I had some previous experiences with bad property managers, landlords and so on. I wanted to write this review to let people know that "Letts" is nothing like my any of my past property management. They treat you with respect, they make your issues feel important, plus they are very prompt on responsibilities. Highly recommended.

Andrew Stoll is an exceptional agent and I recommend him without reservation! He helped us sell an older home. He is a dedicated, energetic, creative, and professional person. His knowledge of the nuances of local real estate markets is impressive, as is his advice on how to market properties, negotiate on pricing, and come up with practical solutions to resolve home inspection issues. He was always professional, highly responsive to questions (even after regular business hours) and calm during the more stressful stages of negotiations. I would hire him again without hesitation for any future real estate transactions.

I have been associated with Abha Dey (iCalyx) since 2009 for following and would highly recommend her: 1. Purchase of Townhome 2. Rental Property Management My experience working with Abha has been superb. She is true professional who works in the best interests of her clients. Timely responses to emails, immediate followup when needed is her core strength. She was always willing to show as many properties as I wanted - never frustrated if I wanted to see one more! During the final negotiations, she was awesome in ensuring the outcome was to my satisfaction - always asking me for my opinion at every step and never pushing for a quick deal. Abha & Abhijit have provided excellent property management services over the years. All documents are centrally stored on the internet and easily accessible. Any service calls are arranged immediately. This has ensured good upkeep of my property.

I didn’t realize how much I was overpaying for repairs and maintenance with my last property manager. Kevin shops around and saves me money. He also does a great job letting me know what my property looks like. I got over 70 pictures from his last inspection.

After living in a sfr for more than 30years, I was forced to rent immediately after my divorce & the transition was very taxing on me both mentally & emotionally. The original management company of my apartment complex was extremely unprofessional group of folks to work with, we couldn't get a response after 5pm, they rarely answered the phone during business hours, & It always took more than a weeks time to get anything repaired. Once Empire Property Management f took over it was like the Sun had finally come out, not only were they extremely professional when handling our calls, THEY WERE THERE WHEN WE CALLED & THEY ANSWERED, they never hesitated to get things repaired in a timely fashion. I thank Empire for making my stay in my apartment a peaceful pleasant time.

Brian and the crew at Property Management is a savior when it comes to managing our properties. Their quick response and problem solving attitude make is easy to be a "landlord" again. I was bogged down by the many "little" items that would frequently need attention; but Property Management Techniques are responsive to these requests which makes the tenant and me happy! Todd B.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

    • Marketing the rental property
    • Collecting rent
    • Handling repair problems
    • Responding to tenant complaints
    • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

    Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.

Hire skilled professionals for absolutely everything.
