David & his team at JDM did a phenomenal job remodeling our bathroom on a budget. They gutted the original builders bathroom where there had been a leak in the shower behind the tile. They installed all new fixtures, including new vanity, new exhaust fan, new toilet, new sink/top, new vanity light, primed and color change the walls and ceiling. The tile work is FaNtAsTiC with custom niche in the shower. Their design suggestions regarding the tile, tile trim, and appointments helped us receive a much nicer bathroom than ANY of the other contractors we spoke to would have done for the budget... Thank you, thank you, thank you!!!

Fox Restoration did a great job of finishing up a remodeling project left half done by a shady contractor. Joe Arden was very communicative all through the process and responded to all my requests to our satisfaction. He explained the day by day schedule on our request and made sure his team stuck to it. They stayed as long as needed to get the job done when it was supposed to get done. His team was very professional and the Subs he used took pride in their work, specially Mysha's Flooring and Bustos Contracting. Joe made sure all work was done without flaws and even got his guys back to fix a hairline crack in a tile that even I did not notice. Highly recommend him for any restoration or remodeling project.

We hired McDonald Construction to tear out some old concrete and pour a new concrete walkway for our building. Mike was excellent to work with and was able to accommodate a tight timeline that we had to complete the work. Mike and his guys knocked out the project quickly and did an excellent job. The improvement made a big difference for our building. I would highly recommend Mike and his team and will definitely be contacting them down the road for other projects.

We had an absolutely stellar experience with Bruce and his team at Genesis Construction. It was our first renovation project we have taken on as homeowners, and we were comfortable immediately with Bruce's professionalism, punctuality, and positive, can-do attitude to be sure the jobs were done right and to our satisfaction. We have already recommended them to friends and will absolutely plan to use them again on future projects! The Genesis team is awesome! Thank you, Bruce et al, for the fantastic work - we love our new bathrooms! :)

The bathroom remodel project was put on hold until I could get my sagging floor issue resolved. Ed from Master Craft & Design contacted me to let me know he could take care of that for me too. The house was built on a crawl space and the beams and joists are per code but the joists were bowing in the middle. In just one day of work Ed installed two 2"x12" beams and 8 jack screw supports. He did an excellent job, was able to begin my project in just a couple of weeks, and was reasonably priced. I recommend his services and will hire him again for other projects. Scott L.

Alumni Builders was an amazing company to work with on our home renovation. Dan was very professional and upfront with all costs, both expected and unexpected. He was thorough with our contract and allowed us to make changes along the way. He was in communication with us during the entire renovation and would let us know what the upcoming work would be as well as the name of who would be performing the work. We have a six month old at home and Dan was as accommodating as possible with his schedule & needs and understanding of my concerns (paint fumes, etc.) The quality of work was excellent and our basement has been transformed! I would absolutely recommend and rehire Alumni Builders for any future projects we might have.

This was the easiest contractor I have ever had to work with. Brad demo'd my current deck and converted it to a one level deck. Brad's pricing was right in line with other quotes I received, he always showed up right on time, and the work was done exactly how I had envisioned it. He was even flexible enough to push back the original install date when I requested it at the last minute because I was going out of town. Do not bother trying someone else, this is the guy to hire. I strongly recommend him.

I wanted some renovations done and an acquaintance referred me to Brown Development Group. I called the proprietor Vincent who happily agreed to come out and give me an estimate. I explained to him what I would like to have done for my kitchen, living room and dining room and he did a fabulous job! He even offered a few suggestions that I didn’t think of that made it even better. He kept me informed every step of the way; giving daily reports and progress on the tasks at hand. Vincent and his team did a phenomenal job! Vincent really listened and exceeded all of my expectations! I had a deadline and the work was performed ahead of schedule. I am so happy with my new and improved living space!!! I would definitely recommend Brown Development Group if you’re looking for any of the following: Gut-rehab, remodeling, buildouts, painting, drywall, electrical, flooring, etc. just to name a few. You won’t be disappointed!!

The Jates construction team did an amazing job on this project. My wife and I needed to repair our laundry area / utility closet / hallway, which had been destroyed by a roof leak in our condo building (long story). We decided to try thumbtack, not knowing what to expect. Antonio from Jates responded immediately, and scheduled a visit the next day to provide a free estimate/quote. By the end of the day, we received a detailed Quote / job description, with a fair price. Estimated project time would be about 3-5 days. We signed up Jates, and immediately received an email. Jates was on site the very next day, completed the project in 3 days, always showed up on-time, and even gave us advice on paint colors and the doors (went with their paint suggestion - Dolphin Fin, a blueish/grey, by Behr at Home Depot, and love the look). They also helped us install a cat door for the utility room (where we are putting the litterbox)! Antonio provided updates throughout each day, and was very responsive. The entire team was very professional and friendly. Overall we are incredibly happy with the work Jates did. IMO, the most important things from any contractor are 1) transparency, 2) hard work, and 3) easy to contact. The Jates team gets an A+ on all three. We will definitely use them again, for other work in our unit (and also for condo projects) You guys rock!! P.S. I attached a before/after picture below, so people can see just how great they did!! We love the result!

Bob did a beautiful job on our basement remodel (installing new drop ceiling and recessed lighting, new flooring in laundry room, new doors, painting). He's skilled, reliable, flexible and a pleasure to work with. While doing our project, he also handled some smaller carpentry tasks in other areas of our house. Our stair banister was missing a spindle--an odd size. Over the weekend, he fabricated one that fit perfectly--a nice surprise.

We first talked to John Nevin in August 2014. He was the first responder to my inquiries, and proved himself to be professional and prepared from the start. We had a very large renovation to do on a 1951 home; though a job of this size will always reveal unexpected issues, John was there for us at every step with support, professionalism, and a phenomenal work ethic. We just received our keys last night, and we could not be more ecstatic with the quality of the end results as well as the ease of working with John and his team. We have already recommended him to everyone we know, and will continue to do so. NCH comes highly recommended!

I am sure there is a lot of companies that can do great work, for me that wasn’t enough, doing home renovation projects can be stressful, so I was looking for a company that not only does a great job but also made the process as easy and stress-free as possible, I called about 10 companies and Nick immediately stood out from the competition with he’s very responsive level of communication and attentiveness, he made me feel like i was he’s only customer, when ever I had a question or nead it something NICK was there. When I received the estimate for the project, Nick was the most competitive offer that along with experience and many raving reviews I decided to hire Nick, let me tell you NICK and his crew did a great job and finish in time, don’t bother looking for anybody else, I am sure NICK and his crew will exceed any level of expectation, Nick at Pro Point Constrction is the way to go.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Do I need a contractor for a kitchen remodel?

A kitchen remodel is one of the most important investments you can make in your home, and it’s critical to get the details right; that’s where a home renovation contractor comes in. A minor remodel usually includes new cabinet faces and hardware, replacement appliances, and paint, while an extensive job may enlarge the kitchen’s square footage, install new cabinets or an island, change the layout, and lay new tile or hardwood floors. Any renovation that includes filing permits, construction, or electrical or plumbing work is best completed by an experienced contractor who knows local codes.

How much will it cost to remodel my house?

The cost to remodel a home is highly variable — size and scope of the project, quality of materials, and the number of subcontractors required to complete the job all affect the total cost. The average national cost of a home renovation project is $13,500. The national average per-square-foot cost of a remodel ranges from $25 to $100. Nationally, kitchen and bathroom remodels are the most popular types of projects, in part because they typically have the highest return on investment when the home is sold. The national average cost of a major kitchen remodel ranges from $25,000 to $62,000, while the average bathroom remodel tends to cost $6,000 to $18,000. In addition to materials and labor costs, many remodeling project costs include permit fees, which, average $900 or more, depending on your location.
