In my opinion, Melanie Harley was born to be a decorator/ designer. She has not only the credentials to do this profession well but she has just plain natural talent which is necessary to be good at it. Designing presents many challenges that must be overcome. My experience with Melanie was a challenge for her to be able to work with me because I thought I new something about decorating. I kept throwing my ideas at her and trying to do my own brain surgery. Big mistake, she was able to convince me in a tasteful manner to trust her judgement. She had a total design worked out and I must say I couldn't be more pleased with my living room. We are working now on the kitchen. Melanie was patient with me and taught me a lot about color, balance, and many things related to how to achieve the professional decorated look that I wanted. The hardest thing for me was to turn loose of the reins. I am so glad I did. And am so proud when friends and family see the changes. She truly has a passion for what she does and will not settle for for less than perfect. Most people don't realize what a professional decorator has to do to get it just right. I never did. She not only stayed within my budget she spent less than I would have because of her untiring dedication to get the best for the least. I am fortunate that our paths crossed.

Mark was able to provide a wide range of expertise on numerous issues I had regarding water intrusion problems. Not only did Mark repair extensive damage caused by a large roof leak, he was able to correct the non conventional issues that caused it. The scope of Marks work on my home covered Roof, drywall, interior and exterior paint, windows, doors, deck, and floors. Mark also devised a plan to regrade, and landscape my yard to provide relief of poor draining and water seepage into my home. Mark was able to use non conventional methods to alleviate issues that stem from poor construction done by a previous owner. Mark went above and beyond my expectations and was able to assist in providing a safer home for my family. Not only will I try to use Tivey Construction, Inc. for future projects, but I will recommend this company to my family and friends.

James is by far the BEST man for the job (painting) etc. that I have ever had the pleasure of knowing and having him paint my interior! He is on time and has a great work ethic and a wonderful sense of humor. I will absolutely ask him to paint my bedroom next and the exterior of my home. I am reticent about leaving such a glowing review as I am afraid as you read this he will become too busy to have any time left for me but I feel it is necessary because he deserves the praise.

During a large renovation of my kitchen and master bath, Barb was there every step of the way. She helped me pick colors and new furnishings. She also did the tile design for the bathroom and generally helped me maintain my sanity! I travel frequently for work and when I was gone, I knew I could count on her to stay on top of things and keep me informed. She was always aware of my time and was very efficient when we got together for tasks. Member Comments: In a word FABULOUS! I could not have done this project without Barb's help.

I attended Ann Gobler's "Let's Decorate Together" class at UNF and learned so much! I had the courage to take on several decorating projects around the home. Inevitably I became stuck on several things and hired Ann to consult. Ann had WONDERFULLY CREATIVE ideas, patiently advised me and helped shop for the PERFECT fabrics to pull the entire look together! She had excellent sources for fabrics, home decorations and workmanship. Ann spent just a few hours with me over the course of a couple of weeks as I plugged away at the project and I couldn't be happier. Ann's rates were quite reasonable as well. I recommend her without reservation!

Incredible!! It is amazing what Amanda has accomplished in my new home. I am simply surprised at how quickly she put together a furniture plan, paint scheme, selection of home interior decoration, and window treatments. She was able to accomplish this incredible home design within my time schedule and met her self-imposed deadlines and at a reasonable cost. At our house warming event, our friends submit the home I had built is a “model home”. Of course my favorite space is the entertainment room. The selection of window treatments is perfect as well as the surround sound and other enhancements. The kitchen and bathroom appurtenances (décor, pictures, backdrop, stone top and sink selection, knobs, faucets and towel bars were professionally selected) My favorite being the custom coffee bar designed and constructed to my regards. The teams combined effort, creativity, kindness and attention given to our new home was absolutely incredible.

We offer home staging services to make your home sell fast and redesign and personal shopping services to transform your room by using existing furnishings, etc. or selecting new furniture for your dream room.

What's the difference between home staging and interior redesign/styling? Home staging is decorating to sell, while interior redesign is decorating to live. When selling your home, you must create a competitive advantage in order to sell quickly; more time on the market means less money in your pocket! A properly staged home helps the buyer “see” the home and how their life would fit in it. Home staging is beyond the typical cleaning and repairs completed to sell a house. Professional staging makes a powerful impact on potential buyers. Interior redesign is the art of taking a space that may feel “stale” and transforming it to stunning. Every aspect of your home should bring joy to your heart and a smile to your face. Start with a free consultation and see what staging or redesign can do for you.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does it mean to stage a home?

Home staging is the real estate strategy of decorating your home to be as marketable as possible to your target demographic. Home staging is done by interior decorators and other design pros hired by the homeowner or realtor, prior to putting a house on the market. Think of it as setting the stage for potential buyers to fall more easily in love with their future homes — and to spend top dollar to get them. It’s likely to be worth the investment: The Real Estate Staging Association reports that staged homes spend 90 percent less time on the market than those that are not staged. Home stagers can also be hired even if you’re not going anywhere. Stagers can consult on new layouts for your current home, much like an interior decorator.

Home staging can take place while you still occupy the house you plan to sell, or when the home is vacant. For an occupied home, the home stager will clear out clutter, rearrange furniture, and bring in decor and furniture as needed to create the perfect environment. Usually an occupied home has far too much of the current owner’s personality stamped on it, which makes it hard for prospective buyers to envision themselves living there. A home stager should neutralize and beautify the space. In vacant homes, a home stager will bring in furniture and decor so that potential buyers don’t walk into an empty house, which can be equally hard to imagine living in as a cluttered, occupied home.

What do interior designers do?

Interior designers do much more than pick complementary paint colors and choose matching furniture — although those tasks are important parts of the job. Unlike decorators, interior designers usually have an associate of science degree or certificate of achievement in interior design from an accredited program. They’re trained in drafting, lighting and computer aided design (CAD), and are experts in room-specific design and residential space planning. Interior designers use these skills to plan and design safe, highly functional and beautiful interior spaces, from kitchens and bathrooms to family rooms and bedrooms. They determine space requirements, work within building codes and inspection regulations, and meet accessibility standards. An interior designer’s day-to-day job includes creative and technical tasks, both of which often require great communication skills:

  • Creating model rooms and visuals using design software.
  • Researching different textiles, materials, finishes, lighting and furniture.
  • Hiring suppliers, vendors, and contractors.
  • Estimating costs and making bids on potential jobs.

How do you find a good interior designer?

For many homeowners, the difference between a good interior designer and a bad one is simply a matter of taste — but all good designers have similar skill sets. Interior designers usually have a degree or certificate in interior design, with training in design principles and lighting, drafting, and computer aided design (CAD) software. Good interior designers have strong color balancing skills and understand how different colors influence spatial perception and moods. They know the building and electrical codes in the areas where they practice, and they make sure that any contractors they hire also work to those codes. They are knowledgeable about different upholstery fabrics and draperies, stay ahead of residential design trends, and maintain their own individual creativity. Also, good interior designers have excellent space designing skills, so they can arrange a space efficiently and with ideal traffic flow. Ultimately, hiring a good interior designer means pinpointing one whose signature style is complementary to your personal style — so checking out many designers’ portfolios is a must — and whose communication methods match yours.

How much does it cost to stage a home for sale?

Nationally, the price for home staging ranges between $750 and $1,500. The price varies based on how many rooms in the house need staging, whether furniture and decor are needed or the stager can work with the client’s belongings, whether the home is occupied or vacant, and the sale price of the home. Occupied homes typically cost less to stage as they are already furnished, and can require less time and resources than staging an empty house. The main tasks when staging an occupied home are rearranging and decluttering. Staging an empty house can be more expensive as furniture and decor need to be trucked in, requiring transportation, physical labor and potential rental fees. Here are some examples of average home staging costs:

  • 2-hour consultation: $200, includes DIY tips and guidance.
  • 1- to 2-hour consultation and design session: $250, including written report.
    • Additional design consulting: $65 per hour.
  • 8 hours of staging an occupied home: $800.
    • Hands-on staging involving moving furniture, hanging and moving art, and decluttering.
  • Starting price for staging a vacant home could be $2,200.
  • A home stager may charge 1 percent of the home’s selling price.

How do you choose an interior designer?

Choosing an interior designer is all about finding one whose signature style fits well with your tastes and who can work within your budget. To choose the right professional for your interior design project, ask yourself these five questions:

  • What is your signature style? Good interior designers can both describe their personal aesthetic and demonstrate their signature style through their portfolios. Make sure it appeals to you.
  • How will you make sure the design fits my lifestyle? Good designers understand that the interior design must improve a homeowner’s experience in their home and fit into their lifestyle; for example, a white suede sofa is a poor choice for a family with large dogs and small children.
  • How much do you charge? Depending on the project, an interior designer may charge an hourly rate, a flat fee or a percentage of the project’s total cost.
  • How will you stick to my budget? An interior designer should have a plan for staying within your budget, which includes full transparency of costs and flexibility when choosing materials and furnishings.

Because an interior design project is highly collaborative and based on hard-to-define personal preferences, it’s most important to choose a designer who communicates clearly and listens closely to you.
