Harry showed up bright and early. Very pleasant to work with and really knows his stuff. Great to have a real electrician who doesn’t believe in the cheap work-arounds. We had some tricky wiring (old remodeled house) that took almost an extra hour to get it figured out but he only added a couple of extra dollars. I insisted he take more. Such a great experience and we highly recommend him.

Instead of using the inspector referred to me by my real-estate agent, I found and hired San Cali Home Inspection to perform my property inspection. Scheduling was easy and flexible, and their price was very reasonable - especially for a 6200+ square foot home. On the day of the inspection, I arrived about 15 minutes after David and Charles started the inspection. David started on the outside of the home while Charles began on the inside. They were very thorough in their analysis and inspection report. They were very good at answering any questions I had and took time immediately after the inspection to speak with me about their findings. I highly recommend San Cali Home Inspection and would definitely use them again.

Using Dennis is my first long-term experience with a property manager. Why did I wait so long? I have found that Dennis not only pays attention to detail but is also very aware of the needs of the tenants as well as the owner. He is very responsive to e-mails and phone calls; Dennis is an excellent representative for Noble Real Estate Services.

As someone in the real estate industry, I know how hard it can be to find a quality property manager. I was referred to RMG from a fellow Realtor. RMG will return your calls promptly and will make you feel valued. Most companies these days treat you like a number but RMG makes you feel like a priority.

I had inheritted two rental properties after my father passed being in IT field I know nothing about the property managment or real estate field. I interviewd 3 different management companies and found EZ management company the best in price and service. Being in the tech inudstry I am all about internet and technology. I loved the fact that the technology that EZ is using is compatible with the new century and designed to entertain owners like me who are tech savvy. I was thrilled when my property manager with EZ sat down with me to explain everything in detail. The market conditions, technology, marketing techniques to publish my property to 36 different website to ensure I get the best and highest rent and NO OUT of Pocket expense for me to get them started. They said I pay when every thing is done and they work free of cost until the property gets filled. I had no harm to try them out wihth their month to month contract. I was thinking if i don't like them I will cancel them after a month but I was amazed how they were able to rent out the property beyond my expectation with in 10 days. They impressed me with their work time after time. I ended up selling my own home through them and bought another property. Their management as well well sales both Rock! If i could give them 10 or 100 stars I would. Thank You EZ you truly stand to your slogan of Making people life's EZ..you sure did make my life EZ.

When purchasing my home, David negotiated an amazing deal even though there were several other bids and my offer wasn't the highest. I felt confident in his skills, knowledge & market expertise. David secured the property for me seamlessly. When it came time to hire a manager for another property, I didn't hesitate to call David. He quickly found the right tenant & skillfully handled the rental agreement. He's very knowledgable about property legalities & even secured a higher rental rate. David is professional & very easy to work with. I highly recommend him.

Randy's background in appraisals, loans and real estate makes he an ideal realtor for buyers and/or sellers. That makes him a True Triple Threat. Not only did he put up with ever changing criteria, but he did so with professionalism and sensibility. I appreciate his no pressure style, and especially his insight on first-time home buyer programs. Randy had my back throughout the experience and was easy to reach.

One of the greatest traits about Laura Kelley is her ability to listen to what we truly want in a home. Laura searched high and low for our home purchase when there was not many homes for sale in the area that we wanted to live. If you are looking for a real estate agent that you can trust call Laura.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

    What is a home inspection?

A home inspection is a visual inspection performed by a trained professional to determine the condition of a home’s main elements. The inspection usually takes several hours, during which the professional takes multiple photos and notes, tracking information for a final report. After the inspection, the pro will create a printed report, complete with photos and detailed information, summarizing the condition of the house. A home inspection is often used by potential home buyers prior to purchase to determine if there are larger issues (such as dry rot or a faulty foundation) that are not immediately visible to the untrained eye but that would cost a lot of money to resolve. Home inspections are also used by real estate agents and home sellers to address any concerns before putting a home on the market. Longtime homeowners can also schedule a home inspection to get a snapshot of their current home condition and identify any issues that need to be addressed. A home inspection is not a legal document that can be used for divorce or estate settlements, nor can it be used to secure loans or mortgages.

What does a real estate agent do?

Real estate agents help their clients buy, sell, and rent commercial and residential properties. There are also real estate agents that sell industrial and agricultural real estate, but the majority sell residential properties. To become a real estate agent, you must be at least 18 years old, successfully complete real estate courses, and pass a real estate exam. Be sure to check for any required licensing, too. Often real estate agents will earn 5 percent to 6 percent of the total home sale price for their work in representing their client. Typically this commission is split equally between the buyer’s agent and the seller’s agent. Here is an overview of what a real estate agent does, according to the United States Department of Labor:

    • Represent clients who are looking to buy, sell and rent properties.
    • Stay knowledgeable about regional real estate prices, mortgages, market conditions and related information, and advise clients accordingly.
    • Determine competitive market prices by comparing properties.
    • Create and publicize lists of properties for sale, including details such as location and features.
    • Market properties through advertisements, open houses and listing services.
    • Show prospective buyers or renters properties.
    • Present purchase offers to sellers for consideration.
    • Mediate negotiations between buyer and seller.
    • Ensure that all terms of purchase contracts are met.
    • Prepare documents, such as loyalty contracts, purchase agreements and deeds.

How do you find a good home inspector?

A home inspection should tell you the true condition of a home. A competent home inspector closely inspects your home’s structure and foundation, looks for termites and signs of problems like mold, checks the wiring to ensure it’s in good condition, and investigates the HVAC system, among other items. To find a good home inspector, first research whether home inspection is licensed in your area; not all states require licensure.

If there is no regulatory body that licenses home inspection in your state, there are other ways to make sure you are hiring a trustworthy professional. Carefully look into the person’s reviews and ask for references. Ask if they are committed to continuing education, and whether they are active members in any reputable home inspector organizations. Some organizations that recognize and/or certify home inspectors are the American Society of Home Inspectors, National Association of Certified Home Inspectors, and American Home Inspectors Training. Don’t be shy about asking to see credentials and licensing.

What's the difference between a real estate broker and an agent?

Real estate agents and real estate brokers both help clients buy, sell, and rent residential and commercial properties. According to the U.S. Bureau of Labor Statistics, real estate brokers are licensed to manage their own real estate businesses. Real estate agents cannot have their own real estate office and must work under a broker. Real estate brokers often have real estate firms and employ real estate agents. Those real estate agents may be employees of the firm, or they may work on contract and earn part of any commission they bring into the firm.

If you are a homeowner ready to sell or a buyer in the market for a new home, either a real estate broker or a real estate agent can help you achieve your goal. What is more important than their title is their track record and client success stories. When interviewing real estate agents or brokers to help you buy or sell a home, ask about their recent sales history as compared with the original listing prices. If you’re selling a home, ask how they would market your home and what price they would list it at. Whether you hire an agent or broker, you want a professional who will have your best interests at heart.

What should you look for in a real estate agent?

When you’re hiring a real estate agent you want to find a qualified pro who can negotiate the best deal for your home — whether you’re buying or selling. Reading reviews will help you weed out obvious bad operators; you want to work with someone who treats their clients with fairness and respect. That said, you also want someone who can play hardball and maximize your real estate deal. Ask for references from recent clients, and be sure to call them.

Experts encourage you to interview more than one prospective real estate agent before hiring. A home sale or home purchase is a big deal — sometimes the biggest deal in a person’s life — and you want to find an agent who will work hard for you. In today’s market, having a real estate agent who is social media savvy and has an attractive online presence is critical. Ask the agent how they plan to market your house. Review their listings, and ask yourself if they have professional photos with homes that are professionally staged. If the answer is no, they might not have the marketing savvy you’re looking for. Ask what price they would list your house at and why. Pay attention to how they communicate with you during your initial interviewing phase. Are they too busy to respond for several days? Are they clear and helpful? This information is a clue to how they’ll engage during the entire process.

Hire skilled professionals for absolutely everything.
