Jeff M. says, "We recently hired Leo from LR Finish Carpentry to complete a challenging stair project in a 70-year-old home we just bought and are renovating. We decided to open the walls on the narrow staircase so more light could pass through the main floor —we took walls down and were left with a floating staircase in the middle of the entryway with no sides or base. It was a tricky situation, and I had three different companies come out to look at it. From the first visit, Leo stood out as the most detailed and knowledgeable by far. He walked through the space, pointed out numerous things I needed to consider, offered creative ideas, and even told me exactly what materials I would need if I chose to buy them myself. He was incredibly patient and sat with me at the computer to make sure I fully understood the requirements—whether I hired him or not. His goal was clearly to protect me from anyone trying to take advantage. That level of honesty and transparency immediately earned my trust. When the quotes came back, Leo’s pricing was significantly better than the other two companies (which were far more expensive). I decided to order the materials myself to try to save a little more, but that ended up causing multiple delivery delays. Leo was extremely patient throughout, checking in every few days without any pressure. Once everything finally arrived, he came out and completed the entire staircase installation in just one day. Leo’s attention to detail is exceptional. Given the age of the house, measurements were a real challenge. He noticed that the base of the walls we had taken down were off by about 5/16 of an inch, which meant the balusters wouldn’t appear perfectly in line from every angle. As someone who is hyper-detailed (a pain in the ass, frankly), I never would have noticed it and even after he explained it I still can’t notice it - as he is a master with measurements. His craftsmanship on the handrail, especially the incredible mitering work, is absolutely jaw-dropping. He was meticulous, suggested smart adjustments to ensure everything would pass code inspections without issues, and he knows the building code inside and out. The finished stairs exceed my expectations in every way. The quality is outstanding, and everyone who sees them comments on how beautiful the craftsmanship is. I highly recommend LR Finish Carpentry and Leo specifically. If you want quality work from someone honest, skilled, and truly professional, look no further. (Attaching photos: before, during construction, right after completion, current state) Thank you, Leo—you did an amazing job!"See more

Hernán Eduardo Zambrano says, "G Roofing LLC recently replaced the roof on a close family friends home, and because of my own background in the roofing and building materials industry, I was involved throughout the process and made sure to double-check the work myself. I can confidently say they did an excellent job.Tania was professional from start to finish. She explained everything clearly, communicated throughout the project, and made the process easy for the homeowner. The crew arrived on time, worked efficiently, paid attention to the details, and left the property clean when they were finished.Having worked in this industry, I tend to notice things the average homeowner may not, and I was genuinely impressed with the quality of the installation and the finished product. The new roof looks excellent, and most importantly, our family friend is very happy with it.I would absolutely recommend G Roofing LLC to homeowners throughout Fairfield County looking for quality workmanship, professionalism, and a company they can trust with their home. Five stars!"See more

David J. says, "Toby's Landscaping, LLC transformed our backyard, and I couldn't be happier with the results. They built a beautiful rock patio, added blue stone and veneer detailing on the stairs, installed Belgian stone borders, and constructed a retaining wall. Every element was executed with real craftsmanship. The owner, was fantastic to work with from start to finish. He communicated clearly throughout the entire project, kept us updated on progress, and made sure we knew exactly what to expect at every stage. His crew is just as impressive, genuinely talented, hardworking, and clearly dedicated to doing the job right. They stayed on schedule and finished on time without ever cutting corners on quality. If you're looking for a landscaping company that combines skill, professionalism, and reliability at a good price, I highly recommend Toby's Landscaping, LLC. We couldn't be happier with our new patio and retaining wall, and we'd hire them again in a heartbeat."See more

FAQs

Answers to commonly asked questions from the experts on Thumbtack.

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

The cost of building a new deck or porch is $1,500. However, this price can vary depending on a few different factors. The square footage of the space, the type of materials to be used, the intricacy of the project and your specific region can cause the price to fluctuate. To find out how much your new deck will cost, get free estimates from the best deck contractors near you.

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. For more, check out our tips for smart hiring on Thumbtack.

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation. Each state or region will have their own database for licenses, such as the State of Oregon Construction Contractors Board. For more, check out our tips for smart hiring on Thumbtack.

A back deck may (or may not) increase your home’s value or attract potential buyers if you’re looking to sell. According to the Remodeling Impact Report: Outdoor Features, a new wood deck with an estimated construction cost of $10,000 recovered $8,000 for the overall recovery of 80%. Still, 9% of realtors suggested that home sellers should add a new wood deck before putting their home on the market, and 4% said this project has helped closed deals.

The impact of adding a new deck will likely depend on its material (wood, composite, etc.) and where you live. For example, if you live in an area where people rarely spend time outside because of the weather, it’s reasonable to predict that prospective home buyers might not rate a deck highly on their list of must-haves when looking for a new home.

When in doubt, consult with your realtor or a real estate expert to figure out if adding a new deck to your home is the right move to increase your home’s value. If it is, contact the best deck contractors near you to get free estimates and start planning your project.

If you don’t have the skills, experience and qualifications, building a deck may be difficult for you to do on your own.

Structural integrity is key when constructing anything, but especially something you plan to have your family and friends use regularly. The safety of the structure takes careful planning and experience.

Professional contractors have the knowledge to make a safe, beautiful deck for you. They also know the proper permits and insurance required to legally build a new deck or remodel a porch in your city.

When in doubt, contact the best deck contractors near you and start getting free estimates today.

One of the first questions you should ask is whether the contractor has the proper license or insurance. To be a licensed contractor in many states, they must have the experience and knowledge to pass the requirements from your state’s licensing board.

You should also inquire if they have done work related to your specific project. Just because they’re a contractor, that doesn’t mean they’ve built a deck or an addition like yours. Ask for photographs of decks they've built in the past, and go online to read reviews from past clients.

You also need to ask for a free estimate from several contractors so you know how much the project will cost you (and so you can pay the best price).

Get started today by contacting the best deck contractors near you.
