Susan is capable of staging a Chicago city townhouse to showcase the best features. She also identified and helped us complete all the little items that prepare a house for showing. We received compliments from our realtor, and we believe this staging will make a difference.

Hired Glam House Home Staging to stage our condo in the Lakeview area in Chicago. We were able to sell our place in 2 days and getting the place staged was key to attracting interested parties. Katy did a fantastic job showcasing the positives of the place. I appreciated that she left the staged furniture in the unit until closing in case the deal went side ways. Her pricing was reasonable and her movers were professional and prompt. If we have to stage a place again, I'd definitely enlist Katy's help.

When I first acquired my condo, I knew I had a lot of work in store for me. As a first-time homeowner, and moreover a bachelor with a unique vision for his condo, I struggled to come up with a plan for how I would execute the radical transformation I needed to make. In the beginning, my condo was more fitting of an old couple’s abode of respite. However, I sought to transform it into a modern bachelor pad with a home theater presiding over it. I did my research and recruited 1816zenden to help re-design my home because I liked their website and their philosophy behind designing a home. I first met Roopa from 1816zenden at my building. She came over, did the necessary measurements and I told her of the various constraints I had in terms of the design. I wanted to have a large projection screen, front and center in my living room with a projector mounted in the bedroom. She was extremely understanding of my needs and listened to me although I felt like a madman speaking about what I was planning on doing with my condo. Shortly thereafter, Roopa e-mailed me her designs for my place and I was extremely pleased with the layout. She offered to help with the execution of the design and given the allotted budget, we struck a deal that she would take care of the more important parts of the project and I would complete the rest when I get the opportunity. She was able to find great deals for many of the important aspects of the project, most notably for redoing the granite countertops in my kitchen and bathroom. I’ve been living in my condo for the past 6 months now, and I am extremely pleased with how it turned out. I’ve had friends over and they have all been extremely impressed with the place. I would highly recommend Roopa for designing the layout of a home and executing the necessary design choices. I found her prices to be reasonable and I have the highest opinion of her as a professional. -A.S.

Lidia recently staged my condo when I put it on the market. I had a large condo so she had a lot of work to do, and I had a strict budget due to moving expenses. Nonetheless, Lidia was a pleasure to work with. Staging my apartment proved to be easy under her guidance. I would absolutely recommend her!

We needed to stage our house very quickly to move to the West Coast. After we scheduled our consultation. We were sent a detailed list of things and how the project will be managed. Within 5 days our house was decluterred and staged. We needed to have our furniture moved right away so Sophia had all our things organized with movers and had new furniture staged in the house. Our realtor just had to bring a photographer to get our house listed. Everything was done quickly and efficiently. We felt at ease with this stressful move and ended selling our house in 9 days! Thanks to Space mkr’s team Amazon style our house looked like a magazine home! We moved 2 weeks ago in our new house! We liked the design Sophia did at our old home so Much, she will be designing and planning the layout Of our new home. Our family had a positive experience and loved working with a fun and creative team! Thank you again!

I have a new house that desperately needs more than white walls. I do not want it to look like clown town. Deb had been great at getting my ideas more in line with a cohesive and contemporary look. Deb has a keen eye for style. She has also done a great job blending my sense of design and my husband's lack of design. I cannot wait to get together again on my next design attack for the house I will need to freshen up and take it out of the '90's to sell it for the right price.

Liz was exceptional! I needed someone to stage my empty home. Not only did she help me select just enough furniture to make it look nice but keep my rental cost down, she provided the accessories. Liz also advised me on new window treatments for the house and paint colors for the bedrooms to broaden the homes appeal. I believe our house sold faster because of the care Liz took with our home. Thank You for ALL your hard word. Before and After photos...tell it all...

Another Level Design has done many exquisite decorating jobs for me in several of my homes for the past 9 years! Jenita is a timely, hardworking professional that pays attention to every detail! Her ideas are so fresh, and innovative. A lot of her design ideas I would never have thought of on my own, but she patiently walks me through every detail until we agree on the perfect design! I also really love her inside/outside Holiday Decorating services! She really makes my home the talk of the neighborhood from Autumn Decor to Thanksgiving Decor to Christmas Decor, with a fresh design every year! Because she has done so many outstanding jobs for me in the past, I now trust her professional ability to the point where I give her more control of projects, and I now often give her permission to just "wow" me!!!! I must say, she always delivers!!! It is a good feeling to have one less thing to worry about, and to come home every day to the peaceful, stylish oasis that she has created for us in many rooms of our home! It is also a great feeling when people walk into our home and compliment our decor over and over again! Her prices are also a steal considering the level of time and perfection that she puts into every job! She will stay until the job is done, and meets my approval. Another Level Design will be my designer for life!!! Give them a try, you won't regret it! :-)

I've been a Realtor for 38 yrs. I call House Ready in whenever I'm listing a home. Colleen Waterhouse visits the home with me & gives advice to the Homeowner. As Colleen says, In Staging, one is trying to accentuate the space & architecture. Colleen comes back & we stage the home. Anything brought to stage the home that Seller doesn't want is returned. Staged homes sell faster & for more money than homes that are not staged. House Ready's Colleen Waterhouse is a 10+++ Sharon Kessel w/ Coldwell Banker - You're Special w/ Kessel :-)

      Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does it mean to stage a home?

Home staging is the real estate strategy of decorating your home to be as marketable as possible to your target demographic. Home staging is done by interior decorators and other design pros hired by the homeowner or realtor, prior to putting a house on the market. Think of it as setting the stage for potential buyers to fall more easily in love with their future homes — and to spend top dollar to get them. It’s likely to be worth the investment: The Real Estate Staging Association reports that staged homes spend 90 percent less time on the market than those that are not staged. Home stagers can also be hired even if you’re not going anywhere. Stagers can consult on new layouts for your current home, much like an interior decorator.

Home staging can take place while you still occupy the house you plan to sell, or when the home is vacant. For an occupied home, the home stager will clear out clutter, rearrange furniture, and bring in decor and furniture as needed to create the perfect environment. Usually an occupied home has far too much of the current owner’s personality stamped on it, which makes it hard for prospective buyers to envision themselves living there. A home stager should neutralize and beautify the space. In vacant homes, a home stager will bring in furniture and decor so that potential buyers don’t walk into an empty house, which can be equally hard to imagine living in as a cluttered, occupied home.

How much does it cost to stage a home for sale?

Nationally, the price for home staging ranges between $750 and $1,500. The price varies based on how many rooms in the house need staging, whether furniture and decor are needed or the stager can work with the client’s belongings, whether the home is occupied or vacant, and the sale price of the home. Occupied homes typically cost less to stage as they are already furnished, and can require less time and resources than staging an empty house. The main tasks when staging an occupied home are rearranging and decluttering. Staging an empty house can be more expensive as furniture and decor need to be trucked in, requiring transportation, physical labor and potential rental fees. Here are some examples of average home staging costs:

      • 2-hour consultation: $200, includes DIY tips and guidance.
      • 1- to 2-hour consultation and design session: $250, including written report.
        • Additional design consulting: $65 per hour.
      • 8 hours of staging an occupied home: $800.
        • Hands-on staging involving moving furniture, hanging and moving art, and decluttering.
      • Starting price for staging a vacant home could be $2,200.
      • A home stager may charge 1 percent of the home’s selling price.
