I cannot begin to express how happy and satisfied my wife and I are with Ryan and his partner Mark (of course Steve too!). They are professional, knowledgeable, efficient and affordable. Every morning they arrived before 8:30 am and worked HARD until they left at 5 pm. These guys aren't like regular contractors, meaning they are respectful of your home and never make you feel uncomfortable while they are working. Ryan and Mark have accommodated additional requests on the fly without hesitation, and have gone above and beyond to assist with work that wasn't even in the scope of the contract. Steve Sanford and his crew have worked on a number of projects in our home and have done excellent work at competitive prices. 1) He built all our kitchen and bathroom counters with beautiful granite. 2) He designed and built a Jacuzzi in our master bath. 3) He just finished building 15 feet of wall units in our office. Steve was always accessible, was on top of all the different subcontractors he used for the different projects. Our home is in the Silver Oak in Sarasota. The quality of his work was excellent and each job was completed on an agreed upon timetable. I would not hesitate to use him again for any future projects.

Freeman Enmeier is a complete professional. He came in to our commercial construction (church building) after having to fire a previous general contractor. We had lost over 7 months and thousands of dollars. The church was desparate. In came Freeman, fixed the mess and went above and beyond the call of duty. He tirelessly worked with myself, our architect, the city, and all our subcontractors with excellence in mind. Because of his diligence we received a grant award for coming in on schedule. At the end of the project he not only came in on time, but to our surprise UNDER budget. He actually passed on his savings to us. What a class act. We not only got a building but gained a friend. I have already asked him to be my personal contractor for my new home. I would recommend Freeman Enmeier for any project large of small. As he says... He bids the job, he DOES the job.

Stan was excellent. He assembled several pieces of Ikea furniture for me and was attentive to details and went above and beyond by moving furniture to accommodate new furniture. He also took the time to let my dog warm up to him so she wouldn't have to locked up in a bedroom while he worked!

John Reece was a pleasure to work with on home remodel including complete kitchen remodel, new floors, relocating front door and windows and updates to bathroom. KAI Vision Builders (KAI) completed two major home remodeling efforts for me totaling approximately $175,000. The first project consisted of adding a second story to my existing home, which consisted of a master bedroom suite and on-suite. Kai was responsible for preparing designs for our review and approval, permitting, construction and construction management. During the construction phase, Phil Foster monitored the ongoing work too ensure work quality and timely completion of the project. The second project KAI Vision Builders completed for us (completed at a later date) was the complete renovation and remodeling of the front elevation of our home. Again KAI Vision Builders; Again they provided the quality and professionalism that we had experienced during the first project. We would recommend AI Vision Builder to those considering home renovation/remodeling efforts.

I met with the owner, Ed Ruland, several times over the course of a few weeks. He was extremely responsive and professional in handling our project. He prepared architectural plans for our commercial space and made many suggestions that were implemented into our final plan. Ive Had Tom Craig come out to do my house, I have a 1970's house that needed remodeling, and well they did the job and more. Installed my floor, made sure all the additions to my house were in perfect working order. They even installed a concrete patio on the outside.. I would confidently use them again if I needed a kitchen remodel or a new house

How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
