It was a pleasant experience working with Vahid. I needed an architect to help me design a small commercial space and that is when I found Vahid through Thumbtack. We came across a couple of hurdles through the submittal process, however, Vahid was very attentive to my needs and was also very reliable. Overall, I am pleased with the results and glad that Vahid was part my process.

We hired Fay and her team to work on our mountain hotel lobby renovation and club house. We were truly impressed by the her team's creative thoughts and efficiency. We hired an architect before them but ISO ideas produces much better quality work and with fast turn around. They were very versatile to address our requests and very friendly professionals to work with. I highly recommend to other business and home owners.

If you’re looking to do any rehab work on your home, Ben Tarcher & Associates should be the FIRST architects you should consider! I purchased my first home, a three unit Victorian house (built in 1908), at the end of 2012. The house was a real-fixer up! Notwithstanding its charm and obvious potential, the property was riddled with defects, including the need to (1) build a foundation (as none existed), and (2) completely gut the two downstairs units. Ben completely redesigned the two downstairs units. He provided me with a number of distinct architectural scenarios for using the space. Ben proved to be a fantastic resource. I found him to be extremely professional, creative, and a clear communicator, all qualities I appreciated as a new home owner.

Margaret helped us with a home in San Mateo in the last two years. Given our limited space contstraints she did a wonderful job organizing our home. She has a great command of the tooling required to architect and she's able to make changes quickly on the fly and take feedback. She was extremely responsive at all times including at night. Finally, she also was able to deal with the myriad of city complaints and issues and got the permits for construction relatively quickly. Highly reccommend her!

I hired Francisco for a unit expansion project in San Francisco. Building anything in San Francisco can be very challenging and frustrating and you need someone who can navigate the various city agencies and your neighborhood with both calmness and street smarts. Francisco is the guy you want on your side when you run into challenges as he is able to craft solutions and generate consensus. He is very well regarded and has great relationships at the planning department which is critical in getting your plans approved with as few headaches as possible. I would not hesitate to hire him again.

I worked with Ed Kaplan on our bathroom remodel and he was wonderful. Ed listened well to what I wanted and also offered some great ideas. He helped me through every step of the project including coordinating and following up with the contractor to make sure things were being done as planned. Ed is personable, knowledgeable and skilled at his job. He was such a pleasure to work with and our new bathroom is beautiful! I would highly recommend him.

About

Below is a summary of my educational background: * Master of Architecture, University of California, Berkeley, 1971 * Bachelor of Science in Psychology, University of Wisconsin, Madison, 1967 * Intern and Guide, Frank Lloyd Wright Home and Studio, Oak Park, 1964 * Oak Park and River Forest High School, Oak Park, Illinois, 1963 I offer full design services which include site planning, schematic design, design development, construction drawings and services related to construction. My projects range in size from kitchens and baths to whole-house remodels including additions and new houses. Most are within the Bay Area, and most of these are within San Francisco itself, where I live. I usually do not accept work outside these areas. I have had over thirty years of experience working on design solutions that, first and most importantly, please my clients but which are, secondly, well received by the close-by neighbors, which is a key to thirdly, easier and faster acceptance by San Francisco's planning department (including the zoning administrator, in case a variance is involved). Although I have had a very high percentage of variance applications for clients that are approved, I also try to design to avoid having a variance be necessary, avoiding variances when possible. I am happy to explain more, show previous projects, etc. at an initial meeting at no charge. My clients appreciate how my designs can be either traditional (more contextual) or modern, depending on the context. My designs tend to mature into built projects that have manners and which are gracious good neighbors which co-exist easily with other older nearby houses. They have also been characterized as having curb appeal and are usually well received by neighbors for that very reason. A historic prototype is often helpful in grounding a design and instilling it with historic precedent as well as enhancing its wider appeal. On the interiors, I strive for light-filled and volume spaces, the use of materials including wood, synthetic stones and veneer plaster, and reasonably sized kitchens and baths. Lately, I have been designing green solutions using photovoltaic panels on the roofs and, if south facing, rear elevations in steel and glass, not being as restricted there nearly so much at the front, usually the public or street side, of the design.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
