About Ojanen Chiou Architects LLP

Our firm:

As an award-winning firm with over 20 years of collective experience in the San Francisco Bay Area, we provide high-quality architectural services to both residential and commercial clients.

We offer direct principal involvement at each project stage and work closely with our clients and contractors to maximize value while minimizing costs.

Our design process begins with a careful understanding of our clients' needs and values within the given budget and context.

As LEED accredited professionals, we see every project as an opportunity to create healthful, energy-efficient, and sustainable environments that provide myriad benefits to owners and occupants with minimal investment.

Our process (typical for residential and small-scale commercial projects) includes the following:

* Free initial consultation

We can meet with you at your home, building or site to discuss your program needs, budget, and schedule and to brainstorm about functional layout and spatial character.

* Planning and feasibility studies

We will provide you with basic plans and three-dimensional studies with sufficient information to get preliminary pricing from a general contractor (GC).

* Permitting

We will prepare all materials required to get planning and building department approvals from the authority having jurisdiction and shepherd your project through the permitting process.

* Construction documentation

We will produce a complete set of technical construction documents including supplemental details for use by a GC of your selection or from which to obtain competitive bids.

* Construction administration

During the construction phase, we will act as liaison between you and the GC, answer the GC's requests for supplemental information, assist you with final material selections, and make periodic site visits to monitor construction progress and ensure that the project is built according to the intended design.

We are a full-service architectural firm offering the following:

* Feasibility studies
* Programming and planning
* New construction, from ground up
* Tenant improvements
* Additions
* Renovations

We work closely with consultants, contractors, fabricators, and suppliers to facilitate high-quality design and a smooth project delivery.

Our cost:

We typically work on an hourly or fixed-fee basis, depending on the scale and complexity of the project. Our service levels range from a basic permitting package to a full set of construction drawings with custom detailing.

We generally advise our clients to budget from 6% to 18% of the total construction cost for architectural services depending on the scope.

Our resources:

We have a trusted network of consultants and contractors throughout the Bay Area as well as access to the latest technologies, materials, and products in the rapidly expanding realm of sustainable design and construction.
