the state of California. I look forward to using her services when I buy my next house.

Working with Greg was a pleasure. I knew that I didn’t have to worry about him doing what he said he’d do. He posted my unit for rent on every site, some that I’d never even heard of. He provided resources for me at every turn. I decided to sell my condo instead of renting it out, so I didn’t get to use Greg as a property manager through the entire process, but would use him again in a heartbeat! I can recommend Greg without reservation.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

    • Marketing the rental property
    • Collecting rent
    • Handling repair problems
    • Responding to tenant complaints
    • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

    Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.

Hire skilled professionals for absolutely everything.
