I can not think of any improvements. Toney was always on top of the sub-contractor. and inspectors. When Toney pointed out one part of the permit could not be performed because the drawing was incorrect, I was able to get a refund and thus Toney helped bring the job in under budget. This project was for a commercial property I manage. I plan to have Toney bid on some repairs and enhancements to my personal home. This is the highest recommendation I can make.

On Friday afternoon I learned that I had to submit a floor plan and site plan of my property in order to apply to the Village for approval the following Wednesday. On Monday, Arquitectura International came to my home and I had the finished product on Tuesday night. That is what I call excellent service! The plans were accurate. I highly recommend this company

Working with Alice was a great experience. I knew right from the start that she understood what I was looking to achieve for my commercial interior project. Alice was able to understand my needs and help at every stage along the way, from the initial design, through the construction to the final outcome. Stephen recently completed a major job on our home in Cocoa Beach replacing structural beams supporting our porches that had been water damaged. Despite the discovery of significant additional water damage, Stephen's team was able address all issues with professionalism and safety. Stephen worked well with the professional engineer we hired to get the necessary engineering plans/drawings, permits and approvals. I would highly recommend SJP Construction, and currently plan on using SJP for additional work on other property.

Kevin was involved in all the phases of the design process. SARC was the right professional for the job. Remember that the most well-known or established designer might not provide the best architectural services for your needs. It all comes down to the individual project. Kevin is a natural problem solver and assessed the entire situation and helped me solve my problems too in regards to special requests we had like ADA and LEED. Our personalities did mesh well and I liked his professional perspective.

I've been using DCAD Vectorspace since it was first launched as DenebaCAD. I finally upgraded by license to the current version of DCAD Vectorspace and am very happy that I did so. With the program I have successfully submitted drawings to get a building permit from my local government. Though the cost was comparable to buying Google's Sketch-up! I prefer DCAD Vectorspace's user interface for the production of final drawings/plans. The interface is elegant and surprisingly powerful, and Hernan provides excellent customer support. I'm very grateful that he has continued to keep DCAD Vectorspace available and growing.

Maria Luisa Castellanos, R.A., of United Architects, Inc., helped me with the remodeling of the condominium I bought in Miami Beach. I wanted to change the layout of the unit and she helped me to design the modifications so that the plan would work for me. We were able to relocate the kitchen form a remote corner of the unit to the center of the living space. Ms. Castellanos demonstrated a clear understanding of what I wanted and we have achieved a much more functional and open space with natural light throughout the unit. I recommend Ms. Castellanos and her firm to you without reservation.

      JVNVC Design was my initial contact for an extensive remodeling. Boban did the initial research and made recommendations on key design and system changes I was considering. He did the drawings necessary for the building permits, helped to locate a general contractor and coordinated the activities while the work was done. I was out of town while most of the work was being done and he managed the work to make sure it was done accord to plan. Overall - I was very satisfied with the service. Thanks much.

Sismai from Epicoutu Design came prepared with a proposal, was able to modify to my budget, kept working with me until we concurred on scope, size and end result.           How do architects work?

          Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

          When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

          How do architects charge for their services?

          According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
