- What should the customer know about your pricing (e.g., discounts, fees)?
Our pricing is designed to be simple, transparent, and flexible based on your property type, location, and the level of service needed. For full-service property management, we offer flat monthly pricing typically ranging from $225 to $375 per month, depending on the property and services required. This allows owners to have predictable monthly costs without worrying about percentage-based fees increasing as rents rise. For owners who only need help placing a tenant, our leasing fees typically range from $750 to $1,500, depending on the property, marketing needs, preparation requirements, and level of coordination involved. Our leasing and management services may include property marketing, showings, tenant screening, lease preparation, move-in coordination, rent collection, tenant communication, maintenance coordination, lease enforcement, accounting support, and ongoing professional oversight. Our goal is to provide excellent value while helping landlords reduce vacancy, secure qualified tenants, stay organized, and protect the long-term performance of their rental investment.
- What is your typical process for working with a new customer?
Our typical process starts with a quick consultation to understand your property, timeline, goals, and any concerns you may have. From there, we review the rental strategy, estimated rent range, property condition, and the best path to get your home prepared, leased, and professionally managed. Once you’re ready to move forward, we send our management agreement for e-signature and schedule a visual pre-inspection of the property. During this walkthrough, our team prepares an itemized list of recommended rent-ready repairs, maintenance items, and improvements. You can choose which items you want to approve now, postpone, or handle through your own preferred vendors. For smaller cosmetic repairs and general preparation work, our in-house handyman team can often bundle items together to help save time and money. For anything requiring a licensed contractor, permit, or specialty vendor, we coordinate with the appropriate professionals. If you have a home warranty, we can also help work through that process when applicable. After the property is ready, we handle professional marketing, showings, tenant screening, lease preparation, move-in coordination, rent collection setup, and ongoing property management. Our goal is to make the entire process organized, transparent, and as stress-free as possible for the owner.
