Arisel handled a small hardwood repair job in our kitchen. First I'm grateful that he offered his services. Many contractors only bid big jobs. Second he followed on his commitments to me, being on time and following up the next day with a touch up. I did not have to follow up. He was good to work with. Third I think he did an excellent job with the conditions he had to deal with. I recommend him.

Ralph built a deck and fence for me about a month ago and the work was absolutely great. His prices were very reaonsonable and he did the job in a very short time. By far, one of the easiest and nicest contractors to work with. I would recommend him to anyone as he finished the job on-time and the deck and fence looked great!

Jose is great! On-time, friendly, and considerate. I love it when contractors dont mind teaching aspects about the project, describing what they're doing and informing. And are not bothered when people are curious. Never felt like I was on the clock with him. A great plumber / handyman that I would gladly re-hire again! Thanks Jose!

I own a bar in downtown Oakland and we have been working with Chao for about a year. He has helped us with electrical work, building projects, and general maintenance around the bar. We are always pleased with his know-how, punctuality and thoroughness.

After being given the run around from our home builder and the water heater company, Aqua Stat cane in and fixed the issue in 40 minutes. Another plumber had given his opinion on what was needed, but didn't want the job, after telling me the water heater needed 4 major parts, Oscar came in cleaned the burner and the thermo coupler with a wire brush, didn't put in any new parts and the water heater worked. It's great to know there are some contractors left that have the customers well being at heart. After 4 days of not having hot water, it was a relief to finally get someone who was willing to make it happen. Can't thank you enough Oscar :-)

I was in a time crunch, and needed a falling fence repaired asap. Matt responded quickly to my initial request, as well as every subsequent email/text. We scheduled a visit the next morning, where he inspected the damage, and described a couple of options for the repair. That same evening, he sent us a quote with a reasonable and competitive price, and luckily was able to squeeze us into his schedule, despite only a couple days notice. The first day of the job, Matt and his team showed up on time, and got straight to work tearing out our old, rotting fence. Their work was clean and tidy, and they even made the extra effort to accommodate us in removing all of the debris that day, as we were scheduled to have photos of the yard taken. They returned the next morning to construct a beautiful, new fence, built to the highest standards. Afterwards, they cleaned up, ensured our yard was returned to it's original condition, and even helped us out by taking some extra yard compost with them, which had been left behind by the city. In the past, my experience w/ other contractors in general had been less than positive. Cost, communication, and especially workmanship on several jobs had become such a concern, that recently, I have been simply attempting most projects myself, if at all possible. My experience with Matthew Kelly Construction has been a breath of fresh air compared to these other interactions. Throughout the entire job, he and his team were incredibly considerate, accommodating, and some of the friendliest people I have ever worked with. Not only would I hire Matt again in a heartbeat, I would highly recommend him to anyone looking for quality carpentry/construction work.

I hired Gusanito to install porcelain tiles in my bathroom. He was very prompt--being the first contractor to contact me on thumbtack--and quickly responded to my text messages whenever I had a question. He takes his time and is very detailed in his work. He is also willing to help you with other problems. For example, in addition to installing the tiles, I also wanted to change my sink faucet and shower handles. He agreed to do the extra work at a reasonable price. The tile installation went smoothly, however, we ran into plumbing issues which he couldn't solve. I'm giving him four stars because I hired him on thumbtack for tile installation services, not plumbing. Nonetheless, he agreed to bring his cousin (who is an experienced plumber) over the next day to change my sink faucet at no extra cost. The total work took about two full days to complete, but I'm sure it would have been less if we didn't run into the plumbing issues. So I recommend him but make sure you talk with him thoroughly about what you want to accomplish.

I was referred to Renato at Hilux Maintenance by a colleague at work. I have to say that it was probably the best experience I've had working with any contractor. Renato helped me convert an ugly room in my basement to an inviting and functional media room. The job included a lot of carpentry work to build custom cabinets, wall paneling, crown molding, base boards, installing electric outlets, installing an electric fireplace, installing a barn door. I wish I could attach pictures to this review to show off the finished product, it was that good. The best part about working with Renato, is that he is honest, hardworking, very good at his trade, detail oriented. It’s really hard to find all these qualities in a contractor these days. When I’m ready to finish the rest of my basement, he will be the first guy I’ll call.

I didn't actually hire Max because our project changed and I didn't need him anymore so I can't talk about work quality. However, I wanted to comment on his quoting process. I had several contractors come out to make their bids and I felt that Max did an excellent job of not only listening but actually hearing what I was asking for and providing his professional suggestions (without trying to bid up the project). He provided his estimate which was exactly what we had talked about and his pricing was lower than the competition. I would contact Max again to bid for projects in the future.

After researching many contractors and companies, my wife and I ended up choosing Eli to completely redo our new home. Our last experience, with our previous house was a disaster so this time we were very picky and took our time choosing a contractor that we thought would be a perfect match with us! There are a few reasons why Eli was more then 100% perfect for us. 1. The cost was right around the cost of the other contractors we met with, who offered us less and did not seem to want to incorporate all our dreams. 2. Eli listened to us and followed exactly what we wanted, and never got tired of listening to us about anything. 3. Eli and his team were professional, clean, and extremely friendly throughout the entire project. 4. Eli only uses top-notch materials, unless otherwise specified, and makes sure to give you the highest quality in every aspect. 5. Eli and his team were amazing from start to finish, easy to talk to and everything was completed on time! There are so many companies and contractors in the area, and the service and professionalism that Eli delivers is far greater then anyone else. Designing and remodeling our home was actually a fun, joyful thing that we absolutely enjoyed because of Eli and his team. This is the best outcome we could have ever dreamed of considering the fact that we were so nervous in the beginning because of our last experience. We are so happy and have already referred Eli to some of our friends because he is just that amazing. We love Eli and his team and recommend him to anyone who wants a pleasant experience with remodeling!

Work performed was for installation of bathroom exhaust vent and OTR microwave with exhaust vent. Written estimate was provided days prior and all necessary installation materials were purchased by him as agreed. Mess was kept at minimum by covering immediate work areas but I still had a lot of cleaning afterwards due to the spread of sawdust (windows were left open). Contractor and his helper completed the job in the time promised. Unfortunately, the microwave vent did not function as needed (not venting air to outside as expected). Contractor was notified and he returned in the same week to rework the vent. He was apologetic and showed good effort in diagnosing and fixing the problem though a little guesswork had to be done by both of us since we didn't have the installation manual. The outcome for both vents was acceptable though my perfectionism says otherwise. LOL. Overall, he was polite and showed professionalism throughout the entire process. He was patient and timely in responding to all our concerns. He was able to acquiesce to our preference in materials/appliances and allowed us options regarding the installation. We felt like he valued our input and we had control over the process especially since this was our first time dealing with a general contractor.

I hired them to lay the engineered bamboo floor in my condo. They did exactly what promised and in the time they originally specified. I have been doing remidelling and construction of my rentals and my resident for the last 10 years and very much familiar with the business. Out if many contractors or handymen i met Jason and Regina are the outstanding team. They work fast, they are very proactive and attentive to details. And their price was reasonable. What is the most important for me is that they do listen to my suggestions - not like many macho style contractors:). The floor work looks absolutely great and i am very happy. So that i would like to hire them for other work on my rental property.

We first met their team when a salesman cold-called us. It took us a while to make a decision about what we wanted to do, but once my wife and I decided to move forward, working with Shmuel and his team was excellent. I can't say enough good about them. The project involved removing a bathroom, adding a bathroom, removing and remodeling a kitchen, adding hardwood floors, adding a gas line, upgrading an electrical box, moving HVAC ducts, wiring and hanging a chandelier, tile for a fireplace and mantle, and painting. There were structural walls that needed to be modified. They promised to get the job done in six weeks, in time for an important family gathering we had planned. We were skeptical, but bet on them, and they came through. In any project of this size, there will be unforeseen issues that come up. In all of those cases, Shmuel was excellent to work with. Some examples are: - Once we saw the lighting in the new kitchen, we wanted an extra light over the sink. He tore-up some of his work and added it and charged us for the hardware only. - We wanted a cabinet added by our front door and another by our laundry room. He added it to the work without question, and charged only for the hardware. - We decided we wanted to replace the stair railing. He helped us find bids from railing experts, and charged us the bid without any contractor markup. The extra work disrupted his planned work schedule, but he worked around it to make sure we were still done on time. - The vent over the kitchen range appeared too low to us, even though it was within code. He replaced and installed the cabinet with something smaller. No charge. - With all the demolition, he accidentally lost our Nest thermostat. When this was realized, without any questions or me having to ask, he apologized and picked-up a new one, at his cost. Some other examples of the excellent service: - Shmuel and Shalhevet helped us pick paint colors and pick kitchen appliances and cabinet styles, traveling to a number of stores with us. My understanding is that most contractors would just tell you to pick something and leave you to figure out the details. - They allowed us to live in our home during construction. At the end of each day, they spent time blocking-off areas and moving equipment (as required by code) to make the site safe for our children. He could have easily just insisted we spend a month in a hotel. - All the little things. For example, we never discussed replacing the flooring HVAC vent covers; he bought beautiful new ones that matched the wood floors we chose. We never discussed replacing outlet faces, but he felt it wasn't right to repaint and leave the old worn outlet faces. They are highly recommended!

I interviewed 8-10 roofers before choosing IB Roofing. Israel is on it - professional, detailed, and cares about his work. His team arrived on time and got done very quick. Only time will tell how well they have sealed everything, but judging on our walkthrough and their work, I think I’ll be having a well insulated rainy season!

I'm a new homeowner in Oakland and needed an engineers help with drafting my floorplan for bathroom addition permits. I decided to hire individual contractors without paying the fees of a General Contractor. Oh did I get lucky to have found Mike who not only provided excellent service in drafting but also offered his expertise on design and construction. Mike assisted with my brainstorming and troubleshooting process beyond what I had expected. He was knowledgeable about city regulations and offered sound advice on where to locate fixtures. I appreciate working with Mike to jumpstart the project and would highly recommend him for drafting and engineering services.

I had a small fence section that was started by another contractor and it was a disaster. Nothing was level, there were concrete pillars jutting out of the ground so I fired the contractor and started looking for another one. Victor answered my post on thumbtack and I had him come over the next day to give me a quote. He's quiet, confident and quickly understood what I was trying to do and went about explaining the corrective work that would need to done and in a few minutes listed of the material needed and why the previous contractors design was flawed and ugly. Not only did he finish the project but he corrected all the mistakes the previous contractor had made and I'm very happy with the end result. I hired him immediately to fix some rotten wooden planter boxes on the side of my house. It was a much bigger job than either of us expected but he finished it under 2 days and it looks great.

We were lucky enough to find and hire Michael McGuire as our general contractor. The scope of our job was quite large, as it was a complete home remodel. Our remodel included a new addition, new kitchen, new bathrooms with a complete new interior and exterior design plan with modern upgrades to each space. Michael worked with our architect to design a new home that fit both our design aesthetic and our budget. Michael not only assisted in the design process but carried out every vision perfectly. His communication with us throughout the entire process was excellent. As plans changed and unexpected issues arose (which was to be expected), Michael always had options lined up that were not only satisfactory but timely. We get compliments regularly by people walking by our home. We couldn't be happier with all his interior finish work as well. He is not only an excellent general contractor but a true craftsman.

I bought a home last year that needed a lot of work. Having been burned by contractors before, I decided to get the kitchen done first as a trial run and then proceed from there. It's pretty small and shouldn't have been too hard of a job, but very few companies wanted to take the job because apparently there was no money in it. Advanced Builders and Contractors was one of the few contractors who agreed to come and take a look at the project.

Working with Gera Remodel was an awesome experience. They installed our laminate flooring and baseboards in just a few days and helped me out so much along the way. Not to mention their prices were about 1/3 of the other quotes I had gotten. I have a family friend who is a contractor and he double checked the work and said the work was really well done. I highly recommend them and will be reaching out for more work in the future! Thank you!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

Where should I start when remodeling a bathroom?

Bathroom remodeling doesn’t have to be overwhelming. Before starting a bathroom remodel it’s crucial to know what you want and have a clear understanding of your maximum budget. If you’d love all marble fixtures but have $3,000 total, you will have to compromise. Being realistic about materials and money before you even contact a contractor will have you on the road to success. Here are some simple steps to follow in the planning stages of bathroom remodeling:

  • List your remodeling priorities in order of importance (e.g., 1. New shower head, 2. Replace flooring, 3. Install recessed lighting, etc.).
  • Calculate what you can realistically afford to spend on your bathroom remodel. Identify an “all in” price — meaning the absolute maximum you’re willing to pay, as well as what you’d prefer to spend.
  • Gather ideas from Pinterest about colors and finishes.
  • Research the costs of the materials and finishes you want and begin making choices about what is and isn’t possible to fit into your budget (once labor is included). If you’d like to stay under $10,000 total, but really love a $2,000 tub, plan to downgrade in other areas.
  • Request quotes from at least three reputable general contractors, share your vision and ideal materials, and work together from there.

How do I plan a bathroom remodeling project?

If you’re stumped on how to plan a bathroom remodeling project, it pays to hire a designer. This is especially important if you’re changing your bathroom layout in any way. Designers create contractor-friendly drawings indicating exactly where each tile and fixture will be installed, down to the light switches. This investment might cost you $300-$500 but save you significant frustration and miscommunication, while ensuring you get precisely what you want.

If you’re going to do your own design, planning a bathroom remodeling project means being organized and planning ahead. Create a general outline of what you want and the budget you have. Identify the specific fixtures, tiles, paint and vanity you prefer. Get all this organized before requesting quotes from two to three reputable general contractors. Once you find the right pro, get a written contract outlining scope of work, materials that will be used, timeframe and payment schedule. Communicate clearly about when to order your materials so they are ready and waiting by the time the contractor gets the permits. Your job from here is to communicate clearly, pay the contractor as the work progresses, and enjoy your remodel when it’s done.

For more on where to start when remodeling a bathroom check out The Complete Thumbtack Bathroom Remodel Guide.

How long should a bathroom remodel take?

With proper planning and a good general contractor, your bathroom remodeling project doesn’t have to take forever. The construction phase of the project will always vary based on your scope of work, the square footage and the condition of your bathroom under the surface layer. Inevitably an 80-square-foot master bathroom with major changes will take longer than a 25-square-foot guest bath undergoing a minor renovation. For a smaller bathroom, a facelift — the industry term for sprucing up the surface layer (such as paint, vanity, tiles or light fixtures) but keeping the existing footprint of the space — may take five to eight working days, as long as there are no surprises like mold waiting when the old vanity comes out. A more complex bathroom remodel that revamps the shower area (customizing the plumbing, installing tile and changing the shower door), updates the flooring and cabinetry, and adds new paint and new lighting could take anywhere from one week to three weeks. A full bathroom remodel that guts the room, changing the footprint and moving the electrical wiring and plumbing lines, could take four to eight weeks or more. To keep your bathroom remodel on schedule, have your materials ordered and waiting, and don’t make any change orders once construction begins. Planning is key to keeping a bathroom remodel on schedule.
