I was in a time crunch, and needed a falling fence repaired asap. Matt responded quickly to my initial request, as well as every subsequent email/text. We scheduled a visit the next morning, where he inspected the damage, and described a couple of options for the repair. That same evening, he sent us a quote with a reasonable and competitive price, and luckily was able to squeeze us into his schedule, despite only a couple days notice. The first day of the job, Matt and his team showed up on time, and got straight to work tearing out our old, rotting fence. Their work was clean and tidy, and they even made the extra effort to accommodate us in removing all of the debris that day, as we were scheduled to have photos of the yard taken. They returned the next morning to construct a beautiful, new fence, built to the highest standards. Afterwards, they cleaned up, ensured our yard was returned to it's original condition, and even helped us out by taking some extra yard compost with them, which had been left behind by the city. In the past, my experience w/ other contractors in general had been less than positive. Cost, communication, and especially workmanship on several jobs had become such a concern, that recently, I have been simply attempting most projects myself, if at all possible. My experience with Matthew Kelly Construction has been a breath of fresh air compared to these other interactions. Throughout the entire job, he and his team were incredibly considerate, accommodating, and some of the friendliest people I have ever worked with. Not only would I hire Matt again in a heartbeat, I would highly recommend him to anyone looking for quality carpentry/construction work.

Pros: Jasper was prompt in responding, punctual, friendly, and completed the work quickly. I was impressed that he finished this project in one day; whereas other contractors seemed to indicate it was more work and more difficult. I would hire him again. Some areas he can improve: There were a couple of minor areas that were knicked on our kitchen island that I didn't notice until cleaning up. Also, I think he could have done a little better cleaning up the island- wiping down the cabinet fronts that had a light layer of dust (I did this myself). Finally, I gave him a box of stain & top coat that the previous owners left to us. He applied them but I noticed they didn't leave the counter shiny, like the finish we had before he sanded. After Jasper left, my husband realized we were missing the water sealant coat which we had in the garage. So now we are applying this coat ourselves to make the island water- proof and give it the same shine. This isn't totally Jasper's fault since I gave him the supplies but I would have liked if he would have noted that something seemed to be missing or off (or given his recommendations on what he would have stained/sealed it with to make sure the wood stayed water proof.) Overall, I'm happy with the work.

Work performed was for installation of bathroom exhaust vent and OTR microwave with exhaust vent. Written estimate was provided days prior and all necessary installation materials were purchased by him as agreed. Mess was kept at minimum by covering immediate work areas but I still had a lot of cleaning afterwards due to the spread of sawdust (windows were left open). Contractor and his helper completed the job in the time promised. Unfortunately, the microwave vent did not function as needed (not venting air to outside as expected). Contractor was notified and he returned in the same week to rework the vent. He was apologetic and showed good effort in diagnosing and fixing the problem though a little guesswork had to be done by both of us since we didn't have the installation manual. The outcome for both vents was acceptable though my perfectionism says otherwise. LOL. Overall, he was polite and showed professionalism throughout the entire process. He was patient and timely in responding to all our concerns. He was able to acquiesce to our preference in materials/appliances and allowed us options regarding the installation. We felt like he valued our input and we had control over the process especially since this was our first time dealing with a general contractor.

I hired Scorpion Services to replace my roof. The roof was well over 30 years old. Carlos and Neema came to my house and were never pushy, and really knew what they were talking about. Unlike other contractors I had place bids, Carlos informed me about about the process and gave me a number of options that worked within my budget. They did such a great job on my roof, over the next 6 months I have hired them to redo my deck, repair siding that has dry rot, and replace my gutters. I would not hestitate to recommend them to every friend and family member I have. Some of the most honest and hard working people I have ever hired!!

Very impressed with S.O.T.A Construction. I contacted 5 different contractors and S.O.T.A. responded within an hour. Two of the others I contacted did not to commercial work. Another responded 5 days later. We needed someone ASAP and S.O.T.A. got us an estimate within a few hours and arrived the next morning to do the job. Wow! The work they did was very well done. Truly professional work. We couldn't be happier with the outcome. We will be contacting them again.

I ended up interviewing 10 different contractors for our exterior siding job because there were so many different opinions on what needed to be done and how best to do it. I'm so glad that we ended up going with Kris and his team. Great communication throughout, incredibly high quality of workmanship on a very difficult job (it is an older house that hasn't been maintained very well before we bought it). I really appreciated Kris' attention to detail and letting us know what was going on throughout the 6 week long process. Also did a great job working with the county inspector, which is never an easy process. These guys are pros - won't hesitate to hire them again for our next house project!

I hired them to lay the engineered bamboo floor in my condo. They did exactly what promised and in the time they originally specified. I have been doing remidelling and construction of my rentals and my resident for the last 10 years and very much familiar with the business. Out if many contractors or handymen i met Jason and Regina are the outstanding team. They work fast, they are very proactive and attentive to details. And their price was reasonable. What is the most important for me is that they do listen to my suggestions - not like many macho style contractors:). The floor work looks absolutely great and i am very happy. So that i would like to hire them for other work on my rental property.

Fernando was a pleasure to work with and very responsive. He built us extra shelves in our shed and assembled a ramp kit I bought online for it. I am very happy with the work he performed! I would caution to be careful when asking for a quote vs his hourly rate since his quote is a flat rate regardless if he finishes it in less time. The difference was not disclosed to me so I was under the impression the quote followed the same hourly rate he was charging. So in short, if you know how many hours your project will take, simply hire him for the hourly rate instead of the quoted flat rate for a project as it may be a better value. Overall, I would hire him again as it was a good experience and his punctuality was top notch!

I'm a new homeowner in Oakland and needed an engineers help with drafting my floorplan for bathroom addition permits. I decided to hire individual contractors without paying the fees of a General Contractor. Oh did I get lucky to have found Mike who not only provided excellent service in drafting but also offered his expertise on design and construction. Paul Herboth recently installed a large, raised deck for me in West Salem. From beginning to end, the project went quickly and smoothly. As a person who had never before had reason to hire a contractor, I felt able to trust in Mr. Herboth's honesty and expertise to ensure that the job was done right. He is intelligent, hard-working, friendly and respectful. The deck turned out beautifully in nearly no time. He used what little down time there was to do extra work, and kept my project moving forward, no matter what minor obstacles came up. The finished deck is even nicer than I had envisioned. Randall built a custom pergola for us based solely on an image we found online. We found he was easy to work with in terms of deciding on materials and cost. The work was done quicker than anticipated and on budget. The Pergola is a great addition to our backyard and exactly what we wanted. He was very clean and thorough, leaving the jobsite neat and tidy (something I've experienced other contractor do not always do). Jeff Howe was incredible! He works very hard and is thorough and very smart. I only hired him to review 3 bids I had gotten and help me choose. He read them, choose the best one and explained why it was the best. (He chose the middle bid-- much, much less than the expensive bid-- and he explained why the expensive bid was unnecessary and even shady.) He then wrote up a report on the best bid with improvements for me to ask for and he spoke with the contractors and helped me to get them. If I buy a building in need of a complete remodel or a big design change, I'd hire him in an instant! He was also professional, timely and easy to work with.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I plan a bathroom remodeling project?

If you’re stumped on how to plan a bathroom remodeling project, it pays to hire a designer. This is especially important if you’re changing your bathroom layout in any way. Designers create contractor-friendly drawings indicating exactly where each tile and fixture will be installed, down to the light switches. This investment might cost you $300-$500 but save you significant frustration and miscommunication, while ensuring you get precisely what you want.

If you’re going to do your own design, planning a bathroom remodeling project means being organized and planning ahead. Create a general outline of what you want and the budget you have. Identify the specific fixtures, tiles, paint and vanity you prefer. Get all this organized before requesting quotes from two to three reputable general contractors. Once you find the right pro, get a written contract outlining scope of work, materials that will be used, timeframe and payment schedule. Communicate clearly about when to order your materials so they are ready and waiting by the time the contractor gets the permits. Where should I start when remodeling a bathroom?

Bathroom remodeling doesn’t have to be overwhelming. Before starting a bathroom remodel it’s crucial to know what you want and have a clear understanding of your maximum budget. If you’d love all marble fixtures but have $3,000 total, you will have to compromise. Being realistic about materials and money before you even contact a contractor will have you on the road to success. Here are some simple steps to follow in the planning stages of bathroom remodeling:

  • List your remodeling priorities in order of importance (e.g., 1. New shower head, 2. Replace flooring, 3. Install recessed lighting, etc.).
  • Calculate what you can realistically afford to spend on your bathroom remodel. Identify an “all in” price — meaning the absolute maximum you’re willing to pay, as well as what you’d prefer to spend.
  • Gather ideas from Pinterest about colors and finishes.
  • Research the costs of the materials and finishes you want and begin making choices about what is and isn’t possible to fit into your budget (once labor is included). If you’d like to stay under $10,000 total, but really love a $2,000 tub, plan to downgrade in other areas.
  • Request quotes from at least three reputable general contractors, share your vision and ideal materials, and work together from there.

How long should a bathroom remodel take?

With proper planning and a good general contractor, your bathroom remodeling project doesn’t have to take forever. The construction phase of the project will always vary based on your scope of work, the square footage and the condition of your bathroom under the surface layer. Inevitably an 80-square-foot master bathroom with major changes will take longer than a 25-square-foot guest bath undergoing a minor renovation. For a smaller bathroom, a facelift — the industry term for sprucing up the surface layer (such as paint, vanity, tiles or light fixtures) but keeping the existing footprint of the space — may take five to eight working days, as long as there are no surprises like mold waiting when the old vanity comes out. A more complex bathroom remodel that revamps the shower area (customizing the plumbing, installing tile and changing the shower door), updates the flooring and cabinetry, and adds new paint and new lighting could take anywhere from one week to three weeks. A full bathroom remodel that guts the room, changing the footprint and moving the electrical wiring and plumbing lines, could take four to eight weeks or more. To keep your bathroom remodel on schedule, have your materials ordered and waiting, and don’t make any change orders once construction begins. Planning is key to keeping a bathroom remodel on schedule.
