Nick was able to come by our house and come up with a plan for our remodel (turning the attached garage into living space) in less than a week- perfect since we already had contractors lined up. The 3D drawings were all our contractor needed, although a few more visits from Nick during the nearly 6-week job would've been beneficial for some of the little things. Overall a great guy with an awesome eye- responsive, easy to reach, fairly priced, and mindful of our budget. We had a great experience with Nick.

I had the opportunity to work with Lance and Alex on a modern, residential new construction project this year and they were incredible. I so enjoyed working with Israel and his crew. They drywalled, primed and textured an entire house I'm building. In order to stick to my schedule, Israel's crew worked two weekends in a row, 10 to 12 hours a day. Their work was fantastic - they went the extra mile to correct some framing mistakes. My painter came in to inspect and gave the job 5 stars. Israel is professional, competitively priced and a pleasure to work with. We will definitely work together on future projects!

Luis was fantastic to work with. He gave us a very fair price and worked with my wife and I to put together a landscaping project we are both thrilled with. He was very communicative regarding dates and timelines, and stopped by a few times even before beginning work to show us some drawings. When we misunderstood one of the landscaping plans, he was able to remedy the situation quickly and put something in place that we're very happy with. We'll definitely be using Tierra Gardens for future landscaping projects.

Jessica designed my kitchen and did an amazing job! She turned a closed in, small 1980s kitchen space into a modern, open floor plan that is now the centerpiece of my house! I think what stands her out is she pays attention to all the smallest details that you yourself didn't realize were important to you until you see them.

    Joe and his team were a pleasure to work with from start to finish. We had a ranch style home with an unfinished basement. The space was only partially dug out so the square footage to work with was small but Joe didn't hesitate to come out and meet with us. He was very professional, friendly, and helpful in giving us ideas on how we could best use the space. After taking measurements he came back the next visit with his design and quote for the job. We even decided to alter the original plan he drew up by keeping more storage space and Joe was very flexible in re-working his design. Joe's two sons did a lot of the framing and they were great guys as well. All of the people that came in i.e. electrician, plumbing, drywall, etc were very courteous and hard working. We were anticipating quite a bit of disruption and noise during the project but actually we hardly noticed the work was being done. I would highly recommend J.H. Basement and Joe personally to anyone looking to finish their basement area.

    iT WAS A GREAT PLEASURE TO WORK WITH MR. JEFF ABRAMS. HE DESIGNED AND SUPERVISED A GUEST HOUSE. HIS DRAWINGS WERE EXCELLENT - WELL THOUGHT OUT. HE WAS THOROUGH, PROFESSIONAL AND IMAGINATIVE.     I was directed towards Matt though a referral. Our project was designing a drive with a car turn-around down onto a sloped mountain property for the future build of a house. The project itself was complex, involving a significant retaining wall. Matt has patiently worked with us through the options to come to something we and the city are satisfied with. He went above and beyond managing our project, communicating with us and the city through the entire process to the final plans.

    Lane did some conceptual drawings for a lake house we are renovating. He made a visit to the house and listened to our "definite" wants and offered some ideas that we hadn't thought of. He has the structural knowledge of building a house as well as the design ideas. He presented us with an overall plan of how the house would look when finished which we fell in love with. Lane is very easy to work with and was enthusiastic about our project.

      I found Katia on next-door neighbor she came over to my house and after we talked she looked at the job, an small addition to my bedroom, she then send me a drawing of the project. It was terrific I took it to the city inspector he made a few comments she made a few changes I get a new drawing and this time it was approved with no problems. Katia is very personable and easy to talk to she has a good sense of the three-dimensional space and I would definitely hire her on my next project.

      Of the 7 architects I spoke with, she was the only one who showed up early and used satellite images to create CAD drawings! She. Was. Very. Prepared. She measured the house and yard with her laser measurer, reworked her draft, investigated zoning and impermeable surface limitations and brought back results that made us rethink our strategy. Half of the other architects showed up but didn't give follow-up with a quote. In the two weeks we did work together before deciding not to move forward with the project (at no fault of her own), i noticed she initiated follow-up conversations and picked up every time I called her. She also thinks like an interior designer while she's thinking of the layout. She has VISION. She was affordable, honest, forthcoming, creative, professional, personable and flexible. I just can't say enough about her. At least, let her do a consult and you'll see how passionate and dedicated she is compared to the others. She's fully licensed and comes with 2 decades of experience. We didn't move forward with the project at this time, but if we do, we'll definitely use her. Carmen may have a slight accent, but she's COMPLETELY fluent in English. Don't let that hold you back because it's her heritage and experience that sets her apart from competitors. She brings the full weight of who she is into her work. With a pen and eraser in her hand, you'll see the design you couldn't imagine and a partner to fit the deed. She did so much design and investigating without hiring her that we decided to pay her for the preliminary work she did. She was just getting started. If she'd do that much for us before getting into blueprints, I can't imagine what she's really capable of. I wish I could give her more stars. Thanks CARMEN!!!

      Joyce helped us remodel our living room, powder room and den/living room on the first floor of our house. Planning and hiring a contractor took two months and the work itself took approximately three months. Among her many talents, Joyce brought two invaluable skills to the project. First, she successfully blended our tastes with her impeccable eye for design. She designed a bookshelf and a pocket door with with leaded glass for us that are works of art. Second, she kept us and our contractor focused and on task. She inspected the remodeling work and caught many punchlist items that I never would have noticed. It was great having her involved to work with our contractor. I would recommend Joyce and Daydream Incorporated to anyone.

      Mark Miller is a fantastic architect. He managed to take a bunch of crazy and bizarre wish list items (everything from secret doors, to spiral staircases, vintage poster storage and karaoke shower stalls), and somehow put them on paper, in a way that was both practical and beautiful. His architectural plans created our dream family home, designed in a way that the house blends seamlessly with landscape, and maximizes the views from every room. His fee was extremely reasonable, and we really didn't go through many changes - we had one draft and then a final set of architectural plans. As a result we were able to get the house built within budget, which is probably the first time that's ever happened.

        A Guy A Pencil and A Plan did a whole house remodel along with adding a second floor for us. From the first moment Jim saw the house he had a great vision for it. I had met with several other contractors and designers and all were just keeping it the same. Jim saw more potential for the house. He worked with us to know what we wanted and first did some basic room drawings. We worked with those a bit, making changes and such, before doing the plans. He had great insight into what works and what doesn’t. He also was sensitive to keeping with the neighborhood design and era of the house. He had great suggestions, and more importantly, was open to any suggestions or changes we had. We never felt like we were inconveniencing him. He also had great contacts for us, providing us with a good structural engineer and a wonderful contractor. He did as he said, showed up on time, and was wonderful to work with. The actual construction has just started but we are very excited about what we’re going to have when it’s done. I highly recommend A Guy A Pencil and A Plan.

        How do architects work?

        Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

        When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

        How do architects charge for their services?

        According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits.
