The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. I would NEVER hire Cohen and Cohen again! The carpenters are great and we have no issue with the quality of work... but the general contractor / project manager is terrible! We were lied to on a daily basis. He went way over the promised timeline and budget. He never communicated, and when he did, he was rude and abrasive. He kept claiming to have a photographic memory... but ended up missing most of the dimensions and the carpenters had to redesign everything! He doesn't even know Colorado building code, so he designed our bathroom in a way that would never pass inspection. And that's where the worst part came in... he forgot to get permits on both of the projects we hired him for! I emailed him 4 times to remind him and he never did it. He even pulled our carpenter off the job 3 times to change out workers so he can assign them elsewhere! Michael is a salesman... not a project manager and the second your project starts, he is looking for his next sale and forgetting about you!
