I recently had Kerry and his crew complete a project to repaint the exterior of my house. I had been a little apprehensive with dealing with many of the different contractors around the area but once meeting Kerry and going through our initial walkthrough I was a lot more comfortable. His crew (Bryson and Valentine) that worked on my home were great and did everything to ensure everything I wanted was accomplished and I was satisfied. I along with the rest of my family are extremely happy with the finished product and I highly recommend them to anyone looking for a contractor to complete an upcoming project. Thanks again guys. Todd, with Residential Drywall & Construction Inc., did a great job on my drywall job from start to finish (applying corner bead, taping, mudding, and sanding). Todd responded quickly when I requested a cost estimate. He asked some specific questions allowing him to quote the job without a delay to visit the job site (an estimate he honored upon seeing the job in person, when he started working). I requested estimates from three contractors for the job (Todd from Residential Drywall, Douglas Gutierrez from DND Handyman Services, and Alex Fernandez from Ale House Painting And More) - Todd's estimate was the lowest cost of all three, plus he had the most 5 star reviews on Thumbtack, so I felt confident that the low cost estimate wasn't a potential sign of low quality work. During the job, Todd's execution met my expectations. He communicated when he would be on-site. While on-site, he worked efficiently. And, as I expected from all of the previous 5 star reviews, there was no problem with the quality of Todd's work. After he finished, I was ready to rock and roll with priming and painting.

Thom came out quickly to see the job, gave me a quote, and we planned a date for him to come back. He shopped for us in getting best price for bulbs we needed to be replaced in our building. He was all about saving the customer money and time. Will definitely call on him again, and have already recommended him to family.

I was so impressed with the two-man crew who came to do the work at my house. They were thorough, careful, and checked in with me throughout the job to make sure I was satisfied. Even when I decided that I needed one more coat of paint to cover my formerly very dark cabinets, they willingly complied. They were able to achieve a ceiling repair that most other contractors had said would be much more difficult. They handled it like a breeze. I like the little touches, like going out to their truck on a smoke break, rather than smoking anywhere near the house. I will definitely use this company again !!

Jose' and Ali are finishing up several projects at my house. The big one was a renovation to my patio where I wanted to remove 2 of the support pillars, add a LVL beam and change the existing beams to stacked stone. It was a big project, but the job they did is outstanding and they did it in record time. They also replaced 2 doors that were rotting out. I've been looking for a contractor like this since I moved into my current house. They have earned a customer for life. Their prices are very reasonable, they work very hard to make sure it's right, and they do fantastic work. They'll be back for the other future projects I can dream up, not to mention the repairs that any house needs from time to time.

I have to say Atlanta Local Handyman service is truly a blessing. My technician Mariam Reyes is truly angel and extreme hard worker. After firing one contractor, who clearly had no clue what he was doing and contacting 5 other handyman services, this experience was truly pleasing.I have other projects that need to done and yes I will definitely be calling Atlanta Local Handyman again.

Penny Construction was very professional and extremely cordial to my 73 yr old mom. I have used Thumb Tack before my own home and was very pleased with the quality of work. When my mom who lives 100 miles away needed a new deck and some rock work on her home.I went to thumbtack and Kevin Penny immediately answered and set up a time for an estimate that was within my moms budget. Even with me being 100 miles away Kevin kept me updated on the progress ,by phone text and pictures of the job. My Mom and myself love the deck . Mr. Penny took awesome care of my mom and informed her of everything that was needed and was just plain nice and respectful. I would recommend Penny Construction for any needs you may have. Excellent work excellent gentleman and company.

I set up and scheduled an appointment for installing a security door, but ended up unable to attend myself! Luckily my wife was able to be free that day and the gentleman that came by was lovely according to her. Eric, the contractor, showed her the available and compatible options at the Home Depot 2 turns away and also did some other door-work. We had doors that were too snug, a storm door that didn't have its catch-coil, and another door that didn't have a key when we bought the house. He made a quote only knowing of the security door and hardly budged from it. Such generosity truly is a blessing, and I'll definitely be passing his number on to friends and our real-estate agent. Good work done pleasantly!

Rafael was extremely thorough in learning what was needed. He was also prompt in getting an estimate to me. Rafael was available to do the work a day earlier than we scheduled. He called to confirm this change worked for me. The quality of the work (building out a frame wall for a bath tub and wall surround) was excellent. The value was great as well. I will recommend Rafael and will use him again for any framing needs.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

    What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. When should you hire a contractor?

A few home remodeling projects can be done by an ambitious DIY-minded homeowner or local handyman, but many are best completed by a professional home renovation contractor. You should hire a contractor when you’re planning a large project that takes time, machinery or large tools, and several workers; a kitchen remodel, new bathroom or home addition will be most successful with a licensed, expert contractor at the helm. It’s particularly important to have a professional contractor on board for construction, electrical, plumbing and HVAC projects that require inspections to meet local building codes. Of course, you can hire a contractor for smaller projects, too, if you prefer to let an expert handle things like addition or removal of a wall, small framing projects, or anything that requires a permit.

You should hire a contractor when you’re ready to start a remodeling project and you have plans, a budget and a timeline for the work in hand, but before any remodeling work begins.

Hire skilled professionals for absolutely everything.
