Rising Construction is the best, I had some serious issues during a rehab property and they saved me from being seriously over charged. As a woman, and not really knowing all the language it's not always easy to know what I really need. They saved me from purchasing a new HVAC unit, which saved me thousands, they also told me exactly what I needed to do my plumbing, I gave them the money they brought me back the receipts, and they did an amazing job, they were even were able to pull some permits I needed. They really did it all for me. I'm not made of money and they were patient with me , They worked with my budget, and did what I could afford and the tenants been there for months no complaints. So please support hard working Good People!

Andrew and his team did a great job on repainting a new property I had recently purchased. Quality was good and he did it in a very timely fashion (finished in about 4-5 days right after I contracted with him). Communication was fantastic and he has a great work ethic. Even worked on the weekend. Very polite, clear, and good overall service. I will be using him for some other jobs I have in the future.

We have a rather large yard by suburban standards and were looking to replace the old rickety wooden fence surrounding it. We had Castle come out to review the project and give us an estimate. From the first day of working with them to the last day when the fence was fully installed, it was a complete pleasure and a great experience culminating in a beautiful fence! They did what they said they were going to do when they said they were going to do it and for what they said it was going to cost with no hidden surprises. Patrick and his crew were hardworking, respectful of our property, and professional. They went above and beyond making sure that everything from the permits to the removal of the old fence and deck to the prepping of the yard and the installation of the new fence went as smoothly as possible. We couldn't be happier with their work and with our new fence. The craftsmanship is absolutely gorgeous! I would hire them again in a heartbeat!

In the 17 years I have owned my home, my garage siding has received many coats of paint to maintain and extend its life. Another coat of paint was not going to be enough this year. Instead, I decided it was finally time to have the garage re-sided. Grace, at Maya Roof Maintenance, was eager, willing and able to coordinate providing an estimate for the job without me having to be present/at home. Communication was all via email and telephone (when necessary). Jose, Maya’s owner, visited my property while I was at work, so that Grace was able to email me an estimate for the scope of the job discussed. The process never lost momentum; Grace never lost touch with me – even through her many visits to the Town Office to obtain the construction permit. A visit by an asbestos inspector and the Town’s inspector were all coordinated by Grace and accompanied by Jose. Finished jumping through bureaucratic hoops, it was full steam ahead. There was one added change to the scope of work – I decided I wanted to replace the existing, non-functional/conventional garage window and single entry wood door with a centralized sliding glass patio door – in an effort to bring more light into the garage space, since I use the garage for occasional entertaining and as a work space for creative projects. Not a problem! Grace sourced the sliding glass door, updated the estimate and I signed off. Jose and his trusted crew worked effectively without my presence and successfully completed the job taking only 3-days. I have a new garage – I mean my garage looks like new! The sliding glass doors are amazing! The garage is flooded with the natural light I wished for. Together, Jose and Grace remained adaptable, open-minded and businesslike. My garage has been transformed and the overall appearance of my corner property is an asset to the neighborhood.

He had good communication throughout the entire process to ensure work was completed in a timely manner and to my complete satisfaction. He can do a variety of work on homes, so I will for sure contact him in the future when/if I have any projects.

The Jates construction team did an amazing job on this project. My wife and I needed to repair our laundry area / utility closet / hallway, which had been destroyed by a roof leak in our condo building (long story). We decided to try thumbtack, not knowing what to expect. Antonio from Jates responded immediately, and scheduled a visit the next day to provide a free estimate/quote. By the end of the day, we received a detailed Quote / job description, with a fair price. Estimated project time would be about 3-5 days. We signed up Jates, and immediately received an email. Jates was on site the very next day, completed the project in 3 days, always showed up on-time, and even gave us advice on paint colors and the doors (went with their paint suggestion - Dolphin Fin, a blueish/grey, by Behr at Home Depot, and love the look). They also helped us install a cat door for the utility room (where we are putting the litterbox)! Antonio provided updates throughout each day, and was very responsive. The entire team was very professional and friendly. Overall we are incredibly happy with the work Jates did. IMO, the most important things from any contractor are 1) transparency, 2) hard work, and 3) easy to contact. The Jates team gets an A+ on all three. We will definitely use them again, for other work in our unit (and also for condo projects) You guys rock!! P.S. I attached a before/after picture below, so people can see just how great they did!! We love the result!

We worked with Isiah over the past year or so dealing with our hail damaged roof. At first our insurance co didnt want to cover the damages, Isiah fought for us and was able to prove we were entitled to this repair as well a getting us our new roof. What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
