Scott prepared a complete set of home plans for submitmal to the city of LA. We are still preparing for the plan check and subsequent permit approval, but Scott has done a completely professional, comprehensive job in developing the initial submitmal. It's taken more time than first we thought for us to work through our own issues, but Scott patiently stood by us every step of the way. We have complete confidence that he will see our project through to a successful conclusion.

I am so fortunate to have chosen Archwork to draw my plan for a guest house. Quintin has presented several plans with different layouts so I had a nice choice. He's been to the county several times on my behalf and also made phone calls to other people involved with the necessary items that needed technical answers. Quintin has taken the guess work out of the project and has answered all my questions. I feel very at ease with him and his expertise. I am so looking forward to the beginning of the building of the guest house.

I found VR Drafting on Thumbtack and Vicente was the best of all the architects that contacted me in terms of how he was active in responding to me and his rate. He offered the best rate I've found. He drew a plan for my enclosed patio (I already have a patio,) and wanted it to be enclosed. From the time we met up to completion of the plan took 2 weeks, 3 weeks at the city, and 2 more weeks for corrections. The correction process was a bit confusing because that was where he and my contract got into a bit of a conflict. Vicente wanted an engineer to sign off on the plan and that would have cost $400-$500 more, but my contractor rushed him to get it back, in which we received it back in 2 weeks with corrections minus the engineer stamp. We re-submitted it and got approved. To this day, I am unsure as to why Vicente recommended the engineer approval? During the process, Vicente drew up a plan for my bathroom conversion as well. The plan got approved instantly at the counter at the city. That plan also took about 2 weeks to draw. I thought Vicente was professional, knowledgeable, and did a good job in satisfying his client's needs. I thought the timeline was good, so please be sure to discuss your time frame with him. Additionally, I would have given Vicente a 5* if he and my contractor had gotten along. I am a first time homeowner and these projects are my first two projects; therefore, my view can be limited. However, I will contract Vicente again for future projects as he delivered a satisfactory job with a decent/negotiable price.

I cannot say enough good things about Guy and his crew. Amazing job from start to finish. Guy took our small idea and turned it into a masterpiece! He was on time and on budget! Two things that I thought were unheard of when it comes to remodeling! Guy was patient and responsive and answered every question without judgement or delay. Construction Owl will most certainly be our first call when we begin our next home remodeling project.

    Naab Design has helped us redesign our 3 Br. home last October and this competition has done an exceptional job. Naab Design used some of my favorite antiques as central focal pieces and incorporated them into the overall design. My house looks fantastic! There is no more clutter, and there is a better flow from room to room. Design group made sure that the new design reflects my own personality. They are very kind, understands what you need and works well with any personality (my family members). The Designer team is a great communicator, responds in a timely manner. Naab Design completed the project within the time and budget planned. Naab Design fee was very reasonable, too. The team who are working on this company is an excellent professional designer. We highly recommend her for any design project.

    We hired Adam to draft and design drawings/plans for permitting purposes - conversion of part of a residential property into an attached an ADU as well as a remodeling project. Adam was excellent throughout the entire process - from drafting and designing plans to the issuance of permits. He was professional, reliable, and responsive. Adam delivered a great service for the value. I highly recommend Adam for anyone needing a reasonably-priced designer and planning to to get building permits in the City of Pasadena.

    3-24-2018 To whom it may concern; I am a General Contractor/Designer who works with the same Vectorworks “Design Program” as Juan Herrera who started working with me in 2009. He is “Super-Fast” with the program so Juan gets the 3D and general plan package together then I can “tweak” the project to my liking and still stay within my budget limitations. He’s a great “team player”. On a personal note, Juan & I have become good friend over the (almost 10) years we have been working together. He is a man who (unlike many others today) retains a creditable “moral compass”. He has proven to be a dependable man who tries his best to do what he says he will do, when he says he will do it.     Roi Lapeyre did an excellent job of redrawing the plans and taking them to the city. He found errors in the initial plot layout from previous plans and corrected them. He got the plans approved through the city for us but the process took longer than anticipated.

    I have worked w/ Marie Roviello twice- The first as associates, where our firm was the architectural firm of record on a project that Roviello Design was brought in to do interiors on & the other (after) as a client. That I had previously worked along side her and later hired her to work on my own house probably says it all. Because of her architectural background, she has much more experience in many of the realities that most interiors people just don't have the knowledge to bring to the table, (materials, code, structure) Her aesthetic is fairly broad, but her strength probably leans towards a contemporary, high-end New York sophisticate. many interiors people, spend an unusual amount of energies shoveling fantasies into their clients and all the while are silently tiptoeing in the background through the project - until one grand day, they hand you a finished product wrapped in positive reinforcement. A product that often times seems disconnected from the occupants & ends up being more a "stage" than a home. "wrangling the coalition" between client, designer & the trades is where Roviello Design's real strength lies. They (R.I.) realize that the best answers come from a partnership, where the clients wants and needs are respected. and all the "realities" are metastasized into something (from what I have seen) that people love.

      Fernando Feldman has been my contractor for about a year now. We have done a number of projects at my home, at a rental house and at my recording studio. He is a supurb contractor from the first planning meetings through the completion of each project. He has good ideas and really tells you the best way to get your project done for you. He is about integrity and being proud of his work and his sub's work. His subs seem very loyal and have been with him along time. It is a pleasure working with his office staff, Antoinette and Stephen who are organized with permits and processing the necessary paperwork. I've worked with other contractors in the past, some good, some not so much. But I'm looking no further now. Go Green has it all.

      Michael was extremely thorough in carrying out sun and shade studies for our complex to evaluate the impact of a new development next door. He went much further than requested and reviewed the development's architectural drawings to identify not only specific issues for our complex, but also offer detailed design solutions that we were then able to take to the city's planning commission.       We retained Modal Design to undertake a remodel of the interior of our 1930s Spanish-style home. Daniel Monti brought his talent, creative and coherent vision, impeccable taste and modern aesthetic to transform the interior of our home into a gorgeous, clean, refined, timeless, contemporary Spanish that is uniquely ours. He managed our expectations, accommodated our budgetary limitations and worked closely with the contractor and engineers, giving due attention to the smallest of details, from the plans and drawings, to the selection of materials to installation/construction.       How do architects work?

      Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

      When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

      How do architects charge for their services?

      According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
