Words can not even begin to describe how extremely happy we are with work W&B construction did to our home! We recently started a kitchen remodel and floor tile project in our home. We originally did only a search for tile installation as we have family friends who do remodeling projects and thought they would be helping us with our kitchen remodel. We promptly got a response from Gabriel to our request for tile installation and set up a meeting with him and his crew the very next day. Before meeting with him we read the numerous reviews left by very satisfied clients and decided when meeting with him to also inquire getting an estimate on the construction and remodel of our kitchen as well as the tile installation. After meeting with Gabriel and his crew and expressing our visions for our new kitchen, we felt very confident that once we received the estimate from him that we would be hiring them. Gabriel promptly emailed us an estimate that same day and we decided to go with them. They started demolition the next Tuesday! Everyday it was so nice to come home and see all the progress they made. From start to finish it took 2 1/2 weeks for them to complete everything from demolition to rebuilding and tile installation. Gabriel and his crew are very professional and hard working!Gabriel and his team took our visions and made them better than we could have ever expected! We would and will recommend W&B Villa Construction to anyone looking to have any project to their home done!

We needed an outdoor door replaced. Stuart was very helpful. He called when he was on his way. He measured the door and then met us at Home Depot. He helped us pick out the right kind of door, then loaded it up and took it back for us. Back at the house, he installed the door with no problem, brought us around to look at it, then replaced the lock and used heavier screws to make the door harder to break into. While he was at our house, we also had him take a look at the outside outlet. He spent quite a bit of time on it before determining it was dead. He then called his friend who is an electrician to set up an appointment with us to fix the outlet. Stuart was very helpful and professional. He is very knowledgeable and gave us a lot of information to help us in the future. I would definitely recommend JCN Construction and would hire them again.

I needed to get my hot water working again after our Titan Instahot tankless water heater gave out. We've only had the house a couple of weeks so it was quite disappointing. I sent out a thumbtack message way after midgnight and by early next morning, Mike was one of the people who responded. When I called it was really great that Mike offered a free inspection of the plumbing, which he was able to do within a few hours that day. Not only is Mike familiar with tankless and was able to provide several options regarding that, but he was also able to provide me with estimates for going with an appropriate tank as well. Both options included what turned out to be an accurate estimate for the necessary electrical work as well. Mike was quickly able to recommend a great electrician (also called Mike) and everyone was able to work on the fix within 48 hours of the original thumbtack posting. Mike, Junior and Mike are great guys and I really appreciate how quickly and economically they fixed the problem. Couldn't be happier.

I was very please with the quality and professionalism of R&B Construction. Charly and Joshua were always on time, worked quickly and cleaned up after work was finished for the day. I was especially pleased with Charly’s willingness to answer questions, give advice and transparency. He did a great job managing our expectations and was readily and easily available to answer questions and/or make changes. I was especially happy with the level of kindness and professionalism. Both Charly and Josh were polite and I was felt comfortable having them in our home. Their attention to detail was extraordinary and they both checked in frequently to make sure we were getting exactly what we wanted. Very professional contractors. I had them remodel my master bathroom it came beautiful, and was completed very fast. Pleasure to work with, very polite gentlemen. Work was very clean and Clean up was immaculate. They offered suggestions to make my bathroom more functional and modern. Was so pleased with their work I'm also hiring them back to redo my kitchen countertops, they had some great suggestions to help improve the look of my kitchen. I called Kevin after having old ceramic tile removed from our balcony at our new condo, since it was water damaged underneath. In its place, Kevin recommended doing a textured spray deck with line patterns to simulate the look of tiles. Kevin explained that to do the job right, all the thin set that was under the tile that remained adhered to the balcony surface had to be removed, otherwise the basecoat would not adhere properly to the surface. He continually emphasized the need to do the job right so that we would not have problems in the future and so he “could sleep at night”. We were very impressed with his attention to detail. Kevin worked up a reasonable price and provided a detailed estimate, which included all the steps he would take. As he was progressing with the work, we were very impressed with his passion for perfectionism. He applied three coats of stain after doing the new concrete surface. Upon completion of the work, we couldn’t be more pleased and feel very fortunate to have found him using the Thumbtack service.

We hired ERC to remove Chattahoochee river rock from our pool deck. Because we are refinancing our home, we had specific expectations and were on a short timeline to have the work completed. From our first contact, Josh at ERC was professional and efficient. I felt as though he went out of his way to try to find the most economical solution to our specific issue and to ensure that we would have the work completed based within our timeframe. The proposal for work was detailed and specific, and the schedule for payment was appropriate. At this point in time, work is 75% complete. It looks better than expected, and the workers who have been at the house are polite, professional, and truly hard workers. Don't be fooled by Ken's easy going personality. He is a genius when it comes to kitchens. I had received estimates from 4 other contractors for renovating my kitchen. I was deeply disappointed with their lack of work ethic and follow though. From day 1 Ken answered his phone, texts, and kept in constant contact. I was never left hanging wondering if I would hear back from him again. He came in with the design that was amazing despite the limited space in my condo. He treated me with great respect even though it was not a high end / large kitchen, and put in 110% effort into the project. What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
