Arisel was very responsive to my calls and professional. He arrived on time and was very knowledgable. We had a emergency roof leak during the rainy season. I reached out to him through Thumbtack and he came out the next day on very short notice to address the issue. I would definitely recommend his services and would hire him again.

Excellent service!! I was looking for someone to inspect and clean my gutters and Jon was quick to respond to my request and very willing to work with me regarding a time for service. On the day of service, Jon arrived ready to work. He inspected and cleaned the roof and located and repaired three cracked tiles. He next inspected and cleaned the rain gutters and down spouts. All of his work was professional. After finishing the work and testing everything, he made sure everything was cleaned and all debris disposed. Jon's prices were fair and competitive. I will use his services in the future and recommend him to friends.

I hired Gusanito to install porcelain tiles in my bathroom. He was very prompt--being the first contractor to contact me on thumbtack--and quickly responded to my text messages whenever I had a question. He takes his time and is very detailed in his work. He is also willing to help you with other problems. For example, in addition to installing the tiles, I also wanted to change my sink faucet and shower handles. He agreed to do the extra work at a reasonable price. The tile installation went smoothly, however, we ran into plumbing issues which he couldn't solve. I'm giving him four stars because I hired him on thumbtack for tile installation services, not plumbing. Nonetheless, he agreed to bring his cousin (who is an experienced plumber) over the next day to change my sink faucet at no extra cost. The total work took about two full days to complete, but I'm sure it would have been less if we didn't run into the plumbing issues. So I recommend him but make sure you talk with him thoroughly about what you want to accomplish.

I hired Jasper from My Apartment Is Better Than Yours. I think they did a terrific job at a very reasonable price. I'm really pleased that I decided to go with them. I had a number of unusual carpentry tasks to complete when I moved to my new place. The windows were old and the wood was irregular and moldy, so the wood around the antique glass panels needed to be replaced. I was told those windows hadn't been opened in 40 years, but now they work perfectly and you'd never know the wood wasn't original. Also, several doorways lacked doors when I moved in, and were unusual rounded shapes cut into the stucco without doorframes. Jasper was able to make me custom doors with antique iron-wrought handles, and they look awesome. I also needed threshholds worked on, cabinets put up, new benches made for my roof deck, a custom projector and screen put in, antique chandeliers installed, a lock repaired... and I'm probably forgetting one or two things. They are in the process of putting the finishing touches on my humidor (they had to build me custom legs for it), and it's going to look spectacular. Anyway, they knocked it all out of the park. They were prompt and clean and didn't cause much of a disturbance despite all the work they were doing. They'll be my go-to for anything I need done in the future. I definitely recommend them.

From the moment that I sent my request into Thumbtack for assistance in finding a roofer the process has gone without a hitch. Geo of GT Roofing responded immediately to my concerns. We arranged a time for him to come over and give me a quote. He was very patient as I asked him a zillion questions on the process. I was so impressed with his professionalism that I did not even bother getting my normal 3 quotes. From throughout the process from start to finish Geo / GT Roofing was unbelievable. I am actually going to miss having he and his workers around. They were a Godsend. I will recommend GT Roofing to anyone that I know looking for either a new roof or maintenance. Thanks Thumbtack and GT Roofing. Money well spent.

We are home-buyers and were invited to do our own home inspection while we waited for the appraisal and underwriting to come in. My father-in-law insisted that we do a mold inspection, so my husband contacted Tincher Inspection Services to do it. I was present at the inspection, and really enjoyed going through the house with Monty Tincher. Monty arrived early, ready to go. He started by taking air samples and has an infrared scanner that allowed him to look for moisture and heat differences in the walls. He flushed the toilets and ran the showers looking for leaks. He was able to look into a wall where there was an active drywood termite infestation to determine how far up they currently were (the termite activity generates heat). He took a look at some of the issues that the seller's inspector had found and gave us his opinion on them. He had no problems with me coming through the house with him, and invited me to come into the attic to take a look and under the house as well! We discussed solutions to some of the issues with the house and he gave me rough price estimates for fixing them which was very helpful. I highly recommend Monty for your inspection!

Jon got in touch with me within an hour of my posting the job (trimming two trees), and came out to provide a quote the next day. After giving a thorough assessment of the trees, he also noted some related problems (dirty gutters from the overhanging trees), and discovered a broken roof tile, which had provided rats access to our attic (another problem we are currently dealing with), he provided a very reasonable quote and offered to do the job the same day. He spent all afternoon at the house, completed the job as described, kept in regular contact with me as the work progressed (I was at work at the time) and cleaned up thoroughly when finished. He also provided pictures to document the before/after, which I appreciated, as I could in turn provide them to my landlord. I am extremely happy with Jon's professional and courteous service and will certainly look to him for any future jobs. I highly recommend you consider him for any project.

Summary: On time, on budget, no surprises. Nobel Construction was recommended by our solar installer. (We also contacted Yelp-recommended roofers closer to Menlo Park, but they were booked a year out.) A representative came out when scheduled, showed us alternatives in our local area and generally took care of everything in a reasonable and timely manner. City permitting was 100% dealt with. After hearing all of our options we chose to have the roof repaired/restored with a fairly new product and procedure.....100% Silicone Roof Coating. It is a white reflective coating that looks great and has already saved us hundreds in our electricity bill right off the top. The product is warrantied for 50 years and was much less expensive than the other roofing options. The crew were polite and efficient. It's a noisy job, but they were respectful of the neighbors. We had no issues with communications, billing, or paperwork. The city inspector was happy with everything he saw and all in all it was a win-win!

The biggest challenge with hiring roofers and general contractors is finding someone you can trust. I'm happy to say that I have 100% trust in Nicholas, and he'll be the one I call with any house issues ever again. Nicholas is courteous, honest, and extremely knowledgeable. We called him on Saturday morning with a problem, and he was here by Saturday afternoon, and worked on the problem until almost midnight so that it would be completely fixed. We had talked to other companies who provided advice and quotes, and we found Nicholas's assessment to be more thorough, and his prices more reasonable. He looked out for our best interests, explained his thought process clearly, and was diligent in making sure that the entire problem was solved, not just a superficial fix. We had a drainage pipe that was overflowing due to the heavy storms, after his inspection Nicholas explained that some areas we had a standing water on our roof. They did a great job to resolve the problem, they adjusted the slope of the roof and apply specialized coating for the roof. It's nice to know that the work that got done was necessary, reasonable, and performed with a tremendous degree of professionalism.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a home inspection?

A home inspection is a visual inspection performed by a trained professional to determine the condition of a home’s main elements. The inspection usually takes several hours, during which the professional takes multiple photos and notes, tracking information for a final report. After the inspection, the pro will create a printed report, complete with photos and detailed information, summarizing the condition of the house. A home inspection is often used by potential home buyers prior to purchase to determine if there are larger issues (such as dry rot or a faulty foundation) that are not immediately visible to the untrained eye but that would cost a lot of money to resolve. Home inspections are also used by real estate agents and home sellers to address any concerns before putting a home on the market. Longtime homeowners can also schedule a home inspection to get a snapshot of their current home condition and identify any issues that need to be addressed. A home inspection is not a legal document that can be used for divorce or estate settlements, nor can it be used to secure loans or mortgages.

How do you find a good home inspector?

A home inspection should tell you the true condition of a home. A competent home inspector closely inspects your home’s structure and foundation, looks for termites and signs of problems like mold, checks the wiring to ensure it’s in good condition, and investigates the HVAC system, among other items. To find a good home inspector, first research whether home inspection is licensed in your area; not all states require licensure.

If there is no regulatory body that licenses home inspection in your state, there are other ways to make sure you are hiring a trustworthy professional. Carefully look into the person’s reviews and ask for references. Ask if they are committed to continuing education, and whether they are active members in any reputable home inspector organizations. Some organizations that recognize and/or certify home inspectors are the American Society of Home Inspectors, National Association of Certified Home Inspectors, and American Home Inspectors Training. Don’t be shy about asking to see credentials and licensing.

What should be included in a home inspection?

A complete home inspection involves a visual investigation of all major elements that make up your home. A home inspection is a vital part of buying or selling a home to ensure you’re not accidentally buying a termite-infested home or one with major structural defects. Paying for an inspection before purchasing a home can save you a lot of money in the long run. The national average home inspection cost is $310, with prices ranging higher or lower based on your location and the square footage of your home. After performing a walk-through inspection, the pro should provide you a printed report — complete with photos and recommendations — detailing what’s in good condition, what would benefit from minor repairs, and what needs immediate attention. Home inspection pros know how to spot trouble areas, but they’re not licensed contractors, electricians or plumbers, so they may suggest you hire a licensed pro to address specific problems. Here are the main components that a home inspection covers:

  • Home structure
    • Foundation, grading and drainage, roof covering, roof structure, interior and exterior attic walls, ceilings and floors, interior and exterior doors, windows, stairways, fireplace and chimney, porches, balconies, decks, attached carports, and crawl space.
  • Electrical
    • HVAC system, heating equipment, cooling equipment, ductwork and vents, fixtures and switches, branch circuits, receptacles, service entrance and panels.
  • Plumbing
    • Water heater and equipment, drains, waste systems, vents, and plumbing fixtures.
  • Appliances
    • Garage door openers, garbage disposal, dishwasher, exhaust range, range hood, bathroom exhaust fans, cooktop, oven and microwave.

How much does it cost to get a house appraised and inspected?

Home appraisals and home inspections both assess your home and provide a report summarizing the condition or value of your home based on key measurements. Unlike a home inspection for the sale of a property, a home appraisal is used for loan applications, property value assessment for sales or settlements (divorce, estate, etc.), and taxes and insurance. If you’re having your home appraised for lending purposes, you’ll likely need a state-certified appraiser, so be sure to your research their credentials. Nationally, the average cost for a home appraisal is $340.

If you’re buying or selling a home, having a professional home inspection can be an invaluable tool for price-setting and negotiation, as well as learning what repairs are necessary. The national average home inspection cost is $310, ranging higher or lower depending on the inspection company, your location and the size of your home. Other factors that can affect cost are additional inspection services and pathogen testing. Here are some examples of average home inspection costs in various parts of the country:

  • Home inspection in New York City: $425 or more.
  • Condo inspection in New York City: $200 or more.
  • Home inspection in Central Texas: $250 for homes up to 2,000 square feet.
    • $275 for homes from 3,001-4,000 square feet.
    • $300 for homes from 4,001-5,000 square feet.
    • $325 for homes 5,001 square feet and up, plus 10 cents per additional square foot.
  • Home inspection in Los Angeles: $199-$299 or more.

How long does it take to do a home inspection?

On average, you can expect a standard home inspection to take two to three hours. Your house size can affect inspection length, as can requesting additional services such as sprinkler system inspections, outbuilding inspections, radon testing, crawl space inspections, or pool house inspections. During the home inspection, the professional will be taking photos and looking in and around all parts of your home. The inspector will then compile a report that may be more than 20 pages. You should receive this report back within a few days to a week. The report should detail everything from minor imperfections and maintenance recommendations to major defects that need to be resolved as soon as possible, like structural failures or a leak in the basement. Your report should include photos and clearly outlined information about all major elements inspected, as well as recommendations for next steps.
