Q & A

Answers to commonly asked questions from the experts on Thumbtack.

How much does it cost to build a deck?

The cost of building a new deck or porch is $1,500. However, this price can vary depending on a few different factors. The square footage of the space, the type of materials to be used, the intricacy of the project and your specific region can cause the price to fluctuate. To find out how much your new deck will cost, get free estimates from the best deck contractors near you.

Does a deck increase home value?

A back deck may (or may not) increase your home’s value or attract potential buyers if you’re looking to sell. According to the Remodeling Impact Report: Outdoor Features, a new wood deck with an estimated construction cost of $10,000 recovered $8,000 for the overall recovery of 80%. Still, 9% of realtors suggested that home sellers should add a new wood deck before putting their home on the market, and 4% said this project has helped closed deals.

The impact of adding a new deck will likely depend on its material (wood, composite, etc.) and where you live. For example, if you live in an area where people rarely spend time outside because of the weather, it’s reasonable to predict that prospective home buyers might not rate a deck highly on their list of must-haves when looking for a new home.

When in doubt, consult with your realtor or a real estate expert to figure out if adding a new deck to your home is the right move to increase your home’s value. If it is, contact the best deck contractors near you to get free estimates and start planning your project.

Who is a carpenter and what do they do?

Carpenters are skilled craftsmen who build things out of wood. Depending on what the carpenter builds, they may be referred to by various names. A framer is a carpenter who puts up the framing on a house. A trim or finish carpenter installs the finishing touches of prefabricated or custom trim and detail work once a house has been built and the walls are up. A furniture maker or woodworker builds furniture — such as tables, beds and dressers — out of wood. A cabinetmaker is a carpenter who builds custom and semi-custom wood cabinets. If you’re having a home built or remodeled, your general contractor will either provide or subcontract the carpentry work for the framing, cabinets and trim. You can hire a carpenter directly to update the trim in your home, build you a piece of custom furniture, or repair or replace your wood cabinets.

What does a finish carpenter charge per hour?

On average, finish carpenters charge $60 per hour. However, this hourly rate will vary depending on where you live, the scope of the project and other factors. For a more accurate estimate, ask for price quotes from at least three finish carpenters in your area.

What’s the best way to set up a consultation or an appointment with a general contractor during the COVID-19 pandemic?

To set up a consultation or appointment with a general contractor during the COVID-19 pandemic, start by performing an online search for local professionals near you.

Message the contractor, and see if they are willing to set up a video consultation call instead of an in-person site visit. With video chat, the contractor may be able to assess the scale of the project, give you better information on what needs to be done and perhaps provide an estimate. Be sure to discuss virtual payments, as well as general strategies for staying safe.

What should I ask a deck contractor?

One of the first questions you should ask is whether the contractor has the proper license or insurance. To be a licensed contractor in many states, they must have the experience and knowledge to pass the requirements from your state’s licensing board.

You should also inquire if they have done work related to your specific project. Just because they’re a contractor, that doesn’t mean they’ve built a deck or an addition like yours. Ask for photographs of decks they've built in the past, and go online to read reviews from past clients.

You also need to ask for a free estimate from several contractors so you know how much the project will cost you (and so you can pay the best price).

Can I use digital payments to pay for general contractor services?

Currently, many general contractors are using common digital payment services like PayPal, Venmo, Square Cash, Zelle, Google Pay and more. And more will likely adopt these and similar platforms as coronavirus continues to force companies to take on digital capabilities.

Contact general contractors beforehand to discuss whether they accept digital payments, and take all necessary measures to meet social distancing recommendations. You can also compare general contractors side-by-side online to see which ones accept digital payments.

Do general contractors offer remote or virtual services?

General contractors perform manual work and typically need to be present to complete their projects. However, if you come across a profile that states the contractor is offering remote services, ask what those services include. You can also ask if they can perform a consultation via video call and if they can do the job while following guidelines from the CDC and local agencies.

Does a general contractor need to enter my home?

Provided the project is located inside your home, completing the job would require a general contractor to enter your home. But if your project is located outdoors, a general contractor will likely not need to enter your home. Discuss your options with general contractors in your area before hiring.

Do carpenters build houses?

Carpenters are trained to work with wood. That means that any part of your home that is built of wood is very likely to involve a carpenter. Framing carpenters will put up the wood that makes up the bones of your home. If you’re having a wood floor installed, it may be done by a carpenter — although being a carpenter is not a requirement to install flooring. Trim, baseboards, wainscoting and any other detail work is typically installed by a finish carpenter. The wood boxes of custom cabinets will be built and installed by a carpenter.

Although all of these components in your new or remodeled home are built by carpenters who specialize in building things with wood, a general contractor typically oversees construction of the entire house. If the general contractor is also a carpenter skilled in all these areas, they may well construct your entire home. More often, the general contractor subcontracts out the various building stages to different individuals, including carpenters.

Howard did a 500 sq ft covered deck with Trex composite decking for my family and I. He made the entire process easy, and the end result was phenomenal!!!! The deck and covered part look like it was part of the original construction of the home. Now, we spend more time outside of our home then inside thanks to the amazing deck Howard built for us. Priced well below competitors yet workmanship and professionalism is well above others. We highly recommend Sanders Construction for any project you have!

They were very friendly and gave a more than fair price for their work. Their honesty about the market and what to expect as far as longevity of the deck made me feel confident in my decision with them in going with a combination of composite wood with a pressure treated frame. When they started the job it only took them less than a week to tear down the old deck and build the new one. If you're looking to get your deck built with high quality and reasonable price in mind look no further.

We love our new deck! Sanders construction communicated pros and cons of different building products and helped us make informed decisions. During the build, we had daily updates of progress, permitting, etc. The final product is solid and beautiful and we are so excited to enjoy our new deck.

Worst experience with a contractor I've had. Hired to build a deck, told 4 day job. The subcontractor was not reliable, quality of work was terrible. Complained to Sean at Diamond A as the primary and it was a week before he arrived to look. Then Sean's team took over, quality of work was better, but still had to ask for things to be corrected, they tried to use non treated wood for one of the support beams, there are still 1/2 inch gaps between top deck boards and ledger board. So, after 5 weeks finally got deck inspected, it passed. There are still some boards on the top that didn't have two nails going into the joist, Sean indicated he would have it fixed, but have not heard from him in a week. The old deck was left piled next to my house for almost the entirety of the project. There is still unused or partially used wood under my deck now. Bottom line - Never felt like our project was a priority to the subcontractor or Diamond A as the prime. Would never hire this contractor again.

After coming out to look at my project Instead of giving me a bid they asked me to hire a professional, on my own dime,to come out and look at my deck to tell them the code violations. Then when I told them I wasn't going to spend over $100 just to get a bid from them, they told me they wouldn't do the deck.

RYAN did an outstanding job from planning to finish. What started out as a new deck using existing joints turned into a complete teardown and rebuild of my 10X32 deck. Overcoming a blizzard, rain and the birth of his child, he worked strenuously to plug away and finish the job. I could not be happier with all the effort and the results. Highest recommmendation for the RW Residentional Remodelers.

Quick, easy, first person to respond with lots of good reviews. Good money spent for the repair, powerwash, and painting of my 2 decks. Will use again, I manage 170 properties for other owners, and is on my approved vendor lists now. I would recommend him to anyone who would like deck repairs and will continue to get bids on other types of work to test his experience.

Joe really worked hard to get my deck finished. Despite the constant rain, he remained flexible to get the job done as fast as possible. What I also appreciated was how easy Joe was to contact, and how quickly he would return my calls. He said that he would give me a great deck, and that is just what he did. Great work Joe, and thanks again!

We hired Howard to remove an old deck and build a new deck. He was very professional and informative on layout, design, materials, as well as continued maintenance. He did what he said he would do. We had issues with the permits that caused a few minor delays and he communicated the changes every step of the way. We love the end product and would definitely hire him again.

We have a deck that has seen better days. Sanders Construction replaced some rotted wood, made the stairs level again, and resecured wobbly handrails. It feels much sturdier to walk on now. Very reasonably priced!

And Responsiveness and Punctuality. Rick is a carpenter who exhibits the old-fashioned virtues of competence, conscientiousness and honesty. I recommend him without reservations. He replaced a section of the privacy wall of our elevated deck blown out by the wind, and it looks good as new.

I found RW Residential Re-modelers on Thumbtack and read every review that was written about Ryan. Without question Ryan and his helper Phillip were two of the best contractors I have ever worked with. I needed to replace a deck that was 20 years old, but didn't want or need a fancy expensive replacement due to a possible move in the near future. The quality of their work was outstanding and I received a new deck better than the original one. He addressed every concern we had in a professional manner. Ryan understood completely what I was trying to accomplish and he delivered completely. He was extremely fair in his pricing and was very responsive in every way. He is very knowledgeable of the deck construction process and he built a solid well constructed finished product. With all this, said, I believe they both are men of high integrity, honesty and possess a sincere desire to do their absolute best for their clients. I will definitely hire Ryan again whenever I need a quality craftsman and I highly recommend him to anyone. He is a great man to work with. Jim B.
