Jamaal showed up on time, completed the job efficiently and left my kitchen clean! Very courteous and polite, especially for someone so young. My job sounded easy, but turned out to be difficult after he saw what had to be done. He was not deterred but the problems and stuck with the quote that he gave me, even though other contractors would have changed the price mid-job. I'm going to hire him again for a much bigger job in the near future when I build my new home!!

In November 2015 I hired Mr. Hood to perform roof repair to fix a leak. He responded promptly by phone and I explained where I believed the leak was coming from. He stated he could come by the following day to inspect and give an estimate. As promised he showed up on time and provided a fairly priced estimate and stated he could complete the repair the following day, which I agreed to. Long story short, he had to come back two additional times before the leak was finely repaired. Being a former construction contractor myself, I understand how difficult it is to “retro fit” an existing issue especially a roof leak. Mr. Hood promptly replied to each of my text messages letting him know that the leak was still happening after the next rain. He always replied promptly and scheduled to come out the following day to repair. On the third attempt he successfully repaired the leak which was thoroughly tested with the torrential December rain we had. ***The point I would like to make is that Mr. Hood was always very professional and on time and did what he said he would do and his repair quote was reasonable. I would recommend him to anyone who asked. D. Houston

Hired Bobby to do some remodeling to get our house in shape for selling. he had a lot of good ideas on changes, fixes, upgrades that would enhance the value. He provided a detailed estimate at a fair price and did an excellent job in performing all the work. he even went above and beyond and did some work not in the original estimate...and did not charge us! he always showed up when he said he would and worked long hours to complete the project when he said he would. I had planned to hire several different contractors for the project (remodeling, painting, landscaping, general clean-up) but Bobby was able to do the entire project saving us time in trying hire and manage several separate contractors. I would highly recommend Bobby & Christian Brother Remodeling for any remodeling project.

As an engineer we have a saying that goes "good, fast, cheap; pick two). We got pushed back a little further than originally anticipating but as I worked in construction and weather it was understandable. They were BY FAR the lowest price on architectural shingles and lower with this price than all but one or two who quoted 3-tab shingles. I didn't see any nails on the ground after the job and Ray told us we could load any trash besides paint and something else before the trash company picked up the container a couple days later. They pay per pound as that's the only way I've ever found plus haul and deliver and maybe number of days. Ray was easy to work with and I know we had some plywood sheets replaced. Cover your stuff in the attic as there was a mess up there which I should of anticipated as he said he replaced several sheets. There were nail penetrations in the attic roof (quite a few) which I could bend sideways with a hammer. I'm not stating that last part to complain but more so as a courtesy to the business for future clients. We feel we got much more than we paid for which is VERY rare when dealing with contractors. If you want super pretty attic ceailing it will cost you and the competitors who bid a lot more didn't guarantee it to us except one who did use a better pad but was also a grand and a half less than TWICE what The Art of Home Improvement charged. I would recommend to my family members and friends in a second (unless they want a metal roof which I don't know if they do or not.)

Jose' and Ali are finishing up several projects at my house. The big one was a renovation to my patio where I wanted to remove 2 of the support pillars, add a LVL beam and change the existing beams to stacked stone. It was a big project, but the job they did is outstanding and they did it in record time. They also replaced 2 doors that were rotting out. I've been looking for a contractor like this since I moved into my current house. They have earned a customer for life. Their prices are very reasonable, they work very hard to make sure it's right, and they do fantastic work. They'll be back for the other future projects I can dream up, not to mention the repairs that any house needs from time to time.

Rafael and his team did an outstanding interior painting job at my condo. I needed to repaint my one bedroom condo walls and ceiling. This was my first time using Thumbtack to hire contractors so I was little skeptical in the beginning. I met up with several contractors for an estimate but the quote and schedule did not work. Rafael was willing to work with quick turnaround schedule for a reasonable price. Throughout the whole process, he was honest and very responsive. My condo has a strict HOA restrictions for contractors but Rafael still came through and brought in his team to paint my place! His team arrived at at a scheduled time and Rafael updated me to let me know second coat was needed. We've already discussed second coat price so it was not a surprise. I went home after work and my place looked amazing! Even the corners of the wall looked neatly painted and the color was just as I expected. They also unmounted my TV, took down the curtains and unscrew nails before they painted the walls at no additional cost. Of course, the TV was mounted back on the wall just like before after the paint. Overall, I'm satisfied with the paint job and most importantly the reliability. Buying a house and moving can be very stressful but Rafael made the painting portion of my place so easy. No miscommunication, no surprise fees and prompt response throughout the whole process!!! THANK YOU! I'm referring him to my friends and will come back for another business in the future. See you again!

    Why should you hire a contractor?

    Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

    What do construction project managers do?

    Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

    The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

    What is a general contractor?

    When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

    When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

    How do I find out if a contractor is licensed?

    It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront.     How do you choose a commercial general contractor?

    A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

    Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.
