Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Does a deck increase home value?

A back deck may (or may not) increase your home’s value or attract potential buyers if you’re looking to sell. According to the Remodeling Impact Report: Outdoor Features, a new wood deck with an estimated construction cost of $10,000 recovered $8,000 for the overall recovery of 80%. Still, 9% of realtors suggested that home sellers should add a new wood deck before putting their home on the market, and 4% said this project has helped closed deals.

The impact of adding a new deck will likely depend on its material (wood, composite, etc.) and where you live. For example, if you live in an area where people rarely spend time outside because of the weather, it’s reasonable to predict that prospective home buyers might not rate a deck highly on their list of must-haves when looking for a new home.

When in doubt, consult with your realtor or a real estate expert to figure out if adding a new deck to your home is the right move to increase your home’s value. If it is, contact the best deck contractors near you to get free estimates and start planning your project.

What’s the best way to set up a consultation or an appointment with a general contractor during the COVID-19 pandemic?

To set up a consultation or appointment with a general contractor during the COVID-19 pandemic, start by performing an online search for local professionals near you.

Message the contractor, and see if they are willing to set up a video consultation call instead of an in-person site visit. With video chat, the contractor may be able to assess the scale of the project, give you better information on what needs to be done and perhaps provide an estimate. Be sure to discuss virtual payments, as well as general strategies for staying safe.

What should I ask a deck contractor?

One of the first questions you should ask is whether the contractor has the proper license or insurance. To be a licensed contractor in many states, they must have the experience and knowledge to pass the requirements from your state’s licensing board.

You should also inquire if they have done work related to your specific project. Just because they’re a contractor, that doesn’t mean they’ve built a deck or an addition like yours. Ask for photographs of decks they've built in the past, and go online to read reviews from past clients.

You also need to ask for a free estimate from several contractors so you know how much the project will cost you and so you can pay the best price.

How much does it cost to build a deck?

The cost of building a new deck or porch is $1,500. However, this price can vary depending on a few different factors. The square footage of the space, the type of materials to be used, the intricacy of the project and your specific region can cause the price to fluctuate. How can I find out if a general contractor is considered an essential COVID-19 service provider?

To find out whether a general contractor is considered essential in your area during the current coronavirus pandemic, visit your city or state’s government website, which will have information on essential services.

Find information on national recommendations by visiting CISA’s Identifying Critical Infrastructure During COVID-19 webpage. However, not all jurisdictions follow CISA’s definitions of critical infrastructure.

Is it hard to build a deck yourself?

If you don’t have the skills, experience and qualifications, building a deck may be difficult for you to do on your own.

Structural integrity is key when constructing anything, but especially something you plan to have your family and friends use regularly. The safety of the structure takes careful planning and experience.

Professional contractors have the knowledge to make a safe, beautiful deck for you. They also know the proper permits and insurance required to legally build a new deck or remodel a porch in your city.

When in doubt, contact the best deck contractors near you and start getting free estimates today.

Can I use digital payments to pay for general contractor services?

Currently, many general contractors are using common digital payment services like PayPal, Venmo, Square Cash, Zelle, Google Pay and more. And more will likely adopt these and similar platforms as coronavirus continues to force companies to take on digital capabilities.

Contact general contractors beforehand to discuss whether they accept digital payments, and take all necessary measures to meet social distancing recommendations. You can also compare general contractors side-by-side online to see which ones accept digital payments.

Do general contractors offer remote or virtual services?

General contractors perform manual work and typically need to be present to complete their projects. However, if you come across a profile that states the contractor is offering remote services, ask what those services include. You can also ask if they can perform a consultation via video call and if they can do the job while following guidelines from the CDC and local agencies.

I reached out to Dave to receive a quote for a new front porch. After viewing the project, he got back to me right away. The quote was very reasonable so I decided to hire him to build the porch. Dave and his wife were on time and came with all of the necessary materials and tools. He tore the original porch down and rebuilt the new one one within 8 hours. The porch looks great! Dave did an excellent job and was very professional. I would definitely recommend him to anyone looking to have a porch built at a good value.

After having Brad gives me quotes for replacing my rotting front porch, I made the decision to go with composite decking and I cannot say how happy I am with that decision. The porch looks wonderful and Brad was extremely responsive to my questions, came when he said he was coming and did a wonderful job. Alot of attention to detail and I now have a porch that I feel was custom built. He also replaced cellar doors I badly needed replaced and did a wonderful job of shoring up the sides as well. I have had a lot of compliments on the work and would certainly recommend Brad to anyone looking for a porch or deck build. Wonderful job!!

The team was great. They came out and provided an estimate one weekend and were able to fit our work in the very next weekend. Porch looks a million times better!

I hired Labyrinth to build a two-story porch for a rental property. Peter and his team did an incredible job. The porch was built for a reasonable price, on schedule, and with minimal disruptions. They handled all steps in the process as promised (i.e.; architectural drawings, building permits, demolition, clean-up, etc...). I travel for a living and needed a company I could trust to work without my presence. Peter was very accommodating when it came to my situation and was very responsive; providing updates via email. I highly recommend them.

They did a great job repairing our front porch steps. They preserved the parts worth saving and replaced the others to deliver a nearly new set of steps in a cost-efficient way. They were responsive and reliable, and delivered on every request. Highly recommend them!

Perdomo was very responsive and very punctual every time! We came to an agreement on my porch project within my budget which was very fair, but during the remodel there were a couple of mishaps but he and his crew corrected them and they came through and did good job. Thank you!

I highly recommend Karol. We needed to replace the stairs in an enclosed porch for a rental property unexpectedly. We are not located near the home, but Karol was incredibly responsive and helpful in managing the process. He worked with our budget, was able to start working immediately, arrived on time, finished on time and communicated throughout the process.

Poor Communication. Unprofessional. Came out to assess my porch and provide estimate. Told me he would email me an estimate. Never received estimate and he failed to respond to my messages when I inquired about the estimate. Waste of my time and held me up from getting other estimates.

Hiring contractors can be tough, especially without personal recommendations. I did my due diligence and am so pleased we picked David for our porch remodel. He did an awesome job (see picture). The job itself involved teardown of old deck, installation of Trex decking, Royal Vinyl Trim and Pressure-Treated Wood for the railings (we wanted long-lasting underfoot materials but to keep the price down overall). The trim material was completely his suggestion and it turned out really nice and was much cheaper than Trex. David's response to the Q&A on this website describe him and his partner down to a tee. We got three bids in all, including from the well-marketed porch companies in the City (with an office, sales rep etc etc.). They were both really polished when they turned up and I'm sure they would have done a good job but their bid was significantly more than David's. David is more old school. He knows he does a good job at a reasonable price so doesn't need a smooth marketing machine behind him. During the bid process, I particularly liked that he recommended a 7 inch rise on the front steps as per city standards (he immediately noticed that our old steps were much higher than this - something we had found a struggle). He also explored the possibility of restoring our old steps (rather than ripping them down) but noted that the wood underneath was all completely rotten due to poor ventilation. He was the only bidder that looked at our existing porch in this much detail and that helped to build trust early on. David took his time to get every detail right and it shows. Perhaps the best endorsement is that a number of our neighbors have complimented our new porch. Two were even so impressed they asked for David's number so we might be seeing him again on the block soon!

Try not to degrade and yell at people who are trying to hire you and confuse them with someone else and then apologize. I got a series of really terrible texts from David that baffled me. He said he gave me a bid and he had never given me one, said I had a lawsuit against me (I don't) said I hadn't repaired my porch in 5 years- Ive only owned the house 2. I called him and he ranted at me. Then a few hours later told me he confused me with someone else. I had been very ill and in the hospital and felt completely scared by this reaction. Not cool at all. Too bad too cause I wanted to hire him.

We found Tyler to be unprofessional, unreliable and incompetent. Tyler signed up for a job (a stair and front porch landing replacement) that he was clearly incapable of from the get-go, despite bidding. Even though the project got larger over time as we were told the whole thing had to come down, he was happy to tear down but unable to actually do the build, so we lived without a front access point for months. He even offered to pay for another company to take over as he admitted he was in over his head - then he retracted. He took our money and never completed. He also left a hefty amount of wood scraps and garbage on our property. Buyer beware. He will ask for money ongoing without any receipts or documentation.
