We are an on-sight property manager for a 115 unit high-rise condominium association. We supervise two maintenance personnel and landscaping professionals and walk the property on a regular basis looking for any problems that can be addressed by the maintenance staff or by an outside vendor if needed. We perform unit sales and leases with proper background checks and accepted procedures. We collect on delinquent accounts and inform owners about reviewable delinquencies. We also negotiate and recommend competitive bids for special projects, repairs and maintenance and work closely with maintenance personnel and vendors to achieve the proper upkeep of buildings and property. We possess the knowledge of HVAC, plumbing, electrical systems and concrete work and we enforce association's conditions, covenants and rules & regulation on visitors and unit owners. Also, we create operating and reserve financial statements for the Board of Directors and unit owners as well as any additional documents for the annual audit and prepare agendas and conduct the Board of Directors meetings, annual members' meetings and the Board of Directors organizational meetings with proper notice and materials.
