Amber has been phenomenal. We have a large vacation rental property and have worked with several cleaners over the years, ranging from individuals to larger firms specializing in rentals. Out of all of these Amber is the best. She communicates effectively, using phone, e-mail, texts and pictures when she has questions. She does not hesitate to offer up her own ideas about things that need to get done, and she takes the initiative to make improvements. She has accommodated difficult schedule changes from us, and has kept us informed and in the loop when she has needed to make changes.

Hemlane provided a valuable service for me in 2015, by helping with the screening of potential tenants for my rental properties. As a result of their intuitive and easy to use system, my applicants entered their financial and prior rental history for review purposes. Best of all, the Hemlane team provided extremely valuable guidance for setting key metrics for evaluating applications all with the laws required, and for minimizing the exposure of financial risk. I would strongly recommend Hemlane for any rental property manager who wants a business partner, and not just a vendor, to help them be successful with their end to end operation. They also introduced some very creative enhancements which demonstrate their focus for innovating in their industry they serve. Definite LIKE!

I was managing my rental property myself until the issues just became too difficult to deal with myself. I heard of Ziprent through a friend and contacted them. They quickly communicated with my tenant and took over the management of the property. Within a few days, they had all issues resolved and had a lease renewal signed. They pick up the phone everytime I try calling so I know my tenant won't be frustrated with communication if they need assistance. On top of the hands on stuff, through the portal, I can see what's going on with my property at all times. From repairs and invoices to rent collection. I couldn't have asked for a better company to deal with.

If it needs to get done quickly and correctly the first time around, this is the lady! After others had failed, Kat turned my Pier-39 boatslip into a reliable "management free" revenue stream. With much patience and tenacity, she is now doing the same for me on other properties.

Actually we only have experience with Mr. Valero and his small and personal agency in its capacity highly professional and responsive Property Managers, (not as a Real Estate brokers) but we would strongly recommend the firm if your looking for first-rate knowledge of the West Contra Costa County market -- buying, selling or investing. It's a real 21st century phenomenon when a small, personal agency like this, using the power of the internet and the latest technology can out-perform the big faceless mega-firms AND still give the personal attention of an old-fashioned "mom-and-pop" operation. Best of both worlds: 5½ stars! (if that's allowed.)

Raymond Management is a full-service property management company servicing the Sacramento, Solano, Marin and Napa counties. Our Sacramento office is located in the Downtown/Midtown Sacramento area. At Raymond Management, our focus is improving and maximizing our clients' rentals. We utilize all the latest cutting-edge software for easy maintenance requests and rent payments, as well as social media marketing, and advertising. At Azari Property Management, our philosophy is to make customer service a top priority, both for the property owner and the tenant, and vision is to make property management easy and peace of mind for our investors. We understand that each property is unique, and as a small company, we have the flexibility to tailor our services to our client’s individual/particular needs and investment goals. One reason I started The Azari Group was because I was dissatisfied with the property managers I had hired. As a property investor, I know the importance of good management, so I have assembled and trained a team that makes customer service a top priority and includes 24/7 availability, in-house maintenance services, property inspections, frequent communication with both owners and tenants – free of charge. I also have experience with homeowner associations, as a condominium owner and HOA Board Member and Officer, and we can provide these services as well. We designed our comprehensive services with the small investor in mind. Some of our clients have one investment property – others have dozens. We help meet the needs of our real estate investors by offering a range of services, from property management, tenant acquisition, record keeping, and relocation to locating a new property for a 1031 exchange or selling your current rental property. I have worked hard over the years to assemble a talented team of results-oriented individuals who place the customer first and are dedicated to increasing the cash flow and appreciation value of your real estate investment. My years as a financial executive and advanced education (MBA) give me the experience and knowledge to deliver services that meet the needs of both landlords and tenants. My clients especially appreciate my negotiation skills, which help maximize their investment income by getting the best price or highest rent. But don’t take my word for it. Our clients rate Azari Property Management ***** five stars, making it the #1 Property Management Company in San Francisco. You can read our client reviews on a number of internet sites, including CitySearch, Yelp, and Yahoo Local. Sincerely, Manzar D. Azari, MBA, Realtor Founder & President

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

    • Marketing the rental property
    • Collecting rent
    • Handling repair problems
    • Responding to tenant complaints
    • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

    Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.

Hire skilled professionals for absolutely everything.
