It doesn't get any better than these guys! Travis and Rich are both incredibly professional, talented and just a pleasure to do business with. I'm from out of town and own a rental property here in Jacksonville and these guys showed up and saved me a ton of time and did an outstanding job. I will definitely use them again and would highly recommend that if they bid on your job that you make the quick and easy decision to select them. You will NOT be disappointed. Thanks again Travis and Rich!

Mr Tripp has managed several properties that my family owns under our LLC. He has helped us purchase properties and has sold them as well. As far as managers go I have not encountered anyone who is as quick to respond to issues. He provides us peace of mind that our homes are being taken great care of and makes himself available all the time. We would recommend Valiant Realty and Property Management to any one in need of property management.

I worked with Richard because of his knowledge as an arborist and his professionalism. I trust him. He and Shelley handled every detail of our tree work. I am very particular about who I have on our property to do work; his crew was excellent, right down to the clean up . I highly recommend this company. In today's world, it is hard to find individuals and companies providing excellent customer service and a quality product or service - they did !!!! I am very pleased

JWB Property Management does an exceptional job of managing my 3 rental properties. I went with JWB because they promised solid returns and a true cash-positive passive investment, and that is exactly what they deliver. The rent is collected every month and issues are handled timely and only require my involvement when needed. My returns on my rental properties have exceeded expectations and their customer service is fantastic. Their communication is timely, thorough, and transparent, while not overloading me with extraneous information. Furthermore, no other property management company around signs long term leases like they do. They will not sign a lease for less than a 2 year term, and most are longer. That really makes a difference in your return on investment. I’d highly recommend JWB if you are looking for a property manager.

My wife and I purchased a townhome in an upscale area of Amelia Island in Fernandina Florida several years ago. The property required some major improvements on the first and second floors. Scott and Lee's extensive work through New Leaf Construction helped to make positive and substantial upgrades in our townhome's interior design and amenities. A large and unattractive spa pool in the down stairs living space had to be covered and hard wood floors installed, which increased the living space of the property. Also New Leaf's help with installing attractive and functional amenities such as new cabinets in the kitchen area, new downstairs windows, wet bar and patio improvements were executed professionally and added value to our town home. My wife and I found the services to be of high quality and performed punctually and strategically. The work was performed on time, and special efforts were made by Scott Blunck to meet our color and design preferences for all construction and amenities executed by New Leaf. The work performed was executed over approximately two years after we gave New Leaf a comprehensive itemization of priority improvements on the townhome. I would say that overall the work performed was excellent. And, we are considering the prospect of an additional phase of improvements on the property in the near future. We were very satisfied with the improvements made by Lee and Scott.

I have had several cleaning services, but I have never been as satisfied and even surprised as I have been by the services provided by Mrs. Thompson. Quinn went above and beyond what I could EVER have expected. Everything is always sparkling clean, things are put back where they belong. I'm looking forward to using her again.

Overall very happy with all that took place. Billie Husk is the best Realitor I have ever worked with. She was there for me every step of the way, her work ethic is second to none. I would recommend Billie to anyone who is looking for a kind, patient, knowledgable, understanding Realitor. You can bet I will employ her services again.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
