Elder Jerez, designed and built an incredible landscape surrounding our home. Before beginning his drawings, he interviewed us to make sure his project would match our vision and lifestyle. Our landscape is very low maintenance and great on water conservation. In California, that is essential. The color scheme of the plants, rock, and hard scape matched perfectly with our house. Plus, the artistic design of the brick that lined the plants, and the brick patterns that were interspersed with the stamped concrete contributed to the great curb appeal. Elder and his talented crew are very professional, reliable, and are a pleasure to work with. What sets him apart from the typical landscape designer, is that he has an Architectural, Landscape, and Civil Engineering background. Therefore, from choosing the plants, understanding the soil and environmental conditions, to the technical designs, underground and street level, I consider him to be the on par with the highly upscale developers. At the same time, he is very good about working out a payment plan. I was so amazed with his beautiful work combined with his technical abilities. It was worth it.

If you’re looking to do any rehab work on your home, Ben Tarcher & Associates should be the FIRST architects you should consider! I purchased my first home, a three unit Victorian house (built in 1908), at the end of 2012. The house was a real-fixer up! Notwithstanding its charm and obvious potential, the property was riddled with defects, including the need to (1) build a foundation (as none existed), and (2) completely gut the two downstairs units. Ben completely redesigned the two downstairs units. He provided me with a number of distinct architectural scenarios for using the space. Ben proved to be a fantastic resource. I found him to be extremely professional, creative, and a clear communicator, all qualities I appreciated as a new home owner.

ISO Ideas did a great job for our commercial project. Their design was unique and catchy. Our customers particularly love the bar and lighting. They were also very good at controlling budget to make things happen within what we expected. The manager was responsive and always answers emails and calls. Jeff is hied by our company at the last minute notice, for a 4 story, 20,000 square foot condominium new construction design project in San Francisco. He is extremely patient and talented, energetic and efficient. I am very impressed with his skill of using the modern technology with all the most updated software, computer aided design tools. That will greatly increase the accuracy and choices, especially in such a complex scale. Jeff is also familiar with all the application process of obtaining planing permit, building permit and conditional use permit. He read PPA and Ruben design committee comments very carefully, implemented line by line, yet in the mean time, watching out for the owner's interest like a lawyer. We have dealed with many big name professionals in San Francisco before we reach this point, Jeff has the skill all in one, and has the unbeatable speed since he is light and mobile, comparing to the cumbersome organization that answers your phone call with a secretary. After we gain the planning permit, we will most likely to continue to heir him for the building permit process, since he is an excellent communicator, to integrate the design with Machanical engineers, civil engineers, structural engineers. We believe he is the one for us.

I contacted Bolinger Design regarding previous owners non-permitted work on my house. Bruce went out of his way to ensure a complete set of plans were made, to include all previous changes since original build. Additionally Bruce worked with the planning and permits department to ensure the process went smoothly. Bruce went a step further and coordinated repairs and construction necessary to bring the house into compliance with the engineering firm of my choice. Bruce walked me through the process each step of the way, and answered questions completely when I was unsure of what was involved. I can't say enough how attentive Bruce was to my needs to complete this project that would have been overwhelming to me on my own. I would recommend Bolinger Design to anyone in need of an architect dealing with non-permitted work or otherwise.

Tom was so helpful in our remodel. He was responsive and aware of meeting our expectations. He took time to understand what we wanted and made sure we were happy with the final product before it went to printing. His plans sailed through the City planning department permit process. The plans were easy for the contractor and designer to read and bring to fruition. He was very responsive when we had questions as the remodel progressed. Our final product is beautiful.

I hired Francisco for a unit expansion project in San Francisco. Building anything in San Francisco can be very challenging and frustrating and you need someone who can navigate the various city agencies and your neighborhood with both calmness and street smarts. Francisco is the guy you want on your side when you run into challenges as he is able to craft solutions and generate consensus. He is very well regarded and has great relationships at the planning department which is critical in getting your plans approved with as few headaches as possible. I would not hesitate to hire him again.

My projects range in size from kitchens and baths to whole-house remodels including additions and new houses. Most are within the Bay Area, and most of these are within San Francisco itself, where I live. I usually do not accept work outside these areas. I have had over thirty years of experience working on design solutions that, first and most importantly, please my clients but which are, secondly, well received by the close-by neighbors, which is a key to thirdly, easier and faster acceptance by San Francisco's planning department (including the zoning administrator, in case a variance is involved). Although I have had a very high percentage of variance applications for clients that are approved, I also try to design to avoid having a variance be necessary, avoiding variances when possible. I am happy to explain more, show previous projects, etc. at an initial meeting at no charge. My clients appreciate how my designs can be either traditional (more contextual) or modern, depending on the context. My designs tend to mature into built projects that have manners and which are gracious good neighbors which co-exist easily with other older nearby houses. They have also been characterized as having curb appeal and are usually well received by neighbors for that very reason. A historic prototype is often helpful in grounding a design and instilling it with historic precedent as well as enhancing its wider appeal. On the interiors, I strive for light-filled and volume spaces, the use of materials including wood, synthetic stones and veneer plaster, and reasonably sized kitchens and baths. How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
