Arash did a great job helping to design our family room and dining room to our tastes and within budget. He was very responsive and thoughtful throughout the process. When Arash initially visited our home, he also walked through and provided recommendations on where to hang the art we already had. In retrospect, I was a little surprised he didn't measure our relatively small family room or provide measurements of the sofas we decided on. The sofas are beautiful and we're keeping them for sure, but we were initially surprised by how large they were, and may have chosen a different path if we'd realized how they would fit in the space.

Dar was amazing! I highly recommend Dar. His personalized service, his ability to look at our home and customize the decor was second to none. We interviewed many "stagers" and Dar was the only person to look at the "bones" of our house and know how to present the house at its best. If I was to ever need staging again, I would only use Dar -- and I would recommend Dar to any friend looking for a stager. According to my husband, his staging accentuated the best of the house and his staging made the house look better than we imagined -- as a viewer of the home, you didn't necessarily know how great the staging was -- it fit so perfectly with the home. As the owner, we realized that without the staging the home went back to just a house -- Dar got to know the house, and us, and made our home amazing.

Sandi is awesome! Very easy to work with and has great touch and advice. I did this office makeover as a surprise for my husband and she helped through the whole process and kept me on track. She helped me choose all my large items and made sure it was within my budget. I had a pretty tight budget and she worked around it and accommodated. I cannot express what a pleasure it was working with Michele from Armstrong Home Staging & Design. The whole process was an absolute beauty from beginning to end, not only that but she was able to sell our home for about 10% above the asking price, her services are a definite yes for anyone looking to sell their home. If you're on the edge and looking at a couple of different options, stop. Go with Armstrong Home Staging & Design, you will be more than please with the results that come with such great staging work. Shirley Ann is gifted and talented. She gets it! She has the ability to see through the fog...see beauty everywhere. She holds space for others to get it. She is amazing, LOVE in action! I have been working with her for about three years now on various projects that run the gamit...from my home, my office surroundings to me. She works from the heart, yes the business part is there too but oh there is so much more! Even though most of our work together is done online -- it feels like she is right there with you. My only regret...that I didn't take advantage of her "in person" complete package, a VIP day is simply not enough.

What can I say! I Hired Staged and Sold. First you actually get an interior designer who designs the space. They don’t just throw things into the home. They plan it out based on the layout and color schemes that attract buyers. They were on time and took 2 hours to stage! I had offers right after we had photos and they helped get my home sold!

          Luz Vega is a delight to work with. Her focused and cost-effective approach is extremely comforting. I was totally overwhelmed by a cluttered home office, kitchen and bedroom/walk-in closet, such that both my work and personal productivity greatly suffered. Extremely focused, Luz guided me back to productivity by first completely reorganizing my home office and utilizing existing furniture and accessories, keeping my expenses within my budget.             What does it mean to stage a home?

            Home staging is the real estate strategy of decorating your home to be as marketable as possible to your target demographic. Home staging is done by interior decorators and other design pros hired by the homeowner or realtor, prior to putting a house on the market. Think of it as setting the stage for potential buyers to fall more easily in love with their future homes — and to spend top dollar to get them. It’s likely to be worth the investment: The Real Estate Staging Association reports that staged homes spend 90 percent less time on the market than those that are not staged. Home stagers can also be hired even if you’re not going anywhere. Stagers can consult on new layouts for your current home, much like an interior decorator.

            Home staging can take place while you still occupy the house you plan to sell, or when the home is vacant. For an occupied home, the home stager will clear out clutter, rearrange furniture, and bring in decor and furniture as needed to create the perfect environment. Usually an occupied home has far too much of the current owner’s personality stamped on it, which makes it hard for prospective buyers to envision themselves living there. A home stager should neutralize and beautify the space. In vacant homes, a home stager will bring in furniture and decor so that potential buyers don’t walk into an empty house, which can be equally hard to imagine living in as a cluttered, occupied home.

             

            How much does it cost to stage a home for sale?

            Nationally, the price for home staging ranges between $750 and $1,500. The price varies based on how many rooms in the house need staging, whether furniture and decor are needed or the stager can work with the client’s belongings, whether the home is occupied or vacant, and the sale price of the home. Occupied homes typically cost less to stage as they are already furnished, and can require less time and resources than staging an empty house. The main tasks when staging an occupied home are rearranging and decluttering. Staging an empty house can be more expensive as furniture and decor need to be trucked in, requiring transportation, physical labor and potential rental fees. Here are some examples of average home staging costs:

            • 2-hour consultation: $200, includes DIY tips and guidance.
            • 1- to 2-hour consultation and design session: $250, including written report.
              • Additional design consulting: $65 per hour.
            • 8 hours of staging an occupied home: $800.
