Max the owner of KGA was prompt in coming to my house for an estimate. I wanted to update the master bathroom in my 30-year old house. I had two other estimates but KGA's was the best and they were receptive to my start time. The project took a bit longer than I expected, but I appreciated the precise and careful workmanship done by Max's associate, Tolie. When the job was completed, Max presented me with a finalized statement and an explanation of all the corresponding receipts; very professional. The only thing that bothered me was the untidy litter left around the work during the day and even after the tool cleanup at the end of the day. I'm not familiar with construction work so this may be normal and not important. It didn't impact the excellent quality of the work and the final clean up was good.

I would give Belru a 4 1/2 stars. There were several marks left on the walls from handprints and some of the paint touch-ups after the install were not completely covered. All in all Belru Construction did a very fine job and I would hire them again. Their price is competitive too!! They are nice and work very hard.

We hired Scott to replace sun-damaged dry-rotted fascia boards on the front of our two-story house in Folsom before repainting it. His guys did a great job peeling back the concrete roof tile, removing the damaged boards and replacing with new boards. Perfect execution. Not a single tile was broken. He also recommended using engineered wood which was a great suggestion to avoid cupping. I'm an architect and I work for a major general contractor, but I just didn't want to do the work myself. I had high expectations and Scott's company met and exceeded them. I would not hesitate to recommend Scott and S & W Construction for your carpentry needs.

Fernando was a pleasure to work with and very responsive. He built us extra shelves in our shed and assembled a ramp kit I bought online for it. I am very happy with the work he performed! I would caution to be careful when asking for a quote vs his hourly rate since his quote is a flat rate regardless if he finishes it in less time. The difference was not disclosed to me so I was under the impression the quote followed the same hourly rate he was charging. So in short, if you know how many hours your project will take, simply hire him for the hourly rate instead of the quoted flat rate for a project as it may be a better value. Overall, I would hire him again as it was a good experience and his punctuality was top notch!

Gennadiy installed siding for me outside a remodeled bathroom. I had the old fashioned redwood materials custom ordered from a mill, but installing them was a somewhat complex job that I didn't feel comfortable tackling. Gennadiy installed all the materials perfectly, including the window and corner trim pieces. Everything was installed straight and tight, with primer on both sides, so I think this job is going to last many decades. Thanks for the great work, Gennadiy!

I meet with Brian today. My need is to convert a tub/shower to a shower only for my son who will be returning from a deployment. My project changed after contacting Insight and I sent a message to say I had additional needs. Quick response which is always helpful. Brian did show and showed on time. He gave me many options to keep the project price under control. I can purchase all materials or he can purchase for me. I like the options. He gave me an overview and took time to answer my questions. I am waiting his estimate currently. So many Contractors do not show or its not worth their time yet they do not let the customer know that is the situation. I feel Brian will respond with an estimate as promised. I am really most impressed with Brian and hope I have found a contractor that I can use long term future projects :).

Nick (owner, Colony Construction) and Dakota are doing a medium scale bathroom remodel in our new house. We didn't have a contractor recommendation when we decided to have the bathroom remodeled, so we were careful to call Nick's references before we began. All the references gave glowing feedback about Colony Construction and Nick specifically. Nick is wonderful to work with: his work is conscientious, careful, and clean. He explains every step of the process, and keeps us updated on progress and upcoming steps. He has good ideas for meeting our needs when obstacles crop up (it's an old house). We're very happy with his and Dakota's work, and would highly recommend them.

Anthony and Megan from floors to ceiling construction not only exceeded my expectations but made the whole process fun and easy. From changing my mind on the projects I wanted done, to helping me figure out what flooring I wanted (Megan was amazing at helping me figure out what my preferences were), to shopping with me for 2 hours for bathroom materials because picking it out alone was too difficult for me. They worked with my budget and were very patient with me and helped give my house the amazing face lift I needed it to have for a fresh start for my daughter and I. Not only is the quality of our new home top notch, the entire process from our first meeting until our final walk through was professional and a true partnership. The guys at GoPro Construction were excellent. Had renters trash a house in Sacramento and needed a contractor to rehab/remodel the place in a timely fashion. Brian and his crew did just that. Excellent kitchen and bath quality, as well as better value compared to the other bids I got. The whole job went smooth, except for me getting to the project late one day. The home is so much more fresh than the old style....I guess in a way I lucked out with the bad tenants, as now I have a place where I can raise the rent pretty significantly. Will definitely use again....Will post pictures later, as none in computer.....thanks.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation.
