Suzanne is amazing. She had my property ready for rental in a few days. She did all necessary touchups with paint, stage the furniture, added linens and all necessary decor to make my home inviting. She was then able to lease my home after only the second showing. In addition, she was able to obtain a three-year lease with my new tenant. I couldn’t have asked for a better property manager. Suzanne always responds promptly to any texts, emails or phone calls.

I have a three story mixed use, 34,000 sq ft commercial and residential property. Two thirds of the building is comprised of 22 residential units that were fully leased when I acquired the building. However the retail/office spaces on the ground floor were half full. Suzanne helped by marketing the space, screening potential tenants. She then helped write the leases and negotiate terms with the tenants. She help establish standards for tenant signage and policies. This was all done for me several years ago. My building has been full ever since and all of the tenants have extended their leases with rent increases. Suzanne is very knowledgeable and professional. She is extremely reliable and is not afraid to speak her mind if it is in her client’s best interest.

What should the customer know about your pricing (e.g., discounts, fees)?
We have an industry standard management agreement which we will be happy to share with you, upon request. There are two buckets of money. 1. The ongoing Property Management Fee which is 10% of the income and 2. a one-time tenant placement fee equal to 1/2 of one month's rent.
What is your typical process for working with a new customer?
I like to begin the process with a telephone conversation to better understand the needs of the the client.
Because each property and market are different, it is important to travel to the property and survey the surrounding areas. I like to also perform a market survey to see how other similar rental properties are performing in the area.
My goal is to manage your property exactly how you want and need. Therefore, my approach is tailored to each account.
What education and/or training do you have that relates to your work?
I come with over 30 years of commercial real estate experience. I have worked on a lot of different types of properties and come will a full understanding of Property Management, both Residential and Commercial. I'm a Real Estate Broker and I'm fantastic at leasing and marketing real estate. I have also handled hundred of tenant improvement construction jobs over my career and I am skilled at oversight of this type of work.
