From first phone contact this was a great experience... I was referred by a family member who explained how great of a guy the owner is. The owner walked my property the day we contacted him and promptly provided an estimate which could not be beat. I am very pleased with the work performed and would recommend this contractor to anyone in the area looking for a reliable professional in a field which is filled CONtractors who will take you for every dollar you have.

Pedro was very comprehensive in providing complete and clear information when requested. He was also very prompt. Since we engaged him he has done what he said he would do when he said he would do it and has been nothing but helpful. His rates are extremely reasonable and we feel that our property management is in good hands. We are very satisfied

PGS is a great property management company that helped me with my first rental property. They background checked and showed me property to quality tenants. They supported my maintenance, balance sheet, and eviction needs. Thank you Linda B. and Nick G. I plan on using them for my second rental property.

My family has been renting since we moved to Florida 6 years ago. We had the worst experiences with landlords/property managers until we moved here almost 2 years ago. Fred Mansfield is such a fantastic property manager! He is understanding and attentive. You won’t be disappointed if you work with him!

Connie and her staff continue to do an outstanding job booking and managing my condo. When I am at the condo I notice that the place is well kept up and the cleaning staff do a great job. Connie keeps me updated on bookings and anything needed for the condo as I want to keep it in top-notch shape. I recommend Connie and RSF to manage your property.

I’m a start up owner with little knowledge of short term rentals, not to mention Florida legalities. The amount of assistance I’ve received so far is priceless and much more personal than the big companies. Looking forward to working with them both, I’ll keep you posted periodically and let you know. I have a great feeling this is going to be a perfect fit.

My husband and I have a vacation rental home. Exclusive Villas 4U managed the home for the previous owners who recommended that we contact them to discuss their management services. This being our first vacation rental home we had lots of questions!! The team at Exclusive Villas 4U were great in responding to our emails and taking our calls. They were very knowledgeable, professional and friendly. Needless to say, we decided that we would continue with Exclusive Villas 4U managing our property. We’ve been with them for 2 years now and we are very happy with the service they provide to us and all the guests. Thank you Exclusive Villas 4U. Laura

My property sat on the market for over two months with the previous company that I had employed to management it. Once I decided to switch companies, I was referred to Jamie, who had it rented within a week and have been extremely satisfied since.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
