Ron and his crew did a great job replacing and repainting the wood paneling on the exterior of my home as well as fixing drywall cracks/ holes in the interior. He was very thorough about explaining all aspects of the quote (which was VERY FAIR by the way) and did an amazing job. He even took pictures of all the work before he started and after it was finished. Thanks again Ron!!!

We feel extremely fortunate that we found Loyalty Counts Construction! Our challenge was to renovate my mother's home from over 100 miles away and get it leased as soon as possible. In just seven weeks, Loyalty Counts Construction had rewired most of the house, completely gutted and renovated two bathrooms by increasing the shower size in one bathroom and installing subway tile there and around the new tub in the full bathroom, painted the entire inside of the home, and handled many, many other challenges that cropped up along the way -- always with a smile on their faces. The owner, Adrian Moreno, is AWESOME! His management skills are excellent, his crew very knowledgeable, competent and courteous, and his communication with us was outstanding! We cannot speak more highly of this company and would recommend them to anyone wanting great work, good pricing and an excellent experience all the way around. Thank you from the bottom of our hearts, Adrian! You and your crew are the best!!!

Scott prepared a complete set of home plans for submitmal to the city of LA. We are still preparing for the plan check and subsequent permit approval, but Scott has done a completely professional, comprehensive job in developing the initial submitmal. It's taken more time than first we thought for us to work through our own issues, but Scott patiently stood by us every step of the way. We have complete confidence that he will see our project through to a successful conclusion.

We have a high-end home in the Lake Sherwood area. David Guth Construction is the company we've called for the past fifteen or so years for our premium quality work. We have a "handyman" who does little "fix it" repairs as needed, but we contract with Dave Guth for all of our remodeling and fine carpentry work. He's not only highly skilled, he's very ethical. He has never "nailed the job" and then disappeared for a few days, like so many contractors do. When Dave commits to a job, he and his men are at our house every morning on time until the job is completed. The impact on our lives is minimal, and that's important to us. He also shows you a detailed bid, is very clear about the amount of mark-up on each item, and even shows you his profit percentage. Most important, his crew is very talented. Dave has helped us design entire rooms. He's also a perfectionist--like my wife and I are--about finish carpentry. His ability to match existing woods and stains is the best I've ever seen. So far, a really good experience every time. Dave's not cheap, but the work is superb. The projects he did in our home in the 1990's still look as gorgeous today as they did then.

Quentin is an amazing architect. His vision and spatial understanding is incredible. Actually, we worked with him twice. The first time was for a major remodel which took the house down to the studs. After 6 months of construction, the house burned down in a wild fire. We then worked with Quentin to re-build from the ground up. Our experience with him was excellent and I would highly recommend him.

I cannot say enough good things about Guy and his crew. Amazing job from start to finish. Guy took our small idea and turned it into a masterpiece! He was on time and on budget! Two things that I thought were unheard of when it comes to remodeling! Guy was patient and responsive and answered every question without judgement or delay. Construction Owl will most certainly be our first call when we begin our next home remodeling project.

Working with Ray was great, he was very professional and courteous. He took the time to understand what we needed and wanted in building a new master bedroom with a full bath plus and extra 1/4 bath and laundry space. Ray produced very detailed plans and met with the city 3 to 4 times in order to satisfy their requirements. He always arrived on time, to our appointed meeting times. We found that the pricing that Ray charged was very reasonable. He was not the lease expensive quoted through Thumtack, but we feel it definitely was the best value. I would highly recommend Ray to my family and friends who may need architectural services.

We've had the most amazing experience with Skyline Construction. Eric (the owner) exceeded every single one of our expectations from start to finish. It is so hard to find reliable, trustworthy, caring and genuine people in this business and Eric has been all that and more. He basically held our hand through the entire process of our home remodel (gutted house completely) which included framing walls, 5 bathroom remodels, kitchen remodel, new floors, plumbing, new air/heating/vents, painting interior and exterior and much much more. We have never experienced such amazing customer service and professionalism which in today's world almost doesn't exist. Eric's knowledge of home improvement is second to none. We love our new home and have Eric to thank!!!!!!!

Great guy, will be starting a project with him soon. Reza goes the extra mile to make sure that you are satisfied. Before we even decided to hire him, he went to the Los Angeles city building department to verify the possibility of our attic conversion. He will give you his full attention when you decide to work with him.

I was ready for some remodeling in my home. My kitchen needed an update and so did a few of the bathrooms. Searching google I found GIM and saw that they did energy efficient remodeling and upgrades. I contacted GIM and set an appointment for a consultant to come by to show me some options. The consultant showed us many samples of flooring, tile, roofing, painting, and multiple other products they offered. They even had their own architect to take care of the drawings for me and also had a 3d design for the kitchen. All the work was done properly and my home was left clean everyday. Appreciate all the hard work.

Great overall experience. Job turned out to be a little more complicated and took longer to fix than expected, waiting for parts. Would definitely recommend working with Morris - great customer service, knowledgeable, friendly, replies to texts at anytime, fair prices, on time and even gave my toddler a present! Very comfortable having Morris work in our home and having him quote additional jobs around the house currently.

I am remodeling my home in the palisades and wanted to add some 30 ft of complicated wainscoting to another room. I tried thumbtack: Thaddeus Martel made a reasonable proposal, got the job and did it perfectly well. The price was fair, the work was on time, everything was cleanded up afterwards. I strongly recommend him as a competent, reliable and polite craftsman.

I have worked with Tino Arteaga as a contractor for 16 years. I have found him and his team to be very professional, responsive and puntual. His team did a great job on our home and many of the commercial retail buildings we manage for Worchell Properties. We are very pleased with his work ethic and excellent job on the remodel of several of the buildings we manage and will continue to use him and his team for all our other jobs. We spent the last year with our home in shambles because we decided to remodel our kitchen and ended up with a contractor that had no ethics. One error after the other, the final straw was when the "contractor" literally burst one of our pipes and almost caught our house on fire and melted our electrical line without even bothering to tell us. There was a bright light in the midst of the wreckage. When Meckauer Design and Build came to evaluate our home Robert identify the errors, came up with incredible solutions no one else seem to be able to find, he quickly assessed and found that the previous contractor did not even have the permits in place even though he had posted papers on our home. Yes the previous contractor lied and put our home at risk! Robert knew the laws surrounding construction and how to rectify what has happened to us. Everything he does is in blueprints and has gotten done efficient and effectively. Robert documents and shares his knowledge on how to right a wrong. He is very well versed on California Contractors License boards regulations and bonding. If you need help with filing papers or trying to resolve something with another contractor he will walk you through the steps. He does not only the know the laws, he follows the law and will help you understand the law. What a team! Jean his office manager is continually checking, keeping us informed. and and Robert has more in the past few weeks than the other contractor was in the entire year and it is done right with real live inspections. This has been challenging year and seeing the progress in the kitchen these past few week has been such a treat. It has been a pleasure to be here while talented professionals who are righting wrongs. The work is beautiful and the contractors Robert works with and has choose have been both skilled and professional. We have repeated been shocked when we came home to clean countertops when dry wall has been cut and clean floors when wood work has been done. If anyone finds themselves looking for someone who can assess work, correct work, or work from the ground up this is the go to company. Our only wish is that we had Robert and Jean from the start. Out of this frustrating series of events the end has been a pleasure because of the insight these professionals have brought to the job. We are now resting assured that our home is safe and well take care of because of their ethics, insight and skills.

Diane has done a whole home remodel for my family in the early 1990s and a 1000 sq. foot separate building on a different property in about 2012. She is a good listener when it comes to understanding the clients needs. Her understanding of how a space will be used is clearly reflected in her modern designs. She has a tremendous attention to modern detail, and supervised the construction to ensure compliance with her design. I was very pleased with the finished results on both projects and enjoy living in these spaces. She has excellent skills on state of the art architectural CAD software that allows her to create very detailed plans and specifications. This is critical during both the bid and construction phases. She has a depth of knowledge regarding building materials and finishes that help to create a coherent aesthetic design. She is LEED certified and sustainable development is clearly part of her philosophy, Her services include construction observation as part of the fee and it is well worth it. She is on site making sure the construction is per specification and correctly detailed. I can't emphasize how important that is. She is a true professional and a joy to work with. I recommend her without hesitation.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
