Ms. Kimberly Carlson is nice and professional person, who is working on my properties. She is always trying to help me, whenever I need the help and give me the professional advice during buying the property and rent it, too. She did great jobs. It could be better in the future that Kim or D & R can provide more advice for the potential tenants and locates the new tenants quicker if possible.

I was recommended Letts Property Management from a longtime friend. Their staff is incredibly dedicated and responsive. Before I chose them to manage one of my properties, I must have asked them 100 questions. The staff remained polite, supportive and professional. Once I decided on them, I quickly realized how reliable they were. I have yet to be disappointed by their services and staff. They offer competitive prices and found that they are actually quite a bit cheaper than most other property management companies. If you’re looking to hire a property management company, I highly recommend Letts Property Management. They’re professional, affordable, and most importantly reliable. Using them has saved me a considerable amount of time, stress and even money. Thank you again for your amazing work. I’ll be recommending you to all my family and friends!

Andrew Stoll is an exceptional agent and I recommend him without reservation! He helped us sell an older home. He is a dedicated, energetic, creative, and professional person. His knowledge of the nuances of local real estate markets is impressive, as is his advice on how to market properties, negotiate on pricing, and come up with practical solutions to resolve home inspection issues. He was always professional, highly responsive to questions (even after regular business hours) and calm during the more stressful stages of negotiations. I would hire him again without hesitation for any future real estate transactions.

The guys did an excellent job cleaning out our rental house before we put it on the market. The fridge looked brand new and everything sparkled. I would recommend using them to get that final detail on your house.

PMI Windy City and Harry Pickrell have been great to work with on the management of my 2 bedroom condominium. The day-to-day management of my unit, along with being very responsive and easy to reach, have made my life so much easier! Before hiring PMI Windy City, I was dealing with the leasing and showing of my unit, tenant issues, collection of rent and accounting, in addition to maintenance calls. PMI Windy City and Harry were able to take over the management and address all the issues that arise in owning a rental condominium in a smooth, fair, and economical way. I love having them deal with the issues while I sit back and enjoy the ownership of real estate!

Brian and the crew at Property Management is a savior when it comes to managing our properties. Their quick response and problem solving attitude make is easy to be a "landlord" again. I was bogged down by the many "little" items that would frequently need attention; but Property Management Techniques are responsive to these requests which makes the tenant and me happy! Todd B.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

    • Marketing the rental property
    • Collecting rent
    • Handling repair problems
    • Responding to tenant complaints
    • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

    Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
