Contacted Clean Slate for demo work on my tile floors. They responded quickly and answered any questions I had. They had an opening and I was able to book them for next day. Four person crew showed up promptly next morning ready to work. This crew was extremely friendly and professional. They moved all my furniture, covered everything in plastic, and taped off individual rooms while working to minimize dust from the demolition. They were able to demo the entire first floor, two bathrooms upstairs, and a laundry room in no time at all. They finished entire job that day, cleaned everything up and put my furniture back. After dealing with some less than professional contractors recently I was hesitant to hire another crew to do work in my house but these guys are top notch. They did excellent work, they were friendly and efficient and I wouldn't hesitate to recommend them for your tile demo needs.

This is just an initial review, and I will post one again when the remodeling projects are completed. Ryan Dodson has been a pleasure to work with from the outset. He is punctual, responsive, professional, courteous, and above all, trustworthy. Both my dad and I liked him instantly (my dad gave me a "thumb's up" when Ryan left our home the first time after the initial consult). Even though I informed Ryan that we were still in the process of receiving additional bids, he went above and beyond even before he was hired. I work in the legal profession, so we did our due diligence and interviewed several contractors, did the necessary licensing checks, etc., before hiring Ryan. My dad and I look forward to working with Ryan on our kitchen and bathroom remodeling projects. Another review to follow upon completion.

We had never needed a fence contractor before-but our old fence blew over one night. We had never needed fence work-as most people- so we did our research, had many people come out for quotes (both from small private businesses and larger well known big brand fence companies) and asked around. We were overjoyed to find Chris @ Clearview Property Services. He immediately called us back and even though his crew was extremely busy- created time to come out and give us a price quote. I was shocked to find such huge price variances between the quotes especially for the same exact quality wood, the same style fence and same fence run. Not only were most other quotes literally DOUBLE the price, the big companies were booking out 3-4 weeks from when we needed them- meaning wed have to leave our blown over fence down between us and our neighbors for nearly a month. Chris and his respectful crew came within 2 days of submitting the quote, even though they were very very busy. Its was this type of customer service, respectfulness and quality of work coupled with the price made us extremely happy with Clearview Prop. Services. We have recommended them to many of our friends who are looking for property construction. If we could give them more then 5 stars we would! As a business owner myself, I would be very proud to run a business as professional and dedicated to quality as Clearview Property Services.

We decided to renovate our entire house, bathrooms, electrical, scraping ceilings, painting, etc. We had Santos as our general contractor who did almost EVERYTHING. The work was outstanding and we can't believe the work was done so quickly. We even had our neighbors look into the house and the ones that did ended up hiring Santos for their homes! Super honest, reliable, and fair. Highly highly recommend! We look forward to working with you on our next project! Thank you Santos- Alex and Diana

Stuart has done two jobs for us -- the first went so well that we had full confidence in him for the second, larger, project. Both projects were completed on time, and there was no slow down at the end like I've experienced with other contractors. Since Stuart works with a consistent team of subs they work well together -- the plumber and the cabinet maker and the tile guy were all aligned. And when a piece didn't go well -- and they don't always -- we worked it out to everyone's satisfaction.

Working with the contractor Mark and Ventura Construction has been a pleasant all around experience. Mark is very detail oriented and is in constant communication which is very important. The project went incredibly well thanks to his ability to pinpoint all that was not correct and also his ability to fix it. I would strongly recommend this contractor for any kitchen or bath remodel, addition, or anything else. A true professional.

Jim Worden was a very attentive contractor, ensuring that the permits were initiated, the plans followed and each job was completed correctly. We loved that he checked with us frequently on questions or possible changes. Jim modified the course of work as needed. He hired excellent professionals, including Bill for electric, Paul for tile, Steve for cement and Bob for paint. Typical for any construction, it did not match the time line, but stayed within budget and the quality of work was excellent. We would not hesitate to hire Jim again.

Amboy Korling of Korling Green painted the entire interior and exterior of our single family home in Santa Barbara, CA. Amboy was very communicative and offered a well detailed and cost competitive proposal. He started the project at the time he had committed to and proceeded with diligence. His work was excellent! We truly valued his input and experience in choosing the color to stain our new wood doors to be compatible with our refinished hardwood floors. Even after he had received his final payment, he came back to do a few very minor touch ups we subsequently discovered. We would definitely hire Amboy Korling again! Mark

I first hired Kevin as a pre-inspector due to his experience as a contractor, home inspector and realtor. He checked the property and gave me insights of how best use the property in order to get best and highest use. He was very helpful and when I needed him. Upon purchasing the property, I had him add a window and enclose a room with drywall and paint. He did beautiful job and would use him in future.

      Q & A

Answers to commonly asked questions from the experts on Thumbtack.

      What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

      What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

      • Home addition in San Francisco: $250-$270 per square foot.
      • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
      • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
      • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
