We hired Lifetime Remodeling in the summer of 2017 to do a first floor addition to our home in Millbrae. The project involved adding 400 square feet to our house, which included expanding the living room and adding a new bedroom and a new bathroom. It was wonderful working with Sam and his team at every step of the way. Their bid was very competitive compared to the many others I got, and the estimated time for completion (about four months) was much shorter than most of the other quotes. Lifetime's responsive customer service and attention to detail made our lives so much easier. Here are just a few examples of things they did to minimize our stress. When strong winds blew the construction fence over during off hours, they came out here quickly to get it back up and weigh it down with sandbags. When it came time to block off the parts of the house being demolished, they helped us move furniture and cover it carefully so that it would not get damaged or dirty during construction. When they needed to move the wiring for our internet access, they made sure to reconnect it promptly. The temporary wall they built was very sturdy and effective at blocking out dust, so we had no problem continuing to live in the house throughout the construction. Sam also closely inspected all the work and often caught adjustments to be made that I did not notice. For example, even though the interior painting looked fine to me, Sam decided that he wanted another coat. When we did point out other things that needed adjusting, such as leveling out certain fixtures, the team promptly fixed them. When I asked for a different design for our recessed lighting at the last minute, even after some of them had already been installed, Sam accommodated the request. Sam checked in with me often, so I always felt well informed about the next steps coming up and what I needed to plan for. This was awesome because I learned that it can be agonizing to pick out tiles, hardwood, hardware, etc. for a project like this, especially for someone like me doing it for the first time. It was also helpful to have Sam's recommendations for suppliers for the finishes and fixtures. We were really impressed that Lifetime finished the project pretty much right on schedule and with absolutely no cost overruns. To make this happen, most days, Lifetime had a team of two to four workers here by 8 a.m., and they worked steadily for the entire day. They also often worked on weekends. After Lifetime finished the addition to the house, we ended up also hiring them to do landscaping for our front yard and replacing our concrete driveway with paver stones. They also did a great job on this, and we are so happy with and amazed by how our house looks now. Remodeling inevitably involves many hard decisions and a lot of time, energy, and money invested by the homeowner! The last thing you need is a contractor who adds unnecessary stress, yet it seemed like everyone I talked to had horror stories about their contractors. We are so grateful that Sam and Lifetime made it a wonderful experience for us.

I had a great experience working with Eddie building a 250 SF deck in my backyard. I can't say enough positive things about him. His bid was very competitive yet workmanship was of the highest quality, he managed to be very responsive despite handling other jobs and he demonstrated deep expertise in his craft. I would hire him again in a heart beat and would recommend him to my friends. He finished the project on budget, on time and lets and left the job area clean after he finished.

I hired KOD to install a pocket door, add some recessed shelves, and balance the sink in my bathroom. They also added a pantry and cabinet in my kitchen. Kevin and his team did outstanding work. The price that he quoted was very fair and the project did not go over budget. KOD was professional, punctual, and flexible (the graciously accommodated my schedule). I found Kevin and his team to be honest and hardworking. My unit is in a very old building with odd and non-standard walls, yet Kevin and his team were able to adjust and complete the work without any delays. Thanks to his workmanship, my bathroom and kitchen now has more space and storage. I look forward to working with KOD on any new projects in the future and would definitely recommend them.

We enjoyed working with Serena Zanello on our update project for our home. She is true professional. She began with a long conversation with us over colors, styles, preferences and patterns. As we worked with her design suggestions, we were able to come to consensus on furniture styles and wall colors; she was able to come up with colors that my husband and I could both accept. She was very patient as we worked our way through many choices, and she sent us many possibilities and combinations which would work together, give us the update we were looking for, and satisfy us both. She really opened my mind to new possibilities that took into account our preferences and needs. She chose two very professional subcontractors, to paint and to install the flooring. Their work was detailed, accurate and careful, and clean. We are very happy with the final process of floor, wall colors, tables, chairs, sofas and lighting that fulfill the functions we need and fit our sense of beauty and form. Her choices, suggestions and enthusiasm made the final result come together beautifully. We would certainly work with her again and recommend her highly.

Aldo is absolutely wonderful to work with! We purchased our home in 2014 and he has led three different renovation projects for us since then. And, when we save up for our next round of renovations, we will certainly go to him again! What we appreciate most about Aldo is his honesty and warm nature. He never led us astray, never tried to overcharge us, and never tried to get us to do more work than we needed do. He was open and upfront throughout the entire process for each project. He was also warm, friendly, and so easy to work with. Before we started our first round of renovations, many people warned us about contractors who would extend timelines. But Aldo is amazing when it comes to timelines! He sticks to them! We also love how responsive Aldo is. I had Jeff do our plans for a new Tattoo shop in an existing building, we had to meet and navigate several ADA requirements with the City of Santa Rosa planning and building department. Jeff was very knowledgeable, competent dealing with the city for us. He is a very Personable Architect who was never too busy to to answer questions for myself, my contractor or my city of santa rosa planning technician. I hired CFI Construction to frame a new 501 sq ft building on our property to be used as a sewing studio. Today, they started and finished framing the walls, and enclosing the entire building with shear panels. Next week, when the trusses arrive, they are going to install them and install roof shearing. I learned of CFI two days ago on Thumbtack. Having observed their work today, I feel like the A team just fell out of the sky into my project. They are phenomenal in every respect. Their work, honesty, and work ethic are models for the construction industry. They have years of experience framing large projects, both residential and commercial. I was humbled that they chose to work on my project. They are not solely a framing company. They can build a building from start to finish, I just happened to hire them for framing. Having enjoyed today's experience, I'm going to use them for more phases of our project. Both the owner of the company (Steve) and one of his sons (Drew) were on site the entire day, as well as their crew of 5 framers. I wanted to write this review now, even though they still have trusses to install and the front porch to frame, because I want other users of Thumbtack to have the same benefit of a 1st class, licensed, professional construction company, as I did today. I strongly recommend that you seek out CFI Construction for your projects. They are the real deal. Thank you Steve and Drew.

I hired Esther's firm for a tenant improvement project consisting of a new restaurant and a cafe next door. They designed a hip and functional interior, an attractive exterior with outdoor seating, and was involved in all the details including the design of millwork, furniture, signage, lighting, and finishes. They coordinated and led multiple engineers and the equipment supplier on the project. They had no issues with getting approval from the Health, Planning, and Building Depts. David Pruitt designed our new home, just under 10,000 SF and its separate guest house, about 1000 SF. We are extremely excited for how these two homes turned out. Every single person, including contractors, our friends, and neighbors are awed when they come to see these two homes. The part that pleased us was the fact that David was relentless in making sure that we liked his designs. Since there arefour of us in the family, all adults, it was not easy to satisfy everyone of us, myself, my wife, and our two adult kids who are opinionated more than their parents. Consequently, he gave us numerous very different designs for each of the three floors and the guest house. The house is designed as contemporary Tuscan and we like it a lot. David is very familiar with standard dimensions and therefore every room is proportionally designed to the right size and placement in the house. He is also a cool guy who is very easy to deal with and request things from even way after he had finished the project.

How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
