Kari is amazing. I found her on Yelp when searching for a decorator to keep me from making expensive mistakes in executing a long desired condo remodel. I needed help with placement and purchase of furniture/wall art/fabrics/custom drapes. Kari has followed through with my purpose for hiring her and more. She will instantly and easily take a purchase/design idea in my luxury dreamy mind and suggest less expensive ways to achieve it. This is totally opposite of what we fear in hiring expensive interior decorators who end up leading you to spending more than you expected. Her very reasonable rates combined with her budget-conscious approach will result in a fabulous handsome home that is magazine worthy without breaking your hard-earned bank!! Also, she is impressively quick to respond and she follows through with everything. This being her second career after being an executive she is in touch with "the real world" and the budgets most of us have to live by.

When my husband and I decided to look for a bigger house and after we contracted with a real estate, I contacted InFocus Design for advice on colors and decor. Susan's knowledge of the area was invaluable in making our final decision on which house to purchase. She then helped me choose colors to replace all the white walls and suggested a painter and handyman to do the small fixes that needed doing. These tasks were completed efficiently before we moved in. After our furniture was in I realized I needed to replace some furniture (old couches) and add some other necessary pieces (dining rroom table and entertainment center). Susan took me shopping at several different stores and made suggestions how each piece could fit into my new decor. As a result thanks to Susan, I found just the style I was looking for. Even my husband was pleased with the new look for our new place. Susan was always available to answer any question I had and offer suggestions and solutions to any problems that occurred. I wouldn't hesitate to use Susan's services in the future or recommend her to friends, family and perfect strangers.

Carol did an excellent job staging our condo. Her option was affordable yet excellent quality -- I would never go to one of the ultra expensive home staging companies after using Carol's services. She worked around some unique features in our condo including an oddly shaped room and a covering a badly placed fuse box with some artwork, and somehow made both look great. Furniture was modern with a retro feel to it. She also brought to our attention a few things we wouldn't have known because we live out of state (no "for sale" sign in front of our building, for instance). Only minor downside was a slight miscommunication regarding logistical matters but I would definitely work with Carol again.

We hired Karlene for a "clean out" for our home the day before the final walk through! Not only was she very friendly, she was very accomodating with her schedule (had other workers in the house & she had to leave & come back) she did an excellent job & would highly recommend Karlene! Even the real estate agent commented on how clean the house was & requested Karlene's info!!

I hired Kate to help me set up my new apartment. I was overwhelmed and needed to stay within my budget. She was able to identify my style and organize the purchases that I needed to make. Kate was able to make a plan for me in multiple stages, so that my apartment could become a real home! She picked paint colors, furniture, and organized each room from start to finish. I would recomend using Arranging Order for any project. Kate is flexible and easy to work with. This process would not have been the same without her expertise!

I had a fantastic time working with Sabrina. She did a superb job redesigning and refreshing most rooms in my home, and she was a delight to be with! Sabrina has a terrific eye for color schemes, how to organize spaces large and small, and had really insightful ideas about room layout. She found new ways of placing the furniture I love and with a gentle yet convincing guidance, helped me choose perfect new furniture that goes perfectly with my eclectic taste. The end result is my home is more modern yet classy, warm and inviting. I'm so happy and proud and cannot wait to do more entertaining!

Honestly I never thought I needed a stager before. As a real estate broker I was pretty much able to get any house in shape with the help of my client. Last fall I encountered a house a little bit above what I was able to handle so I thought it was time to get the help of a professional. My clients had a small budget, but I convinced them to hire Lidia. Lidia came to the house and immediately began giving us some fresh ideas. Due to the limited budget she ended up using many of things my client already had. She did bring in a few extra touches from her collection. Who knew that new towels and art could do so much! I'm happy to report that the home sold quickly and with multiple offers. I will absolutely use Real Estate Solutions Star again!

Molly did an amazing job. She was professional and talented. She came out promptly for an estimate and staged my condo within 2 days. I was apprehensive on using a staging service but it really made an impact. The furniture, design and decor gave the unit modern, cozy, live in and warm look. I highly recommend Molly Marino home staging service. She is a great choice!

Kim has a great eye for design, color and style. Her inventory feels & looks high end. She goes the extra mile to assure the presentation is perfect - often coming back the next day with accessories/artwork. Kim works very hard to ensure a smooth process from start to finish. When you utilize her service, your property will sell for more $'s in a shorter time - that is a fact. Thanks Kim for all you do to make my business more successful. As I stood in the center of giant towers of moving boxes I realized I was going to need a real PRO. My fiance and I had just moved into a much smaller space and I had to figure out how to transform ONE ROOM into a living room, dining area, tool/work area for my fiance and design studio for me... I work from home. I called several places and Bre was the only one who returned my call in a timely manner... great sign! There were several winning things I enjoyed about working with Bre. She had a super positive attitude, was punctual, truly listened, followed with solutions, was ready to put some elbow grease into it. She had useful ideas and tested them to see if they would function. Bre understands space, light, ergonomics, aesthetics... and many more things that transform a great organizer into an AMAZING one. I recommend her to anyone who needs their space to work for them and not the other way around. Treat yourself to the gift that keeps on giving. She saved me a lot of time and frustration. Thank you Bre. You jump-started me into a space I enjoy walking into.

I work with Jodi at Abundant Color on almost all of my listing as a Real Estate Broker in the Dupage county. Most sellers don't realize that the way they live in the house may not be the best way to show the house for sale. Jodi understands how to stage a room to put it in the best light, and show off the room to grab the buyers eye. Jodi is a one stop shop for me, from th inside of the house to the outside landscaping, I can't tell you what an assest it is to know that I can concentrate on marketing a home and she will make my listings sell becuase staging is one aspect most Brokers don't realize is one of the most important parts of a home showing well! Thanks Jodi, look forward to this year being a productive as last! Bill Ashley, Broker Platinum Partners Realtors.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does it mean to stage a home?

Home staging is the real estate strategy of decorating your home to be as marketable as possible to your target demographic. Home staging is done by interior decorators and other design pros hired by the homeowner or realtor, prior to putting a house on the market. Think of it as setting the stage for potential buyers to fall more easily in love with their future homes — and to spend top dollar to get them. It’s likely to be worth the investment: The Real Estate Staging Association reports that staged homes spend 90 percent less time on the market than those that are not staged. Home stagers can also be hired even if you’re not going anywhere. Stagers can consult on new layouts for your current home, much like an interior decorator.

Home staging can take place while you still occupy the house you plan to sell, or when the home is vacant. For an occupied home, the home stager will clear out clutter, rearrange furniture, and bring in decor and furniture as needed to create the perfect environment. Usually an occupied home has far too much of the current owner’s personality stamped on it, which makes it hard for prospective buyers to envision themselves living there. A home stager should neutralize and beautify the space. In vacant homes, a home stager will bring in furniture and decor so that potential buyers don’t walk into an empty house, which can be equally hard to imagine living in as a cluttered, occupied home.

    What do interior designers do?

Interior designers do much more than pick complementary paint colors and choose matching furniture — although those tasks are important parts of the job. Unlike decorators, interior designers usually have an associate of science degree or certificate of achievement in interior design from an accredited program. They’re trained in drafting, lighting and computer aided design (CAD), and are experts in room-specific design and residential space planning. Interior designers use these skills to plan and design safe, highly functional and beautiful interior spaces, from kitchens and bathrooms to family rooms and bedrooms. They determine space requirements, work within building codes and inspection regulations, and meet accessibility standards. An interior designer’s day-to-day job includes creative and technical tasks, both of which often require great communication skills:

    • Creating model rooms and visuals using design software.
    • Researching different textiles, materials, finishes, lighting and furniture.
    • Hiring suppliers, vendors, and contractors.
    • Estimating costs and making bids on potential jobs.

How much does it cost to stage a home for sale?

Nationally, the price for home staging ranges between $750 and $1,500. The price varies based on how many rooms in the house need staging, whether furniture and decor are needed or the stager can work with the client’s belongings, whether the home is occupied or vacant, and the sale price of the home. Occupied homes typically cost less to stage as they are already furnished, and can require less time and resources than staging an empty house. The main tasks when staging an occupied home are rearranging and decluttering. Staging an empty house can be more expensive as furniture and decor need to be trucked in, requiring transportation, physical labor and potential rental fees. Here are some examples of average home staging costs:

    • 2-hour consultation: $200, includes DIY tips and guidance.
    • 1- to 2-hour consultation and design session: $250, including written report.
      • Additional design consulting: $65 per hour.
    • 8 hours of staging an occupied home: $800.
      • Hands-on staging involving moving furniture, hanging and moving art, and decluttering.
    • Starting price for staging a vacant home could be $2,200.
    • A home stager may charge 1 percent of the home’s selling price.

How do you find a good interior designer?

For many homeowners, the difference between a good interior designer and a bad one is simply a matter of taste — but all good designers have similar skill sets. Interior designers usually have a degree or certificate in interior design, with training in design principles and lighting, drafting, and computer aided design (CAD) software. Good interior designers have strong color balancing skills and understand how different colors influence spatial perception and moods. They know the building and electrical codes in the areas where they practice, and they make sure that any contractors they hire also work to those codes. They are knowledgeable about different upholstery fabrics and draperies, stay ahead of residential design trends, and maintain their own individual creativity. Also, good interior designers have excellent space designing skills, so they can arrange a space efficiently and with ideal traffic flow. Ultimately, hiring a good interior designer means pinpointing one whose signature style is complementary to your personal style — so checking out many designers’ portfolios is a must — and whose communication methods match yours.

How do you choose an interior designer?

Choosing an interior designer is all about finding one whose signature style fits well with your tastes and who can work within your budget. To choose the right professional for your interior design project, ask yourself these five questions:

    • What is your signature style? Good interior designers can both describe their personal aesthetic and demonstrate their signature style through their portfolios. Make sure it appeals to you.
    • How will you make sure the design fits my lifestyle? Good designers understand that the interior design must improve a homeowner’s experience in their home and fit into their lifestyle; for example, a white suede sofa is a poor choice for a family with large dogs and small children.
    • How much do you charge? Depending on the project, an interior designer may charge an hourly rate, a flat fee or a percentage of the project’s total cost.
    • How will you stick to my budget? An interior designer should have a plan for staying within your budget, which includes full transparency of costs and flexibility when choosing materials and furnishings.

Because an interior design project is highly collaborative and based on hard-to-define personal preferences, it’s most important to choose a designer who communicates clearly and listens closely to you.

Hire skilled professionals for absolutely everything.
